Applicants must include a site plan drawing of the proposed addition. A blank site plan is included in this package, or applicants may choose to draw on a copy of a Real Property Report. Uncovered Deck and Balcony Information Required Permits Both a Development Permit and a Building Permit are required for decks that are higher than 0.6m (2-00 ) above grade at any point. A balcony will always require a permit. Utility Locates Please contact Alberta One Call Corporation for utility locates prior to project start. Building Permit Inspection Information Please contact Milica or Audrey (development@strathmore.ca 403-934-3133) for a Final Inspection. Final Inspection (all work is complete): All work is complete Foundation is complete Guards and/or handrails and stairs installed A Building Permit is valid for one year from the date of issuance. All information and material for this application must be complete, clear, legible and precise. The processing of your application will be put on hold status until the complete information is submitted. Only complete applications will be accepted. Outline of proposed stairs to deck (dimensioned, if applicable) 11. Distance from all property lines to deck 12. Type and size of foundation noted 13. Beam size and location including support beam support columns noted 14. Location and size of window wells and air conditioning equipment noted (for Balconies) 15. Joist size, length, spacing, and any cantilevers noted 16. Type of floor surface noted 6. Other Requirements, Information, and Notes 1. Additional information will be required for Balconies. Note: please indicate if the deck is for a manufactured home with a pile or wood blocking foundation. Additional requirements may be needed. The Municipal Government Act authorizes requiring information for the purpose of a development permit application. The Freedom of Information & Protection of Privacy Act applies. Note: the minimum set back distance requirements from the side property lines and rear property line is under review. 3. Prohibition of hot tub or similar weighted items a. Note: please indicate if a hot tub or other similar weighted item will be placed on the deck. Additional requirements may be needed. 4. Foundation a. Note: please indicate if the foundation and/or floor structure will be supporting any roof load. Additional requirements may be needed. b. Note: please indicate if the foundation (piles, pwf columns, etc.) will be at least 1.2 m below grade. c. If the foundation is to be a shallow foundation, it must meet all of the following requirements: Not more than 55 m² (590 sq. ft.) in size; Not more than 600 mm (24 inches) in height from finished ground to underside of joists; Not supporting a roof; and Not attached to the house or other structure. 5. Floor Structure a. Note: please indicate if the columns are 6 X 6 and shown on the site plan b. Beam members 2 X 8 or larger c. Note: please indicate if the beam is 2 ply or 3 ply d. Joints in beam members centered over a support column e. Note: (for a manufactured home) please indicate of the joists are attached to the house f. Note: please indicate if flashing will be in place to direct wall moisture away from the house at the top of the deck nailer and floor surface. 6. Guard Rail a. Railing installed anywhere the deck is more than 0.6 m (24 inches) above the adjacent grade. Note: the railing must no facilitate climbing and the spacing between vertical members will be a maximum of 100 mm apart. 7. Stairs with more than 3 risers a. Railings on both sides of the stairs b.
