WHAT TO KNOW... ABOUT GUESTROOM PACKAGE PRICING
CARPET Best Western requires a minimum weight of 32 ounces, 100 percent solution-dyed nylon cut pile. This 32 ounce weight and 100 percent solution-dyed nylon cut pile allows for a longer lasting product that has excellent wearability, abrasion resistance and resilience. In solution-dyed nylon, the color is throughout the yarn which makes it resistant to harsh cleaning chemicals and sunlight fading. Many suppliers offer 5-10 year stain warranties. CARPET REQUIREMENTS: Weight: 32 ounces for guestrooms and 36 ounces for public spaces. 100 percent solution-dyed nylon Carpet pad: 24 ounces synthetic fiber or 64 ounces rubber carpet cushion for guestrooms is required. Replace the pad when replacing carpet to extend the life of the carpet. Cove base: Know if you need 4-inch or 6-inch cove base. They are only approved on a case-by-case basis. SEATING REQUIREMENTS: Finish: Custom finishes cost more money but produce a more custom look. Through Best Western negotiations, some popular custom finishes are available within the standard finish lines to help reduce member costs. Light finishes tend to cost more as the wood frame of the chair must be made of a softer wood which can be damaged more easily. Materials on task chairs: Know your customer. For example, if your property has a construction clientele, it may be best to pay for a faux leather seat, which can be more costly, but it will wear better and last longer than a fabric seat. FABRICS FOR UPHOLSTERY, BEDDING & DRAPERY FABRIC REQUIREMENTS: Upholstery fabrics must be backed with a minimum of light acrylic to avoid pulling away from seating. Crypton or Teflon finishes are recommended for luggage benches to keep fabric from tearing from suitcases being thrown on and off along with soil/stain resistance. Upholstery fabric must meet a minimum of 30,000 double rubs to ensure durability. Bed skirts and drapery must be fire rated. Bed skirts must be washable and drapery should only be cleaned by a professional dry cleaner.
LIGHTING Beware: Some overseas manufacturers use lesser quality materials that will reduce the life of the product. LIGHTING REQUIREMENTS: Commercial rating: Light fixtures in guestrooms must be commercially rated as they are often left on for 12-18 hours a day. If the light is not commercially rated you will be changing bulbs often and the fixture may be a fire hazard. Gauge the weight of steel: It should never be higher than 20. The amps, number and quality of the convenience outlets: The minimum should be 3.2 amps which is the minimum for dual socket and two outlets. The base of the total load for the convenience outlets is on the cords selected by the manufacturer. The cords can greatly reduce or add to the cost of the lamp because the cord contains the copper for electric transfer. The more copper, the more expensive the cord. But the right cord load is necessary to avoid blown fuses. Weight of the floor lamp base: All of our package items have a 10-pound plastic-formed shell filled with a sand/concrete mix. This is important as you don t want the lamps falling over and creating a hazard for guests and staff. You may also purchase floor lamps with a cast iron base, but these are more costly. The harp should be of a quality weight and come with a flame clip and finial to ensure that the shade stays in place, protects against light bulb burns and extends the life of the shade. Sockets: High heat phenolic sockets should be the minimum for lamps. Metal sockets are even better but are more costly. Finishes: All brushed nickel-plated finishes should also have a clear lacquer coating to minimize rust. A powder coat finish is recommended for properties in high humidity locations, like beachfront hotels. Hardware should have a high-quality finish to reduce wear. WALLCOVERING WALLCOVERING REQUIREMENTS: Weight: Type I (12 or 15 ounces per linear yard) is the minimum for guestrooms; Type II (20 ounces per linear yard) is the minimum for public areas of Best Western properties. CASEGOODS Thermally-fused high impact melamine is Best Western s minimum requirement. CASEGOOD REQUIREMENTS: Materials: Thermally-fused high impact melamine is less costly than veneer finishes, but provides a long-wearing finish with good durability. Finish: Custom finishes cost more money but produce a more custom look. Through Best Western negotiations, some popular custom finishes are available within the standard finish lines to help reduce your costs. Drawer glides: Must withstand 70 pounds and provide easy opening and closing. Construction: Case goods should be glued and stapled at a minimum. Often when case good pricing is significantly lower than Best Western cost it is due to poor construction. Drawers: Dove-tailed and box construction is recommended. Hardware: Metal pulls must be used; no wood pulls allowed. Headboards: Must be wall hung with cleats with a minimum size of 36 inches. Nightstand height must be within 4 inches of bed height. Nightstand in a two-bedded room should be larger than the 20 inch wide requirement to be adequate for two beds and a two bulb/two rocker switch lamp. Veneer top casegood finish, unless you cover with glass. Furnishings of low-quality or very plain-looking furniture with lack of detail. Freestanding headboards are not recommended but exceptions can be made for boutique hotels or bed and breakfast properties. Headboards with no design detail. Finishes and styles that are so trendy they will become dated quickly. ARTWORK Standard guestrooms require two pieces of art with a minimum overall size of 24 x 30 inches with single matting and a quality frame that coordinates with room furnishings. Locking mounting brackets are required to prevent pieces from falling onto guest or theft. Gallery-wrapped artwork is also suitable with masonite hard backing. Art in suites needs to include four pieces in total. There should be two pieces in the sitting area and two in the sleeping area. The art theme must coordinate but not be duplicated in both areas.
