Site and Surrounding Area Project Description Staff Analysis The subject property is a developed parcel on the northeast corner of Kansas Avenue and 2nd Street. The West Bay Common School Children s Museum (One Room Schoolhouse) is located on the property. The surrounding area to the north, east, and west of the site is zoned RSF-7 (single-family residential with a minimum lot size of 7,000 square feet). An existing residential property, zoned CN (Neighborhood Commercial) is located directly to the across from the subject parcel on Kansas Avenue. The applicant is proposing to (1) construct a 20 x 20 wooden covered garden classroom and picnic shelter; and (2) install a brick-paved walkway from the garden classroom to the Bus Barn Museum on site. The garden classroom requires a Certificate of Appropriateness as it is a new structure, while the brick walkway requires approval that it meets the design guidelines of the Historic District.
