PROCEDURE AND CHECKLIST FOR PROPOSED SITE PLAN Submit two copies of the proposed Permit Plat to the Village of Campton Hills. These shall be in hard copy format at a legible scale. Provide contact information including Name, Company, Address, Phone and Email address. The Village fee for a Plat/ Plan review shall include two reviews. The Village reserves the right to charge the applicant for any subsequent reviews that include missing or deficient items. 1. The following general information shall be included on the Plan A. Lot Number and Subdivision B. Legal Description of the Lot C. Identify Campton Township and Kane County D. Signature and Seal of a Registered Professional Engineer or Licensed Surveyor 2. The following Existing Items must included on the Plan (Please refer to the attached sample plan) A. Existing/ Proposed Adjacent Top of Foundation Elevation and Existing Features B. Existing Contours at 1 elevations (Dashed or Light Line Weight) Extending on the adjacent lots to indicate drainage patterns C. Existing Lot Characteristics Geometrics including Distance and Bearing Setbacks and Easements Benchmark D. Existing Utility Information Water and Sewer Service Stubs, Storm Sewer Structures, Sanitary Sewer Structures, Valve Vaults, Hydrants, and Utility Pedestals E. Required Inspections Site Plan Requirements: Contact the Village of Campton Hills 630-584-5700 1) The spot survey / foundation location must be approved by the Village prior to framing. 2) The final survey / grading plan must be approved by the Village prior to issuing a Certificate of Occupancy. FOOTING FORMS; When the forms are set and before the concrete is poured. 2. FOUNDATION FORMS; When the forms are set and before the concrete is poured. 3. BACKFILL; When the concrete is poured, waterproofed, drain tile is in place and covered with gravel but before the foundation is backfilled. 4. PLUMBING UNDERGROUND; When piping is located between the floors or underground but before the covering is in place. Flushing of the underground shall be witnessed. 5. FRAMING OR STRUCTURAL; Before any drywall, plaster or interior finish is applied. Rough-in of the electrical, plumbing, ductwork must be in place before the inspection. An inspection per floor is required. 8. HVAC ROUGH ; When piping and ductwork is installed. 9. BUILDING AND ZONING SETBACKS AND REGULATIONS A. NEW SINGLE FAMILY RESIDENCES SETBACKS 1. Distance required from any road right-of-way is thirty-five (35) feet unless stipulated greater on zoning map or recorded plat. Some exceptions may exist in older neighborhoods. 2. Distance required from side and back lot lines is ten (10) feet and three (3) feet from any easement. Lots on record of fifty (50) feet or less in width; the distance required from side lot lines is five (5) feet. 3. Distance from a house to well is ten (10) feet from any perimeter drain (footing tile) B. ADDITIONS TO SINGLE FAMILY RESIDENCES 1. Lot line setbacks apply as stated above. 2. Distance from septic field or well ten (10) feet. Distance from septic tank five (5) feet. C. DECKS 1. Decks and Patios not over three (3) feet above grade and not roofed over may encroach into a setback area, but must stay three (3) feet from any easement. D. INGROUND POOLS/ABOVE GROUND POOLS 1. Lot line setbacks apply as stated in A, B, & C above. 2. Distance from septic tank, field and well twenty-five (25) feet (Inground Pool) and ten (10) feet (Above Ground Pool). 3. Every person owning land on which there is situated a swimming pool shall erect and maintain adequate enclosure surrounding the property or pool area. Such enclosure must not be less than four (4) feet high with latching gate. 4. IF ABOVE GROUND POOL sides are four (4) feet high and NOT dug into the ground - a fence is not required; however, stairs need to be pulled up when not in use. E. ACCESSORY BUILDINGS (DETACHED GARAGES/SHEDS/ BARNS) 1. ZONING RESTRICTIONS 1. No more than two (2) detached buildings accessory to a residence are permitted. 2. On lots of two (2) acres or less in size, the detached accessory buildings or structures shall not exceed a combined total of nine hundred (900) square feet in total floor area under roof. 3. On lots greater than two (2) acres in size, but less than five (5) acres in size, the detached

buildings or structures shall not exceed a combined total of one thousand eight hundred (1,800) square feet in total floor area under roof. 4. On lots of five (5) acres or lager in size, the detached accessory buildings or structures shall not exceed a combined total of two thousand eight hundred, eighty (2,880) square feet in total floor area under roof. 5. No accessory or incidental building or structure may be constructed on any lot prior to the time of construction of the principal building to which it is accessory. 2. SETBACKS 1. Distance required from any road right-of-way is thirty-five (35) feet unless stipulated greater on zoning map or recorded plat. 2. Side and Back Lot Lines a. Distance required from side and back lot line is ten (10) feet or three (3) feet from any easement which ever is greater b. Lots of fifty (50) feet or less in width requires a distance from side lot lines of five (5) feet and three (3) feet from any easement. 3. Agricultural animals must be housed and yarded no closer than one hundred (100) feet from any residence other than that of the owner or user of the property. 4. Distance from any accessory structure to a well is ten (10) feet from any perimeter drain (footing tile). F. FENCES 1. All fences require a building permit 2. A fence can be placed up to the lot line with the front side facing either direction. Six (6) foot height limit. Fences placed in drainage or other recorded easements shall not block or alter drainage and are governed by the recorded restrictive language of the easement. See fence and wall ordinance number O-09-31. Zoning Ordinance: Sec. 7.5-3 1. Within one hundred feet (100) of the center line of any intersecting road, street, railroad at grade, no fence or hedge which cannot be viewed through or over from a three foot (3 ) height above the traveled roadway shall be constructed, planted, or allowed to grow nearer to the road or street center line than the dimensions set in forth in Sec. 7.5-2. 2. No fence equipped with or having barbed wire, spikes or any similar device, or any electrically charged fence, sufficient to cause shock, shall be erected, placed or maintained on or within any lot used for residential purposes

RESIDENTIAL PLAN REQUIREMENTS 1. Two (2) sets of the building plans, drawn at 1/4" to 1-0' scale. (Freehand drawings will not be accepted) 2. At each level show all dimensions, label each room and label areas new or existing. Show the following: 1. Foundation plan with footing details (minimum footing depth is 42 ). 2. Floor plan, showing all doors, windows, electrical devices etc. and other features. 3. Roof plan, showing all structural components. 4. Front elevation of the proposed structure. 5. Side elevations of the proposed structure. 6. Typical wall section from footing thru roof, showing and labeling all the building components. 7. Show the size of all framing lumber at the locations used or general note. 8. Show the size, type and number of members of headers, beams at the locations used or general note. 9. Completed material specification sheet. 10. Provide two (2) sets of each "truss design drawing" and truss layouts, if used. 11. Show the structure that you are attaching the addition to and how the attachment is made. 12. For second story additions provide a floor plan of the existing structure below showing all items listed above. If the existing structural items cannot be confirmed and this information supplied on the plan sets, an Illinois structural engineer must confirm the structural integrity of the structure. This will require sealed plan sets and conformation letter. PORCH ADDITIONS ON PIER FOUNDATION SYSTEMS 1. Area must be completely open. 2. No windows allowed, other than those that have screens from the floor to the ceiling. No doors, other than those that are completely screened.

The Illinois Energy Conservation Code for Commercial Buildings became effective April 8, 2006. On October 9, 2007 the Law was revised to mandate the latest published edition, excluding supplements, of the International Energy Conservation Code. As of August 18, 2009 the Illinois Energy Conservation Code for Commercial Buildings is the 2009 International Energy Conservation Code. On August 28, 2009, Public Act 096-0778 requiring an energy code for residential buildings was signed into law. It became effective on January 29th, 2010, officially establishing the 2009 International Energy Conservation Code as the energy code for residential buildings in Illinois. NOTICE TO HOMEOWNERS & BUILDERS SUBJECT: Kane County Stormwater Management Ordinance When is a Stormwater Permit required? In addition to your building permit, you may be required to obtain a Stormwater Permit from the Village of Campton Hills under the new Kane County Stormwater Management Ordinance which became effective January 1, 2002. For the typical single family residential project, including new construction, additions, fences, etc., a Stormwater Permit will only be required if any portion of your property falls within the floodplain. For multi-family and commercial projects, a Stormwater Permit will be required if there is either floodplain, or the disturbed area exceeds 5,000 square feet. For other projects that do not require a building permit from the Development Department, but exceed 5,000 square feet of disturbance or movement of more than 250 cubic yards of soil, a Stormwater Permit will be required. Be aware that even if a Stormwater Permit is not required, the Soil Erosion & Sediment Control section of the Ordinance must be followed and will be enforced. The entire Stormwater Management Ordinance is located on the Kane County website at www.co.kane.il.us Copies of the Ordinance and Technical Manual are available for purchase from the Kane County Department of Environmental Management. The office will continue to have office hours on Tuesday mornings from 9:00 am to 12:00 pm. Well and septic permits as well as other forms may be submitted in person at our Elgin office from 9:00 am to 12:00 pm on Tuesdays. To drop off paperwork during all other hours please use the mail slot in the door. You must bring all required forms with you as extra forms will not be available. Required forms are available on our website at www.kanehealth.com. Well and septic plans will still be accepted at the health department office in Aurora and may also be dropped off at the Kane County Building Department. It is very important that all paperwork is complete to avoid processing delays. Continue to call our Aurora office to schedule well and septic inspections. The office number is 630-444-3040. Also, please continue to submit all mailed permit applications, As-Built plans, well construction reports and water samples to the new Elgin office location to avoid processing delays. I have enclosed a quick reference sheet highlighting the changes. During this transition it is likely that approval time for well and septic applications and final approvals will be increased, so please allow a minimum of ten business days for permit approvals and five days for the final approval of well construction reports/water samples. You will also find the 2011 Environmental Fees enclosed. All fees are effective January 1, 2011. Please note that all fees are non-refundable.
