Do not cover footings until inspected. Framing Inspections: If framing will be covered and can not be seen from the bottom side of deck, an inspection must be done before framing is covered. Make sure all flashings and water shields are in place. If attached to home make sure all lags or through bolts are in place and joist hangers are fully nailed with required nails. Decks: Where supported by attachment to an exterior wall, decks shall be positively anchored to the primary structure and designed for both vertical and lateral loads as applicable. Such attachment shall not be accomplished by the use of toenails or nails subject to withdrawal. Where positive connection to the primary building structure cannot be verified during inspection, decks shall be self-supporting. For decks with cantilevered framing members, connections to exterior walls or other framing members, shall be designed and constructed to resist uplift resulting from the full live load specified in (Table R301.5 or Table 1607.1) acting on the cantilevered portion of the deck (R502.2.2-502.2.2.4)(1604.8.3). Approved corrosion-resistive flashing shall be installed at all of the following locations: Where exterior porches, decks, or stairs attach to a wall or floor assembly of wood-frame construction. (R703.8(5)) or (1405.4) Porches and decks which are enclosed with insect screening shall be provided with guards where the walking surface is located more than 30 inches above the floor or grade below. (R312.1) (1013.1) Porches, balconies or raised floor surfaces located more than 30 inches above the floor or grade below shall have guards not less than 36 inches in height (R312.1) or 42 inches in height (1013.2). Handrails shall be provided on at least one side of each continuous run of treads or flight with four or more risers for residential (R311.7.7). 1009.12 Handrails. Stairways shall have handrails on each side and shall comply with Section 1012. Where glass is used to provide the handrail, the handrail shall also comply with Section 2407. Minimum Stairway width is 36 inches, maximum riser height is 8 ¼ inches, minimum tread width is 9 inches (nose to nose). (R311.7.1, R311.7.4.1, R311.7.4.2) Residential Minimum Stairway width is 44 inches, unless serving an occupant load of 50 or less, it can than be 36 inches (1009.1). Stair riser heights shall be 7 inches maximum and 4 inches minimum. Stair tread depths shall be 11 inches minimum (1009.4.2) Commercial applications Decks serving commercial situations need be live loaded same as occupancy served. (Table 1607.1) Provide scale drawings showing deck design (material and sizes), footing, connections, loading, stair systems, distance from grade, handrails, attachments, flashings, and guards are required. The following information is to better help you properly live load decks for 40, 60 and 100 pound live load situations. This may not work for every situation or design, but should be considered as a guide to loading decks. Design professionals may be necessary for some deck situations and is encouraged. 1
