The proposal conforms to the policies of the Official Plan. The cabana is 9.1 m 2 in area and 2.5 m in height, which is less than the maximum area and height permitted for an accessory structure. Similar variances have been approved in the area. The cabana will also have minimal impact on the abutting lands to the rear, as the rear property line of the subject lands abuts an OS1 Open Space Conservation Zone. The Planning Department has no objection to the proposed variances. The Planning Department is of the opinion that the proposal is minor in nature, meets the intent of the Zoning By-law, and is desirable for the appropriate development of the land.
