PART I GENERAL 1.1 SYSTEM DESCRIPTION The TRP #911 is a highly-reflective Cool Roof Coating Restoration System designed to provide energy efficient, seamless, fluid applied roof coating system over EPDM roof system as outlined in this specification. 1.2 APPLICABLE PUBLICATIONS: The publications listed below form a part of this specification to the extent referenced. Tropical Roofing Products shall provide all primary restoration roofing materials that are physically and chemically compatible when installed in accordance with manufacturers current application requirements. B. The Tropical Eternalastic Restoration/Coating work includes performing repairs, flashing, and coating using product manufactured by Tropical Roofing Products. Manufacturer Qualification: Tropical Roofing Products shall provide a restoration coating system that meets or exceeds the criteria listed in this section. B. Installer Minimum Qualifications: C. Installer shall be classified as a Green Diamond Premier Contractor as defined and certified by Tropical Roofing Products. D. Installer shall be classified as a Green Diamond Select Contractor as defined and certified by Tropical. E. F. Source Limitations: Components listed shall be provided by a single manufacturer or approved by the primary roofing manufacturer. 1.9 PRE-INSTALLATION CONFERENCE A. Prior to scheduled commencement of the roofing restoration and/or coating, a meeting must be conducted at the project site with the contractor, architect, owner, Tropical Roofing Products representative and any other persons directly involved with the performance of the work. The contractor shall record conference minutes to include decisions, agreements, and open issues and offer copies of recorded discussions to all attending members. The main purpose of the meeting is to review proposed methods and procedures related to roofing work. 1. Observe and inspect all roofing substrates and discuss conditions of substrate, flashings, penetrations and other preparatory work to be performed. 2. Review Tropical Roofing Products Eternalastic Restoration/Coating system requirements (TRP specifications, contractor detail drawings and the Contract Documents). 3. Review required submittals, both completed and in progress. 4. Review and finalize the restoration/coating schedule, and verify availability of materials, contractor s personnel, equipment and facilities needed to consistently maintain progress and avoid unnecessary delays. 5. Review required inspection(s), testing, certifying, and material usage accounting procedures. Review forecasted weather conditions. 1.10 REGULATORY REQUIREMENTS Work shall be performed in a safe manner, conforming to federal, state and local codes. 1.11 DELIVERY, STORAGE, AND HANDLING A. Store and handle Tropical Roofing Products materials in a manner that will ensure there is no possibility of contamination. B. Store materials in a dry, well ventilated, weather tight location at temperatures between 50 degrees F (10 degrees C) and 80 degrees F (27 degrees C) until the products are ready to be applied. C. Do not stack material pallets more than two (2) high. D. Do not subject existing roof to unnecessary loading of stockpiled materials. E. All packages must be labeled and clearly visible F. Polyester Fabrics must be stored in a dry, and protected environment G. Polyester Fabrics should be handled in a manner to prevent damage to edges and ends. H. Coatings, Emulsion and Mastics must be stored at the recommended temperatures protected from inclement weather conditions. 01/22/2014 2014 Tropical Roofing Products. All rights reserved. Page 5

I. Do not allow products to freeze. J. Keep product lids tightly closed on all containers when not in use. K. Locate materials temporarily stored on the roof in approved areas and distribute the load to stay within the live load limits of the roof construction. L. Select and operate materials handling equipment in a manner not to damage existing substrate and applied roofing. M. Installer shall take all necessary precautions measure to ensure that damage and overspray will not occur. Tropical Roofing Products is not responsible for damages caused by the overspray of its products. 1.12 PROJECT CONDITIONS A. Do not begin work if temperatures are expected to fall below 50ºF during the duration of the job (Temperature must be 50 F and rising). B. Roof surface must be dry with no precipitation in the forecast for the next 48 hours. C. Do not begin work if rain or heavy dew is expected within twenty four to forty eight hours (24-48) of application. D. This Restoration/Coating System is water based and should be applied when weather conditions permit proper application and drying. E. Applicator must allow for sufficient cure time for each product, because curing time for all products is critical. F. Other environmental conditions such as humidity, mist, dew, extreme temperatures, and condensation can affect cure time of products in an adverse way. G. The system should not be applied if there is ice or frost on the roof surface/deck. H. Upper temperature restriction (both air and substrate) for application of Tropical Roofing Products is 120 degrees F. If substrate temperatures exceed 120 degrees F, TRP products shall be applied during cooler periods of the day. If this is not practical, the substrate shall be cooled with water, and then TRP products applied just after the water has flashed-off. I. No moisture may be present when applying TRP products. Taking into consideration the UV curing properties of TRP Roofing Membrane and Flashing Grade, allow for sufficient daylight hours necessary for curing of materials. J. PART II PRODUCTS 2.1 MANUFACTURERS A. Acceptable Manufacturer: Tropical Roofing Products 1904 SW 31st Ave, Hallandale, FL 33009 B. Substitutions: Not permitted. However, requests for substitutions will be considered in accordance with provisions of Section 01600. 2.2 COMPONENTS Note 1 - Technical Bulletins: Refer to current Technical bulletins for complete product data and proper application methods. Note 2 - MSDS: Refer to MSDS for proper handling procedures. Note 3 - Drying Times: Listed drying times for various Tropical Roofing Products materials are directly affected by environmental conditions and thickness of application. Additional drying time shall be allowed when experiencing high relative humidity, low temperatures and/or very thick product application to prevent improper curing and/or product "wash-off". A. TRP #930 Polyester Fabric: TRP #930 Fabrics is a non-woven, spun bonded 100% polyester that covers 10 squares/roll Firm or Soft. TRP #930 4 or 6 webbing must be used in conjunction with #950 Eternatmastic at all seams, roof penetrations, joints or changes in plane that are subjected to high shear. 1. TRP #950 ETERNAMASTIC ELASTOMERIC ROOF MASTIC: #950 is a tough, tenacious and durable white compound with high grade components. #950 was developed and is designed to be a superior reflective material for new roofing, re-roofing, and roof maintenance markets. #950 is user friendly and can be applied using a brush, putty knife, or trowel. #950 s high pigment level provides superior hiding power, is highly reflective, easy to apply, and has superior hiding power. 1. Easy to apply by brush, this fiber reinforced, viscous mastic is an integral part of waterproofing roofing surfaces. This reflective mastic is a superior choice in maintenance as well as new or re-roofing situations. This flexible product should be used at laps, cracks, seams, directional wall changes, screw heads, or any place a roof intrusion is made. 1. Application Rate 1 gallon: 25-30 ft. (4-6" width) 2. TRP #911 ETERNALASTIC ELASTOMERIC ROOF COATING: #911 is used for both Base Coat and as Top Coat. #911 is a high quality, Energy Star approved, Title 24 compliant, Dade County Approved, 100% acrylic-based elastomeric, designed specifically for the rigors of professional roofing. #911 Eternalastic Elastomeric Roof Coating is tough, durable coating will dramatically reduce roof temperatures while protecting and repairing the underlying roof. The 100% acrylic base provides superior adhesion on a wide variety of substrates, while simultaneously having extremely high elastomeric properties. High-grade biocides are added to Eternalastic Elastomeric Roof Coating to eliminate mold and mildew thoroughly and completely, while not affecting cure time. #911 Eternalastic Elastomeric Roof Coating meets and exceeds all the requirements of ASTM D6083. 1. E. TROPICAL ROOFING PRODUCTS #990 ETERNALASTIC EPDM PRIMER: #990 is a rinseable low viscosity, sprayable liquid used as a pre-treatment of black EPDM rubber roof membrane prior to power washing and application of Eternalastic coating. The unique chemistry of #990 Eternalastic EPDM Primer is designed for use with Eternalastic Coating, and pre-treatment with #990 EPDM Primer significantly improves the adhesion of Eternalastic to EPDM rubber: 1. Application Rate: 1 Gal / 500 sq. ft. 2. Application Method: Compressive air sprayer 3. Application Temp. (air, surface): 32 degrees - 120 degrees F 4. Dry Time: 30 Minutes 5. Total Solids (by weight): 16 percent +/- 2 percent 6. Weight per Gallon: 8.3 +/- 0.5 lb (5 kg +/-.23 kg) 7. Viscosity: Same as water 8. Clean up: Mineral spirits or paint thinner F. TROPICAL ROOFING PRODUCTS #980 ACRYLIC ASPHALT PRIMER: #980 is a water based product developed to help ensure superior finished coating adhesion as well as prevent coating discoloration. For metal roofing, it is recommended that all asphalt products be removed. #980 Eternalastic Acrylic Asphalt Primer should be applied and allowed to dry over those areas where residual asphalt remains. PART III EXECUTION 3.1 EVALUATION & INSPECTION of SUBSTRATE A. Substrate must be 30 days or older. B. Evaluate and perform total inspection of the roof and examine the condition of existing substrate membrane system. C. Damp and wet areas: Contractor to perform an acceptable moisture survey to verify the roof is dry and ready to accept the TRP restoration/coating system. D. Wet Areas: Contractor shall generate a roof plan to show all wet areas, which require replacement of wet insulation and damaged membrane. E. Deteriorated Deck: Contractor shall repair and/or replace any portion of the deck that is deteriorated with similar existing material. F. Treatment of Ponding Water Areas: Installer shall make every effort to mechanically eliminate all ponding water areas on the roof prior to application of Tropical Roofing Products materials. Ponding water is defined as water which does not properly drain and remains on the roof surface for more than 48 hours after precipitation stops. 3.2 WEATHER CONDITIONS & TEMPERATURE REQUIREMENTS A. Ambient temperatures must be 50 F and rising before applying material and must be lower than 110 F. B. Roof substrate must be dry with no precipitation in the forecast for the next 48 hours. C. Conditions with a relative humidity higher than 60% will require additional drying time. D. High humidity, low temperatures, cloud cover and calm air will all slow the curing process. E. Low humidity, high temperatures, direct sun and wind will speed the curing process. F. Contractor shall cease spraying during excessive wind. In addition, the wind direction should be monitored to prevent over-spray. G. If the temperature is above 100 deg F, a light misting of water may be required to cool the roof surface before applying emulsion. 3.3 SURFACE PREPARATION & REPAIRS A. Roof substrate must be securely attached and watertight before starting with the application of the restoration/coating system Preparation of the roof substrate is the responsibility of the contractor. Contractor shall address and correct all of the conditions listed in this section. Examine substrate to receive new coating system. Do not proceed with installation of the Tropical Roofing Product restoration/coating system until unsatisfactory conditions have been corrected in a manner acceptable to Tropical Roofing Products. B. Remove all loose aggregate, dirt, dust and foreign debris by vacuum, washing, sweeping or power blower in order for the applied materials to adhere positively to the substrate in an acceptable manner. contamination may require washing. Use appropriate cleaning method necessary to achieve clean surface. C. Unused pipes and vent stacks should be removed and voided holes should be roofed with similar decking, insulation and membrane materials. D. Deteriorated pipe and vent flashing should be replaced with new and appropriate metal flashing pipes and vent flashings. 3.4 FLASHING APPLICATION A. Preliminary work consists of substrate preparation and all flashing details. After completion of substrate preparation, all flashing details, penetrations and curbs shall be flashed with with #950 Eternamastic along with #930 Polyester Fabrics or #951 Eternapatch. B. Flashing grade products shall be feathered at the edges in order for the water to flow over the various flashing details. C. Parapet Walls: All parapet wall details within the roof system shall be secured and sealed with a minimum 6 inch wide polyester fabric embedded with #950 Eternamastic. D. Curb Flashings: All curb flashings shall be flashed with at least a 2 X 1/16 wide of #950 Eternamastic. E. Fasteners: Encapsulate all fasteners using #950 Eternamastic along with #930 Polyester Fabrics, shall be cut around all fasteners so fabric lies flat. Do not bridge fasteners. F. Penetrations: #950 Eternamastic along with #930 Polyester Fabrics shall be applied around the base of the penetration, extending at least 4 inches onto the vertical and 4 inches onto the base. Embed a 6 inch width of #930 Polyester Fabrics using additional #950 Eternamastic, as necessary to accommodate the shape of the penetration. Both the top and bottom of pipe shall be flashed using #950 Eternamastic along with #930 Polyester Fabrics as described above. G. Skylights: Curb skylights shall be treated in the same fashion as curb flashings. The entire perimeter shall be flashed with a minimum 6 X1/16 inches of #950 Eternamastic along with #930 Polyester Fabric. All exposed skylight fasteners shall be encapsulated with #950 or #951 flashing mastics. Do not bridge fasteners. #930 Polyester Fabric shall be cut around all fasteners so the fabric lies flat. H. Inspect Preliminary Work / Flashing Details for problem areas (e.g., gaps, cracks, fish mouths, air pockets, etc.) to ensure that work is complete and satisfactory. 01/22/2014 2014 Tropical Roofing Products. 3.5 RESURFACING EPDM A. Moisture Scan: A moisture scan shall be performed on the roof system to determine the suitability of the existing roof for application of a Tropical roofing system. Any wet or deteriorated areas shall be removed and replaced. B. If the EPDM roof is newly installed, do not coat with the #911 Eternalastic Coating System for a minimum of 30 days to allow for full cure of the EPDM system. C. Preparation: Preparation of the roof substrate is the responsibility of the installer, who shall address and correct all of the conditions listed in this section. Examine substrates to receive new roofing. Do not proceed with the installation of the Tropical roofing system until unsatisfactory conditions have been corrected in a manner acceptable to the Tropical Roofing Products. D. Treatment of Ponding Water Areas: Installer shall make every effort to mechanically eliminate all ponding water areas on the roof prior to application of TRP products. Ponding water is defined as water that does not properly drain and remains on the roof for more than 48 hours after precipitation stops. E. Membrane Holes: Repair: Thoroughly inspect the EPDM membrane for defects (holes and other openings). If the defects are larger than 1/8, repair before coating application using either #950 Eternamastic with #930 Poly or #951 in a three course fashion (refer to flashing section for details). F. Deteriorated Seams: Repair all delaminated or open seams using either #950 Eternamastic with #930 Poly or #951 in a three course fashion (refer to flashing section for details). G. Pitch Pans: Pitch pans shall be capped with sheet metal so they may be sealed using either #950 Eternamastic with #930 Poly or #951 in a three course fashion (refer to flashing section for details). H. Condensation Lines: Condensation lines shall be installed from HVAC units to gutters as part of the overall drainage system. The type of piping used for condensation lines may vary depending on local building codes. I. Membrane Cleaning: If grease, oils or heavy contaminants are present on the roof surface, remove them with a mild detergent prior to final cleaning. Bleach may be used to remove any algae, fungus or vegetation present. J. Apply #990 Eternalastic Rinseable Primer at a rate of 1 gallon per 500 sq. ft. #990 Eternalastic. (#990 Eternalastic EPDM Primer significantly improves the adhesion of #911 Eternalastic to a EPDM rubber surface). K. #990 Eternalastic Rinseable Primer should be applied with a conventional compressive air sprayer/hudson sprayer. L. The EPDM surface must next be pressure washed with water (Two times) at a rate of max 2500 psi to remove remaining dust and dirt. M. #990 Eternalastic Rinseable Primer is mandatory for maximum adhesion. Any residue of the #990 Eternalastic Rinseable Primer left on the EPDM will also have disastrous adhesion results. Therefore, a complete second rinse with water is essential. N. If asphalt is present on the EPDM membrane, the asphalt must be treated with #980 Eternalastic at a rate of 1 gallon per 100 sq. ft. O. CLEANUP: Clean tools with mineral spirits or paint thinner. P. Follow the coating steps in the #911 coating application instruction and rate of application. 3.6 COATING #911 ETERNALASTIC APPLICATION A. Coating (two gallons/100 sq. ft.) 1. Apply #911 Eternalastic Coating on warm, sunny days, preferably in the morning hours to provide maximum cure time on a clean and dry substrate. 2. Apply #911 Eternalastic Base Coating at a coverage rate of 1 gallon per 100 sq. ft. 3. Allow a minimum of 12 hours drying time prior to any foot traffic or inspections. (Weather dependant) 4. After curing, inspect the base coat for defects, flaws or areas of insufficient coverage. Correct any unsatisfactory conditions. 5. Apply top coat of #911 Eternalastic Coating (white) perpendicular from the base coat in a cross hatch manner at a coverage rate of 1 gallon per 100 sq. ft. Top coat of #911 Eternalastic shall not be applied unless the base coat is clean and will provide proper adhesion. 6. Allow a minimum of 24 hours drying time prior to allowing foot traffic or inspection of roof surface. 7. Inspect the top coat surface for flaws, areas of insufficient coverage, insufficient thickness, etc. and correct any unsatisfactory conditions. B. Coating #911 Eternalastic Coating (Three gallons/100 sq. ft.) 1. Apply #911 Eternalastic Coating on warm, sunny days, preferably in the morning hours to provide maximum cure time on a clean and dry substrate. 2. Apply #911 Eternalastic Base Coating at a coverage rate of 1.5 gallon per 100 sq. ft. 3. Allow a minimum of 12 hours drying time prior to any foot traffic or inspections. (Weather dependant) 4. After curing, inspect the base coat for defects, flaws or areas of insufficient coverage. Correct any unsatisfactory conditions. 5. Apply top coat of #911 Eternalastic Coating (white) perpendicular from the base coat in a cross hatch manner at a coverage rate of 1.5 gallon per 100 sq. ft. Top coat of #911 Eternalastic shall not be applied unless the base coat is clean and dry to provide proper adhesion. 6. Allow a minimum of 24 hours drying time prior to allowing foot traffic or inspection of roof surface. 7. Apply #911 Eternalastic Base Coating at a coverage rate of 2 gallon per 100 sq. ft. 3. Allow a minimum of 12 hours drying time prior to any foot traffic or inspections. (Weather dependant) 4. After curing, inspect the base coat for defects, flaws or areas of insufficient coverage. Correct any unsatisfactory conditions. 5. Apply top coat of #911 Eternalastic Coating (white) perpendicular from the base coat in a cross hatch manner at a coverage rate of 2 gallon per 100 sq. ft. Top coat of #911 Eternalastic shall not be applied unless the base coat is clean and dry to provide proper adhesion. 6. Allow a minimum of 24 hours drying time prior to allowing foot traffic or inspection of roof surface. 7. Inspect the top coat surface for flaws, areas of insufficient coverage, insufficient thickness, etc. and correct any unsatisfactory conditions. 3.7 HOUSEKEEPING ITEMS A. Contractor shall take photographs of representative roof areas, including detail work before work commences, after the surface has been properly prepared, after all flashing and detail work has been performed, and after the application of the #911 Eternalastic coating membrane. B. Installer shall provide the following support for on-site inspections by a representative from Tropical Roofing Products (list is not comprehensive): 1. Representative from the contractor's company who has authority to make binding decisions. 6. Required means to access all areas of the treated roof. 7. Previous photographs of the roof. C. Installer shall take special care when moving spray hoses and other equipment on the roof so that flashing work and encapsulated fastener heads are not damaged. Also, all spray equipment shall remain on the ground for the duration of the job. D. If there will be an extended period of time (6 months or greater) between application of base and finish coats, the use of #911 Eternalastic (white) for the base coat (versus gray) is recommended. The base coat shall be thoroughly cleaned before applying the finish coat. E. 3.8 REPAIRS A. In the event that the #911 Eternalastic membrane is damaged or punctured, repairs are to be performed using #950 Eternamastic along with #930 Polyester Fabric (where necessary) as follows: B. Damaged areas are to be cut, cleaned and dried. C. Apply #950 Eternamastic, and feather out onto the existing #911 Eternalastic membrane with a minimum of 2-4 inches beyond the existing coating. D. If a new penetration area has been cut, embed #930 Polyester Fabric into the #950 Eternamastic according to standard Tropical Roofing Products specifications. E. Once the #950 Eternamastic has cured, #911 Eternalastic with matching color may be applied for aesthetic uniformity. 3.9 CLEAN UP A. Remove masking and protection B. Notify owner spray operation is complete so HVAC vents can be opened and units restarted. C. Remove all roofing related trash and debris from jobsite. D.
