Amherstburg ON N9V 2A5 Ph. 519-736-5408 Fax 519-736-9859 www.amherstburg.ca BUILDING PERMIT GENERAL INFORMATION FOR ACCESSORY STRUCTURES (SHEDS, DETACHED GARAGES) Applicable in Residential Zones only: (all the following information must be verified) Any accessory structure which exceeds 10 sq. metres ( 108 sq. ft). requires a building permit (no permit required for ie: 10 x10 or 9x12 but must conform to required setbacks and lot coverage restrictions) The total lot coverage of all accessory buildings or structures on a lot shall not exceed 10 percent of the lot area of the said lot and to a maximum of 100 square meters (1076 sq ft) for accessory buildings and structures in any Residential Zone other than the Residential Type 1A (R1A) Zone, R1A Zone which allows accessory structures up to 10% of the lot area. The total area of an accessory building may not exceed the gross floor area of the main building except in the Agricultural or Industrial zones. Also total allowable lot coverage of all structures must not be exceeded, for example: R1A Zone 30% maximum lot coverage R1 and R2 35% maximum lot coverage. Please note: Decks over 24 from grade or decks/patios with a roof are to be included in lot coverage calculation. The area of open swimming pools are not calculated in lot coverage. Maximum height is 18.0 feet to the peak of the roof The setback from the side and rear property lines in a residential zone is minimum of 1 metre or 39.5 inches (3.3 feet) measured from the base of the shed/garage Buildings over 55 sq. metres (592 sq. ft.) are to be designed by a certified designer Buildings under 55 sq metres (592 sq. ft.) w/o brick may be constructed on a rat wall foundation.
