Planning and zoning COMMENTS: 1. Sheds under 200 square feet do not require a permit, but do still require proper placement on your property. (See information of planning and zoning information sheet) 2. Sheds under 400 square feet may be placed on a 31/2 (or thicker) concrete slab or treated wood base. 3. Sheds under 600 square feet may be set on a monolithic thickened edge slab. 4. Sheds and garages over 600 square feet must have footings and foundations per Utah State Amendments unless a structural engineer stamp is provided. (footings must meet 30 inch frost depth) 5. Sheds under 200 Square feet must be a minimum of 1 foot from any property line. 6. Sheds and garages over 200 Square feet must be a minimum of 5 feet from any property line and also not located over any utility easements. 7. DETACHED ACCESSORY STRUCTURE (DETACHED RESIDENTIAL GARAGES, SHEDS, ETC.) COMMUNITY DEVELOPMENT Do I need a Building Permit for Detached Residential Accessory Buildings or Structures? YES NO If 201 Sq/Ft or Greater If 200 Sq/Ft or Less If the accessory building is under 200 Sq/Ft of area a building permit is not required, but they must be approved for zoning clearance by the Community & Economic Development for the location and must still meet building code requirements regardless of needing a building permit. Can a carport be considered mobile because it can be moved easily? No, All accessory buildings or structures must comply with zoning regulations for location. This requirement also includes membrane and tarp structures. In addition, building codes require sufficient anchoring to prevent movement in high winds or earthquake activity. How do I obtain approvals for accessory buildings or structures? Applications are to be submitted to Brigham City Community & Economic Development which is located on the 2ND Floor in the Brigham City Hall. For Zoning Clearance approval the applicant must submit a site plan of the proposed accessory building/structure. For Building Permit approval the applicant must submit complete blue print drawings of the accessory building/structure, a site plan, and a building permit application that will be reviewed for zoning and building permit approval.
