PROFFERED CONDITIONS ATTACHMENT 1 1. Master Plan: The Textual Statement last revised June 24, 2015; Exhibit A entitled Concept Plan, prepared by The Bay Companies, Inc. and dated May 4, 2015; and, Exhibit B entitled Midlothian Storage Center, prepared by GMF + Associates and dated June 26, 2015; and, Exhibit C entitled Midlothian Storage Center, prepared by GMF + Associates and dated July 2, 2015 shall be considered the master plan. Access: Direct vehicular access from the property to Midlothian Turnpike (Route 60) shall be limited to one (1) entrance/exit, generally located towards the eastern property line, and shall be limited to right-turns-in and right-turns-out only. Road Improvements: Prior to issuance of any occupancy permit, the following road improvements shall be completed, as determined by the Transportation of Department A. Construction of additional pavement along the westbound lane of Route 60 at the approved access to provide a separate right turn lane and a pavement taper on the west side of the approved access. The exact length of these improvements shall be approved by the Transportation Department; and B. Dedication to and for the benefit of Chesterfield County, free and unrestricted of any additional right of way or easements required for the improvements identified above.
