CHAPTER GENERAL BUILDING LIMITATIONS SECTION 0 GENERAL 0. Scope. Provisions of tis capter sall govern te eigt and area of buildings. For definitions, see Capter. SECTION 0 DEFINITIONS SECTION 03 HEIGHT AND AREA 03. Application 03.. For te purpose of tis code, "eigt" and "area," as applied to a building, ave te meaning designated in Capter. 03.. Te eigt and area for buildings or structures of te different types of construction sall be governed by te intended occupancy or use of te building, as provided for in tis capter and sall not exceed te limits set fort in Table 00 except as modified in 03. and 03.3 and te specific use provisions of tis capter. For te purpose of tis code, eac part of a building or structure included witin fire walls sall be considered a separate building. Exception: A building permitted to be unlimited in area by 03.. sall be permitted to ave interior fire walls. 03..3 A building eretofore erected sall not be extended to exceed te allowable floor area set fort in tis capter, governed by te occupancy and type of construction. A building eretofore lawfully erected, wic exceeds suc area, may be extended orizontally, provided suc extension does not exceed te area prescribed and provided suc extension is separated from te existing building by a fire wall as set fort in 03... 03. Heigt modifications 03.. Rooftop structures. Curc spires, cimneys, tanks and supports, aerial supports, parapet walls not over ft (9 mm) ig, bulkeads and pentouses used solely to enclose stairways, tanks, elevator macinery or safts, or ventilation or air conditioning apparatus, need not be considered in determining te igest point of te building, provided tat te igest point sall be taken to be te igest point of te roof of te igest pentouse wen te aggregate area of all pentouses and oter roof structures exceeds / 3 of te area of te roof upon wic tey stand. Were a one story automobile parking garage, enclosed or open of Type I or II construction, or open of Type III construction, wit grade entrance, is provided under a building of Group R occupancy, te number of stories to be used in determining te minimum type of construction may be measured from te floor above suc parking area. Te number of stories to be used in determining te eigt in stories in accordance wit 903.8 sall include te parking area as a story. Te floor/ceiling assembly between te parking garage and te Group R occupancy above sall comply wit te type of construction required for te parking garage and sall also provide a fire resistance rating not less tan te occupancy separation required in 70... 03..3 Mezzanines. A mezzanine sall not be counted as a story wen it meets te following requirements: 03..3. Te construction of a mezzanine sall be consistent wit te type of materials and fire resistance ratings required for te building in wic it is constructed. 03..3. Te total area of mezzanines witin a room sall not exceed / 3 tat of te room or space in wic tey are located. Enclosed space under a mezzanine sall not be included in a determination of te size of te room or space in wic te mezzanine is located. 03..3.3 All portions of a mezzanine sall be open and unobstructed to te room in wic it is located except for walls not more tan inces (067 mm) ig, columns and posts. Exceptions:. Mezzanines or portions tereof need not be open to te room in wic tey are located, provided te occupant load of te aggregate area of te enclosed space does not exceed 0.. In inklered buildings, a mezzanine aving or more means of egress need not open into te room in wic it is located, if at least of te means of egress provides direct access to an exit at te mezzanine level. 03..3. Means of egress sall be in accordance wit 00.7. 03.. Basements. A basement of a building sall not count as a story, wen applying Table 00 for allowable building eigt, if te upper surface of te first floor above suc basement complies wit all of te following:. is less tan 7 ft (3 mm) above grade, FLORIDA BUILDING CODE BUILDING.

Te eigt of Group B, Group M and Group R occupancies of Type II construction sall not be limited, provided te fire resistance of all columns sall be not less tan 3 ours and te oter structural members including floors sall be not less tan tat sown in Capter 6, but in no case less tan ours except tat roofs and teir supporting beams, girders, trusses and arces sall be not less tan / ours. 03..6. For unlimited eigt open air grandstands and bleacers, see 03.6... 03.3 General area modifications 03.3. Te exceptions and requirements of 03.3 and 03. sall modify uninklered areas permitted by Table 00 and te specific use provisions of tis capter. 03.3. Were streets or public spaces, or orizontal separation from property lines of total widt of not less tan 30 ft (9 mm), or 30 ft (9 mm) between buildings on commonly owned property, extend along te building perimeter, except for azardous occupancies, te areas permitted by Table 00 may be increased as follows: Were I = /3[00 (F/P - 0.)] I = Percent increase of uninklered areas in Table 00 F = Building perimeter wic fronts on streets, public spaces or orizontal separation not less tan 30 ft (9 mm) wide P = Total perimeter of building 03.3.3 For bot an uninklered building and a inklered building, te percent increase is multiplied by te uninklered area permitted in Table 00 for te type of construction of te building, and te resulting area increase is added to eiter te inklered or uninklered areas in Table 00. Wen tere are no uninklered areas permitted for te building in Table 00, an uninklered area can be computed for use in tis section. Te corresponding uninklered areas are computed as / 3 of te inklered area for one story only and as / of te inklered area for multistories. 03. Occupancy area modifications 03.. Te area of a one-story building of Group B, Group F, Group M or Group S occupancy sall not be limited provided te building is equipped wit an approved automatic inkler system trougout, in accordance wit 903, or oter automatic extinguising systems as approved by te building official, and is surrounded on all sides by a permanent open space of not less tan 60 ft (8.3 m). Hig-piled combustible storage sall be protected in accordance wit Florida Fire Prevention Code. Exceptions:. Were water may cause or increase a fire, oter fire extinguising systems sall be required in rooms or buildings used for te manufacture or storage of azardous materials including but not limited to, aluminum powder, calcium carbide, metallic sodium and potassium, quicklime, magnesium powder and sodium peroxide.. In Group F and Group S occupancies were noncombustible products are manufactured or stored, suc as metal processing and manufacturing plants, and metal products are not stored in combustible wrappings, containers or palletized, te inkler system may be omitted upon approval of te building official. 03.. Te area of a one-story building of Type IV construction used for Group E occupancy sall not be limited provided te building is equipped trougout wit an approved automatic inkler system in accordance wit 903, is surrounded on all sides by a permanent open space of not less tan 60 ft (8.3 m), and is provided wit -our fire-resistant smokestop partitions dividing te building into areas not to exceed 30,000 sq ft (787 m ) in floor area. 03..3 One-story Group A buildings witout a stage requiring proscenium opening protection of Type V - our, IV or III construction wic are surrounded on all sides by a permanent open space of not less tan 60 ft (8.3 m), are provided wit an approved automatic inkler system, and te assembly floor is located at, or witin inces (33 mm) of street or grade level and all exits meet te street or grade level by ramps aving a slope not exceeding a : sall not be limited in area. 03.. Were tere are no balconies or galleries in Group A - Large Assemblies witout a stage requiring proscenium opening protection or in Group A - Small Assembly wit or witout a stage requiring proscenium opening protection, and te assembly floor is located at or witin inces (33 mm) of street or grade level and all exits meet te street or grade level by ramps aving a slope not exceeding :, te maximum allowable areas of Type III, IV and V construction may be increased 0 percent over te uninklered areas specified in Table 00. Tis increase may be added to te area increase permitted by 03.3.. 03..7 Te area of a one-story Group E Type HI, IV or V building may be increased 00 percent over te uninklered areas specified in Table 00 if te building is surrounded on all sides by a permanent open space of not less tan 60 ft (8.3 m), and tere are not less tan exits provided from eac classroom, of wic opens directly to te exterior of te building. Tis increase may be added to te area increase permitted by 03.3.. 03..8 Te permanent open space of 60 ft (8.3 m) required in 03.., 03.., 03..3 and 03..7 sall be permitted to be reduced to not less tan 0 ft (. m) provided all of te following requirements are met:. Te reduced open space sall not be allowed for more tan percent of te perimeter of te building.. Te exterior wall facing te reduced open space sall ave minimum fire resistance rating of 3 ours. 3. AH openings in te exterior wall, facing te reduced open space, sall ave opening protectives wit a fire resistance rating of 3 ours. 03..9 Group A area modification: Open air grandstands and bleacers, see 03.6... 03..0 Group M area modifications: covered mall buildings, see 3.6. 03.. SECTION 0 BUILDINGS LOCATED ON THE SAME LOT Were te exterior walls of two or more buildings located on te same lot face one anoter, and one of te walls is not constructed as required for a fire wall, a property line sall be assumed between tem. Te fire resistance requirements for suc facing walls and for te protection of openings terein sall be te same as required by tis code for walls and openings facing an assumed property line, as provided in Table 600.
