This Addendum consists of two (2) pages. QUESTIONS Questions and Responses: Q1. When placing the corrugated sheets horizontally there are no vertical attachment points for the panels. Building girts, base angles, and eave struts are horizontal. Do you intend for us to frame steel stud walls for attachment? (Asked by two different PEMB manufacturers). Response: The structural framing plan, Sht. S1.3 indicates 6 inch, 14 gauge metal studs at 16 O.C. at exterior walls. Additionally, Sht. A4.0, Details 3 & 4 through the exterior walls indicate 6 inch metal studs. For bidding purposes, provide cost for assembly shown on the drawings. Provide a separate cost for Alternate No. 1 for the following: Provide secondary structure for perimeter exterior walls comprised of standard metal building components including base angles, horizontal Z girts and Page 1 of 2 2900 S. eave struts, in lieu of 6 inch, 14 gauge metal studs. Provide additional girts or studs for installation of anchors for stone veneer at the base of the building; provide as necessary for required anchor spacing (Max. 24 inches O.C.). The metal wall panels will run vertically. Q2. There is a specification for a 20 year roof warranty for the roof system. The roof panels specified are PBR screw down panels and there is no warranty available for it. You would have to use a standing seam roof with concealed fasteners to obtain a 20 year warranty. (Again, asked by two PEMB manufacturers) Response: Correct there is no warranty for the roof panel specified with the exception of General Contractor s 1 year warrant from date of Substantial Completion. For roof and wall panels, provide manufacturer s standard 30 year warranty for the finish in lieu of 40 years as indicated in Spec. Sect. 13125 Metal Building Systems. Q3. I did not see the insulation R factor in the specs. Does this need R-30 roof and R-19 walls? Response: Per Sht. A2.0, General Notes Floor Plan, note 5.B & C, provide metal building manufacturer s standard insulation, 6 inch thick R-19 at exterior walls and 9 inch thick R-30 at roof. Where insulation is exposed to view, provide manufacturer s standard protective wrap. Q4. There are (2) split system units That, I believe, would fall under the energy code of having to have 100% outside air/economizer capabilities which would change the design and layout of the systems as well as cost. Do we bid it as is and if changes are needed later it will be addressed at that time? Response: Provide bid for system indicated on the Drawings. Clarifications 1) Permitting: This property is located outside of the Waxahachie limits and therefore will not need permitting through the City of Waxahachie. 2) Earth work: All earthwork related to the preparation of the foundations and adjacent paved concrete sidewalk, as indicated in the Architectural and Structural drawings, shall be included in this project. Grading around those areas and the grading for the road ways is not included in the scope of this project. 3) Parking lot striping, wheel stops, ADA signage, etc., is included in the scope of this project. 4) Fencing: Fencing is by others and is not included in the scope of this project. 5) Aerobic system: The aerobic system is not part of the scope of this project. Contractor is only responsible for terminating the plumbing as indicated on the MEP drawings. 6) Bonding: Sub-contractor bonding in accordance with Attachment D is required for all proposed contracts exceeding $50,000.
