ARCA s History Alberta Roofing Contractors Association (ARCA) was established in 1961. Merger between the Master Bonded Roofers Association of Edmonton and the Calgary Built-up Roofing Association. Development of Roofing Application Standards. Workmanship Warranties offered since 1967 to support the roofing application standards. 3

ARCA s Mission To serve the Alberta roofing industry by providing leadership through the development and promotion of standards, education and professional delivery of roofing services. 4

ARCA Accepted Roofing Inspectors At arms-length from the business operations of the ARCA, ARCA Contractors, and manufacturers. Building owner or their agent selects and retains the services of the accepted roofing inspector. ARCA warranty program requires third-party quality assurance during all phases of roof construction. 10

Owner Roof Maintenance Visual inspections are recommended twice annually in the spring and fall and after any severe weather event. Preventative Maintenance Items Repair waterproofing fillers, caulking, mastics Clean debris from around drains Remove granules, leaves, weeds Maintain walkways, evenly distribute gravel Record keeping is equally important Roof inspections, repair record, roof access log

Owner Roof Maintenance Not all materials and sealants are compatible with each other. Make sure you have the right material for the job. There should not be a lot of sealants on your roof. Gum cups 2-Part Pourable Sealant Drains - Mastics Metal Flashing should not have sealants EPDM not compatible with asphalt TPO & PVC not compatible with each other Limited exposed fasteners (never on vertical surfaces) Contact an ARCA contractor or manufacture for help.

Roof Replacement The Average Life Expectancy of a Roof in Alberta is 18 Years. Depends on many factors: Type of roof assembly membrane type / protected vs unprotected Climate and weather cycles Roof traffic Number of major weather events Roof maintenance 21

Built-Up Roofs Signs to look for: Alligator cracking You can see the roofing felts Excessive tar bleed out Excessive ponding Cracks or holes Leaks inside the building 22

Things to Consider Insulation On Nov 1, 2016 the ABC dramatically increased the insulation required for commercial building roofs. Wood Framed Structures when considering a re-roof or roof replacement always have a structural engineer do a structural inspection on a wood framed building. High Humidity Areas (pools and ice rinks) Best practice is to utilize a inverted roof assembly. If you use a standard assembly make sure to use a fully adhered high performance vapor retarder. Can also consider two layers of vapor retarder. 25

PV Systems New Guidelines Enclosed roof sections that include photovoltaic equipment shall be independently drained. positive drainage with a minimum slope of 1:50 (2%). PV equipment will not occupy more than 50% of the total roof area. Best practice is not to have PV above sensitive areas (gym, electrical, servers, computers). PV systems must be rack mounted on curbs a minimum of 12 above the roof surface. Treat PV systems the same as mechanical units. Ballasted systems will not qualify for an ARCA warranty. Roofs containing PV systems are only eligible for 5 and 10 year warranties. 15 year warranty not available. Minimum clearances must be left open around roof edges, access hatches, penetrations, and drains. See attached diagram.
