REVISED: September 1, 2008 Glen Briar Condominium Association Additions and Alterations Guidelines and Application A completed application must be sent to Glen Briar s management company for review/approval by the Board of Directors for all exterior modifications to homes or lots. These modifications include: addition of patios and decks; alterations to the exterior of the units; installation of windows, doors, dryer vents, furnace vents, roof vents, satellite dishes, flagstones and timbers; planting or removal of shrubs and trees; and any other alterations specified in the By-Laws. Please see attached guidelines for the following additions and alterations: Satellite Dishes Windows Doors (entry doors and storm doors) If you have questions about other additions and alterations, please contact Glen Briar s management Company, IKO Real Estate (see contact information on page 2). Applications are usually reviewed at Glen Briar Board meetings on the 4 th Monday of alternate months (January, March, May, etc.) and should be received by IKO prior to the meeting. Timesensitive applications can be reviewed by the Board between scheduled meetings. Incomplete applications cannot be reviewed and will be returned. Review period begins on the date that a complete application and supporting documents are received. The Board cannot approve materials or uses prohibited by the Declaration of Covenants, Conditions, Restrictions and Easements. 1. Date 2. Please note the following: 1) Construction must commence within six (6) months and be completed within one (1) year from the date of this approval. 2) All construction work MUST be done by a licensed, bonded contractor. 3) Any damage to nearby common or private areas must be corrected within fifteen (15) days of completion of construction. 4) The homeowner is responsible for obtaining any applicable Montgomery County Building Permits. 5) The homeowner is responsible for contacting "Miss Utility at 1-800-257-7777 at least 48 hours prior to any digging. 6) Any changes in drainage due to construction are the applicant's responsibility. 7) All front and rear yard lot lines must be strictly adhered to. 8) If disapproved, this application can be appealed to the Glen Briar Board of Directors and the Montgomery County Office of Common Ownership Applicant Authentication The applicant listed on page 1 of this application acknowledges that: he/she is the owner of the specified unit; he/she has reviewed and understands these Guidelines and Application. the information he/she has provided on this Application is correct. Glen Briar Condominium Association Guidelines for Installation of Satellite Dishes This document is a summary of the Federal Communications Commissions (FCC) guidelines on the installation of satellite dishes. This information is provided for information purposes; it does not constitute a legal document or a commitment. The FCC guidelines are available at http://www.fcc.gov/mb/facts/otard.html. The document is called Over-the-Air Reception Devices Rule Preemption of Restrictions on Placement of Direct Broadcast Satellite, Multichannel Multipoint Distribution Service, and Television Broadcast Antennas. Owners must submit an Architectural Change Request Form for all exterior modifications, including installation of satellite dishes. The FCC rule applies to satellite dishes that are one meter (39.37 inches) or less in diameter Satellite dishes may not be installed on or attached to the chimney, roof, or the exterior of any Glen Briar building. Satellite dishes may not be installed on a walkway. An acceptable location for a satellite dish at Glen Briar is directly in front of or behind one s unit or at the side of an end unit on the ground, close to the building, and preferably shielded by a bush. In the event that the above satellite dish location precludes reception of an acceptable quality signal, the property owner shall have the antenna installer so certify and request an alternative location where the satellite dish would be the least obtrusive to aesthetic considerations and still receive an acceptable quality signal. The FCC rule does not grant permission to drill a hole on the exterior of a Glen Briar building for a satellite dish cable or attach a cable to the exterior of a building. Glen Briar Condominium Association Standards for Replacement of Windows Owners must submit an Architectural Change Request Form for all exterior modifications, including replacement of windows. 1) All window replacements on individual Glen Briar units are at the owner s expense. 2) Owners may want to contact the local utilities to determine whether energy credits are available for replacement of windows. 3) Windows must be white vinyl casement. 4) The size, shape and configuration of each window must match original Glen Briar windows; the mutin or grill bars must match original Glen Briar windows. 5) Exterior of windows must be capped with white aluminum. 6) All of the unit s windows must be replaced. 7) Contractor must complete work in a timely and neat manner, and haul all old windows off site. 8) Provide a picture or drawing and/or model number of the new windows. Glen Briar Condominium Association Standards for Replacement of Front and Back Entry Doors and Front and Back Storm Doors All Door Replacements All door replacements on individual Glen Briar units are at the owner s expense. Owners must submit an Architectural Change Request Form for all exterior modifications, including replacement of front and back entry doors and storm doors. Owners may want to contact the local utilities to determine whether energy credits are available for replacement of doors. Front Entry Door Replacement door must be Therma-Tru brand fiberglass door (3086 S296), or equivalent brand of fiberglass door. Replacement door must match the current configuration of 2 clear glass windows (lites) at the top and four vertical panels below. Replacement door must include mail slot in the same location. Style and finish of knobs or handles and locks are at the owners discretion. Peep holes and door knockers are optional at the owner s discretion. Exterior of door must be painted to match the current color. (IKO Management can provide paint color and type.) Rear Entry Door Replacement door must be Therma-Tru brand fiberglass door (3068 S2150), or equivalent brand of fiberglass door. Door must be 9-lite (9 clear glass window panels in top half of door) with two vertical panels in lower portion of door. Style and finish of knobs or handles and locks are at the owners discretion. Exterior of door must be painted to match the current color. (IKO Management can provide paint color and type.) House numbers should not be replaced on the door. (They won t be visible behind the storm door due to the dimension of the window.) Front Storm Door Door must be white aluminum. Door can be high-view or full-view. (Mid-view door is not permitted.) Door must have clear glass (no etching or frosting). Lower portion (of high-view door) must be two vertical panels (not crossbuck). Rear Storm Door Door must be white aluminum. Door must be high-view. (Full-view or mid-view door is not permitted.) Door must have clear glass (no etching or frosting). Lower portion of door must be two vertical panels (not crossbuck).
