Import or export dirt, as necessary, to build dock high pad. Export of material is included within an allowance. B. Subgrade to be re-compacted, non-expansive native material C. 2.2 PAVING A. Minimum 4" thick standard concrete sidewalks per the geotechnical report to be provided for pedestrian/ada circulation B. Cast-in-place concrete curb shall be provided, including integral gutter section where required for proper drainage C. Cast-in-place or tilt-up concrete retaining walls to be provided as required to create truck ramps D. Truck aprons adjacent to all elevated truck docks consisting of minimum 6 thick, 3,000 psi, non-reinforced concrete with 3/4 diameter smooth dowels 12 o.c. at construction joints extending 60 feet from the face of the building- Aprons will be 6 with fiber mesh reinforcement ( #1 per yard). E. The required asphalt paving sections will be traffic index 5-3 paving over 3 base for cars and traffic index 7 3.5 paving over 6 base for truck areas. (To be verified by soils report) Asphalt sections included per the soils report. Sections will incorporate CTB and a leveling course. F. Entire truck yard to be concrete - consisting of 6 thick, 3,000 psi non-reinforced concrete with 3/4 diameter, 18 long smooth dowels at 12 o.c. at construction joints for the entire truck yard. See Item D. G. Provide 6 high curbs in car parking and 12 high curb in truck yard H. ADA parking stalls are to be concrete 2.3 FENCING A. Truck yards to be secured with a 6-foot high fence. The drive aisle gate to be manual and open to truck yard side. Conduit to be stubbed to ramp side for future motorized gate controller. Provide alternate for wrought iron. Conduit to be provided for future guard shack. 2.4 UTILITIES: A. Sewer service: 6 lateral B. Water service: 2 meter set with 2 ½ line to building C. Irrigation meter. 1 ½ meter set with 2 line D. Provide 6-inch, 48-inch-high concrete filled bollards to protect sprinkler risers, PIV's, fire hydrants, interior roof drains, and exterior stairs and ramp walls within the truck yard G. Provide fire main service(s) loop and double detectors as required per code and ESFR sprinkler system 2.5 LANDSCAPING A. The landscaped area will meet minimum city requirements and will have automatic sprinklers. Improvements for indigenous landscaping with low water consumption and automatic irrigation system shall be provided in conformance with municipal requirements, specific plan and conceptual landscaping plan 2.6 DOORS A. 9-0 x 10 truck doors with vision windows, manual vertical lift, sectional, 24 gauge min. standard grade. Provide one vision window, door jamb protection, and wind seal. Provide minimum 5-foothigh galvanized 3/16 bent metal plate at each side of all dock doors. Provide z guard door track protection at each door. Conform to local wind load requirements B. 12 x14 high drive-in truck doors, sectional, 24 gauge min. standard grade. Provide bollards on the inside and outside of each jamb and 5-foot-high galvanized 3/16 bent metal plate at each side of door. Provide 6 concrete filled bollard on each side of the door jamb. Conform to local wind load requirements

C. Code required hollow metal exterior exit/fire Department access doors for high pile storage at 100 feet max spacing. If a variance is required, local fire authority needs to give approval D. Exterior hollow metal doors will include key cylinder and locking hardware at tenant office areas and truck docks. Exterior hardware at balance of exit doors to include lock guard Hardware to meet city and state regulations for exiting and fire/life safety. All locks shall be keyed to allow one master key. Final keying shall be provided at the completion of the project 2.7 GLASS AND GLAZING A. Provide 1 insulated glazed medium performance glass anodized aluminum storefront system designed to withstand wind load per City's requirement 2.8 SKYLIGHTS/SMOKE HATCHES A. Skylights are provided per the project documents. 2.9 ROOFING A. Class A, 60 mil TPO mechanically fastened roof system with twenty-year, no dollar limit warranty and two-year labor guarantee. Design to comply with FM I-90 requirements. B. Provide one interior and roof access hatch metal ladder to meet OSHA requirement 2.10 ROOF STRUCTURE A. Building A - 50 or 40 by 52 typical bay spacing (60 feet at staging area) B. Building B 50 by 56 typical bay spacing (65 feet at staging area) C. Panelized roof system D. Open web steel truss joist and girders with grey primer E. Plywood/OSB sheathing F. Roof structure to meet all current applicable codes for earthquake and wind loads. Where additional lateral support is required in addition to perimeter walls, this element shall be a tube steel chevron brace 2.11 ROOF DRAINAGE A. The warehouse roof will drain through exterior PVC downspouts with 24 gauge overflow scuppers B. Drainage system shall be designed per local jurisdiction s requirements C. Provide interior roof drains at office areas PART 3 FLOOR SLAB 3.1 WAREHOUSE SLAB A. 7 thick 4,000 psi. Concrete. Building A will have a 7 slab and Building B will have an 8 slab. B. Provide epoxy patch at floor slab. At tilt-up pin holes. C. Concrete pour strip at dock doors to be free and clear of all underground piping, conduits, etc. to allow for future recessed dock levelers (minimum 10 wide). All conduits, chases and venting will run a minium of 30 below F.F. D. Provide alternate for mm-80 joint filler at all joints in loading dock speed bays. See Alternates 3.2 SUBGRADE A. To be re-compacted native material. The compaction will be 95% for the top 12 inches of the pad. This is to be above and beyond the recommendation of the soils report

3.3 CURING A. Seven days wet curing. Where moisture sensitive flooring occurs, consult with architect for appropriate curing methods. Slab can be flooded if weather allows. Typically we install cure and seal or bond breaker. 3.4 JOINTS A. All construction joints are to have 1-inch dia., 18 long, smooth greased dowels at 24 inches on center. Closure joint will have rebar dowels per the Structural Engineer. Construction joint will utilize diamond dowels. 1. All control joints are to have 1-inch dia., 18 long, smooth dowels at 12 inches on center placed in dowel baskets. Control Joints at the perimeter of the building will have reinforcing if required by the Structural Engineer of Record. PNA dowel baskets will be used at all other control joints. 2. Joints to be spaced per ACI standards maximum 3x slab thickness. For 6 inch thick slab max 18 OC. (3 joints in 50 and 52 bays and 4 joints in 6 bay) P=15 OC max. 3.5 VAPOR BARRIER A. Vapor barrier is 15 mil Stego Wrap will be provided at the future office areas 3.6 FINISH A. Finish with smooth, dense hard trowel (burnished) finish B. Floor flatness numbers of not less than FF-50 specified overall value C. Floor levelness numbers not less than FL-35 specified overall value D. Level with laser screed 3.7 SEALER A. Seal concrete floors with one coat of spray-on sealer. Paul M. Wolff Floor Sure Seal sealer or Lapidolith or equal 3.8 FOUNDATION A. To be a minimum reinforced 2,500 psi concrete continuous footings 3.9 SIDEWALK A. Minimum 4 thick, 2,500 psi, over compacted grade as required by soils report, medium broom finish PART 4 MISCELLANEOUS 4.1 WAREHOUSE INSULATION A. Provide white scrim foil at underside of roof deck (hold foil back for joist hanger) 4.2 DOCK EQUIPMENT A. Provide 2 dock bumpers at each dock hi loading position B. Dock leveler packages T.B.D. 4.3 PAINTING A. The exterior concrete walls will have one coat of primer and one finish coat of paint. All exposed metals (except roof structure) to have primer. Exterior paint to be elastomeric. B. All exterior hollow metal doors and dock doors to have one coat exterior primer and two coats latex paint to match adjacent surface color. Pipe steel handrails, where provided, shall have two coats of latex paint C. Pipe bollard shall have two coats of enamel hazard yellow paint D. Provide alternate to paint interior columns/brace frame safety yellow paint at 10 H

PART 5 PLUMBING 5.1 WAREHOUSE A. Provide 6 sewer under floor slab to each potential future office area. Gravity sewer in these areas will go to a grinder pump and force main to discharge from the building. B. Provide 2 ½ water line stubbed to the building at main office area C. Gas future, provide conduit 5.2 OFFICE A. Future PART 6 HVAC 6.1 WAREHOUSE A. Provide minimum code air change 6.2 OFFICE A. Future PART 7 ELECTRICAL 7.1 ELECTRICAL A. One 4,000 amp, 277/480-volt, 3-phase, 4-wire underground pull section with one 400 amp house meter and panel. Provide future transformer pad only at opposite side. The manufacturer will be Square D or equal B. Site lighting: Provide one foot candle average per city requirements. Provide five foot candles at office entry. Uniformity ratio shall not exceed 4:1. Lighting type shall be metal halide. Light pole bases in truck yard to be on 48 high concrete bases. Light pole bases in automobile parking to be on 24 high concrete bases. Where possible, lights shall be mounted to the building. In no case shall lighting levels be lower than local jurisdictions permit. Sight lighting has been included as LED. C. Provide power for HVAC as well as telephone and irrigation receptacles D. Provide combination illuminated exit signs/emergency lights at all exterior man doors E. Provide conduit to all PIV's and double detector checks F. Stub conduit for future monument signs PART 8 FIRE PROTECTION 8.1 FIRE SPRINKLER A. A complete ESFR automatic fire prevention sprinkler system designed to provide protection in accordance with NFPA requirements and local jurisdiction regulations shall be provided B. Fire protection shall be designed per NFPA 13 and calculated per NFPA 231C for ESFR system. Temperature rating of fire sprinkler heads to be 212 degrees (F) C. Riser assemblies shall include mechanical alarm valves. System control valves shall either be riser mounted with wall post extensions or exterior post indicator valves as required by the local authority. All required devices for central station alarm system interface shall be provided D. Fire hoses, hose cabinets, and extinguishers, as required by code, for unoccupied shell construction E. Fire pump and pump house room located in the middle of each building.
