GENERAL MAINTENANCE & CLEANING OF WBS EXTERNAL WALL INSULATION SYSTEMS & WBS POLYMER CEMENT RENDERS ADDITION OF METALWORK Any metalwork to be added to the building such as clothes lines, hooks, etc, should be well painted or otherwise protected if they are made from a ferrous metal. Attachment to the building should be made with fixings, which penetrate through the system and into the substrate, for example, sleeved bolts or extended length fixings. These should be sealed at their abutment with the system using a good quality acrylic sealant. WASTE PIPES Any additional waste pipes, etc, which penetrate the system should be passed through holes cut a maximum of ¼ (6mm approx.) larger than the pipe diameter, which can then be sealed between pipe and system, using good quality acrylic sealant. AESTHETIC ADDITIONS Choose carefully any further additions to the property that are to be added on after the insulation is complete, for example, canopies. Try to avoid types with; for example, stained mounting brackets, which are open to the weather. Drain-off from these types will stain lightly coloured finishes. PROPERTY EXTENSIONS Any additions to the property, for example, outhouses, lean-to s, should be sealed where it abuts the addition using a good quality acrylic sealant. OVER PAINTING Although the system is a long life, minimum maintenance one, should the colour of a painted finish require to be changed or re-painted, then a good quality, water base and vapour permeable masonry paint should be used. Generally, 2 coats would be required to give sufficient coverage. Care should be taken to avoid the use of dark colours in large areas, as the solar heat absorption in these colours is much greater than in pastel and lighter shades. DOOR REDECORATION Should paint stripping at doors or windows using a blow lamp or similar be carried out, then some protection of the adjacent system be afford to prevent discoloration of the surface, particularly a painted one and damage to the sealant at the junction of the system. REPLACMENT OF EXISTING WINDOWS Where doors or windows are to be replaced after application of the system, care must be taken not to damage the system in the reveals on removal or replacement and the new door/window should be resealed against the system using a good quality acrylic sealant.

ADDITION OF NEW DOORS / WINDOWS Where new doors, windows or other openings are to be cut into the structure, the system must be layered back by 150mm per layer of material in the system away from the opening. New WBS materials should be applied in sequence neatly back to the new fitment or opening. GRAFITTI REMOVAL If graffiti vandalism is a problem, then specialist anti-graffiti treatments are available, details of which may be obtained from WBS. REMOVAL OF SMALL STAINS Any small stained areas, which do occur, can be treated with a semi stiff (scrubbing type) brush and warm water containing a household detergent. Work from the centre of the stain outwards to achieve evenness of colour and finish and rinse well. GARDEN & PLANT CONSIDERATIONS Keep garden soil levels as far below the system level as possible as soil splashing will soon discolour the base of the system. Plants, trees and creepers can cause staining of lightly coloured finishes and care should therefore be taken in the positioning of them. Climbing plants, provided they have a properly fixed trellis available for them will not cause any damage to the system. However, they may cause some staining of lightly coloured finishes. SATELITTE DISH INSTALLATION If fitting a satellite dish or receiver to completed areas of External Wall Insulation, either of the 2 methods outlined here should be adopted: a) Drill out appropriately sized holes through the system back to the wall surface and insert cylindrical non-corrosive tension spacers at the relevant dish fixing points. b) The support bracket for the dish may then be installed as normal but should be tightened against the spacers and not the system. Silicone sealant must be neatly applied around the spacers to ensure water penetration is prohibited. Obtained suitably sized treated timber blocks that are at least 15mm thicker than the overall system thickness and will safely accommodate the dish bracket. Use these blocks as a stencil and neatly cut out the system at appropriate fixing points back to the original surface. Insert the blocks and secure to the structure with non-corrosive mechanical fixings. Apply silicone sealant between the blocks and the surrounding system finish to prevent water ingress. The dish s brackets may then be screw fixed to the timber blocks. GENERAL CONSIDERATIONS Don t lean metal objects against the system. Rust staining can soon disfigure the finishes, particularly lightly coloured ones.

Dripping overflows and splashes from leaking gutters and down-pipes can soon mark and spoil a new finish. Such leaks should be repaired as soon as possible. Don t reverse vehicles up to walls with newly applied finishes on as exhaust emissions quickly leave unsightly black marks. Care should be taken when handling heavy objects, for example dustbins, near the system. Although the system is resistant to damage, these types of objects particularly near corners can cause damage, which is visibly undesirable although easily repairable. REPAIRS WBS RENDER ONLY SYSTEMS Where small repairs are required to be made to the system, such as localised damage, they can be performed in line with the specifications covered under sections which follow. HAIRLINE CRACKING As with all Cementitious render products a small amount of hairline cracking can be expected particularly at openings to doors, window frames etc. Any cracks larger than the thickness of a credit card should be investigated further. Please consult with WBS Technical Staff. Specifications For The Completion Of Minor Repairs to The System Finishes: a) Minor damage to Decorative Dashed Finish only: Remove loose material and wire brush. Check that reinforcing mesh is not damaged. Patch with WBS Dashing Mortar and dry mineral aggregate of type to match existing. b) Damage to Full Depth of Renders: Remove loose material and renders from damaged areas. Grind back all renders for a minimum of 150mm in all directions beyond damaged areas and onto undamaged areas of render and reinforcing mesh. Trowel apply a coat of WBS Scrim/Mesh Adhesive of a minimum thickness of 3mm to the entire surface of the exposed insulation board or reinforcing mesh. Lay into the wet Scrim/Mesh Adhesive a covering layer of WBS Reinforcing Mesh Cloth cut to fit neatly into the exposed area and overlapping onto sound existing surfaces by a minimum of 150mm in all directions. Re-dash surface with WBS Dashing Mortar and dry aggregate to match existing, or: Apply coat of WBS Smooth Render and Texture Coating Finish and work with roller to match existing texture as close as possible.

REPAIRS WBS INSULATED RENDER SYSTEM SPECIFICATION FOR THE COMPLETION OF REPAIRS TO THE DEPTH OF THE INSULATION SYSTEM: a) Damage to Full Depth of Insulation System: Remove damaged materials back to the original structure. Cut off any mechanical fixing pins level with the original structure and trim edges to produce straight joints. Grind back for a minimum of 150mm wide onto undamaged areas taking care not to disturb reinforcing mesh. Apply WBS insulation to exposed area; insert system fixing pins at maximum distance of 500mm in each direction and from 150mm from each edge. Apply a coat of WBS Scrim/mesh Adhesive to insulation at a minimum thickness of 3mm together with thin coating to exposed reinforcing mesh previously ground areas. Trowel into Adhesive one layer of reinforcing mesh to fully overlap existing undisturbed reinforcing mesh. Re-dash surface with WBS Dashing Mortar and dry aggregate to match existing or: Apply coat of WBS Smooth Render and Texture Coating Finish and work with roller to match existing texture as close as possible. REDECORATION OF THE WBS EXTERNAL WALL INSULATION SYSTEM The WBS External Wall Insulation System with Texture Coat Finish or Masonry Paint Finish can be redecorated by applying smooth masonry paint evenly over the surface to ensure that the moisture vapour permeability of the system is retained. To ensure this happens, only paint obtained through Wetherby Building Systems Limited should be used. If it becomes necessary to disturb the WBS External Wall Insulation System for any reason, such as to replace a window or insert a pipe through the wall, satisfactory repair can be affected by following the instructions within this document. To ensure a sufficient watertight seal, a suitable sealant should be applied between the system and the new item before the final coat of mortar is applied. Patching of rendered and textured finished will nearly always be visible. It is permissible to re-dash over the existing dash finish using WBS Dashing Mortar and dry mineral aggregate between existing joints to obtain a uniform appearance if required for aesthetic purposes. Alternatively, a coat of smooth masonry paint can be applied over the whole of a texture coated are for the same purpose.
