1 First, a brief explanation of how the proposal is designed to read. The quantities section below shows the amount of work required to complete the work as shown in the section below titled "picture that shows the scope of work" (pictures may not be included) and as described in the section below titled "locations of work to be completed on home". Most of the items in the quantities section also have a standard written description given below, that explains this particular item of work. Other items in the quantity section won't have a standard description of work so this will be given in the sections "picture that shows the scope of work" or the "locations of work to be completed on the home". Also, in some of the standard written descriptions, there are links to our website which further explain that scope of work. This makes it clear what expected from both parties, taking out ambiguity that is found in most bids or proposals that don't included blueprints. The details, pictures and descriptions, included in this proposal are the property of RAM Builders, done at significant cost to RAM Builders and our permission is not given for this to be a tool to for others to bid this work. This proposal is not to be ed, given or shared with other contractors bidding on the work. If the items included in this proposal are not included in other contractors bids, steps are being skipped by less experience contractors and their work will be less expensive and ineffective. All miscellaneous items (lights, exterior outlets, plants, downspouts, fences, etc.) will be removed, re-installed, relocated and/or protected. Construction debris removal and job site cleanup which is incidental to the above described work is included. It is important that stucco materials remain at or above 32' F during the curing process. The necessary placement of tarps and the heating of walls if needed is not included. KEY FOR COLORED LINES IN THE PICTURES BELOW: RED LINES- the red lines shows where the stucco and roofing will be removed so that the "roof to wall connection" can be redone as described below. BLUE ARROW- the blue arrow shows where the diverter flashing will be installed as described below in the proposal. YELLOW CIRCLE- the yellow circle shows where the stucco, soffit, fascia, and gutter, will be removed so that the "eave to wall" connection can be redone as described below. GREEN LINES- the area between the green lines shows where the stucco walls will be skimmed and recoated to match the rest of the stucco system. ORANGE LINES- the orange lines shows where the existing vinyl decking will be removed and where the new decking will be installed. BLUE LINES- the blue lines shows where the "cold joint reinforcement" and "stucco tie in" work will be done as described below in the proposal. NOTE- the blue lines are not shown in the pictures below due to lack of space in the pictures, but everywhere the stucco is removed and patched back in, where the stucco patch intersects with the existing stucco system, the work methods mentioned above will be implemented as described below. BLACK ARROW- the black arrow shows the dryer vent that will be removed and replaced with a new vent. GREEN ARROWS- shows the miscellaneous items that will be removed and reinstalled so that the stucco work can be done. RED ARROW- the red arrow shows where the roof to wall work will turn the corner and extend up the wall 3 linear feet. NOTE- the stucco that is removed and replaced to do the roof work will only be patched in, skimming and recoating the entire wall is not included since its a low visibility area. 7 Stucco Removal and Replacement: DESCRIPTION OF WORK: The removal and replacement of stucco will differ depending on the type of repairs being done. Isolated repairs- if a specific part of the exterior is causing the leak, for exampe the roof, a window, or a missing flashing, then the stucco can be removed just in that "isolated area". If the leak is associated with an improperly installed moisture barrieror, for example an over stapled moisture barrier, then Complete Removal and Replacement, of the stucco system would be the appropiate action to take. Isolated Stucco Removal and Replacement- to fix an area where the roof is letting water behind the stucco system, or to replace a flashing, will require the stucco that is covering that area to be removed. The stucco is skillfully removed, so that the existing stucco systems moisture barrier is preserved, simply saw cutting through the stucco system to the plywood makes it impossibe to tie into the existing stucco systems wire lath and moisture barrier. Not tying into the exisitng stucco systems moisture barrier and wire lath, will cause additiona leaks, and cracks in the stucco. Tying into the existing stucco systems moisture barrier and lath is essential to in order to have a moisture barrier that has the shingle effect keeping the water shedding down moisture barrier and keeping the water from getting into the wood framing of the home. Removing the stucco at the source of the leak usually confirms we have found the problem, and exposes any dry rot the leak may have caused. If no dry rot is found, the work can go forward as proposed. If dry rot is found, the home owner will be notified that additional work may need to be done, this work will be done on a change order or time and material basis as described below in the proposal. After the isolated roof or flasing repairs have been made, the new stucco system will be installed by carefully tying into the existing moisture barrier and lath that was skillfully preserved, using the methods described below in the proposal under "stucco tie in" and "cold joint reinforcement". Complete Stucco Walls Removal and Replacement- leaks that are a result of the moisture barrier behind the stucco system failing, usually requires the entire stucco system to be removed, so a new moisture barrier can be installed. Once the stucco is removed, if any dry rot is found, the home owner will be notified that additional work may need to be done, this work will be done on a change order, or time and material basis, as described below in the proposal. After the removal of the existing stucco system, and any additional repairs, the window, door and custom metal flashings, described below, can be installed. Then the new stucco sysetm can be installed. New stucco installation- two layers of Type 'D' 30 minute building papers will be installed over the plywood sheathing tying into the other flashings (describe below) to create a weather board style be installed for the moisture barrier. At minimal additional costs the moisture barrier can be done out heavier building papers, or 'Tyvek Stucco Wrap'. 1" x 20 gauge self furring galvanized wire lath will be installed over the moisture barrier. A pre-sanded base coat will be installed over the lath. After the base coat is completed, "Dryvit" 'DPR' acrylic finish will be applied. The color of the new acrylic finish will be a custom match but due to U.V. fading and dirt pick up the new color and texture will vary from the existing color.
8 Roof to Stucco Wall Connection: (see the red line in the picture above for the location of this work) A 6 wide strip of stucco will be removed above the roof line, from the eave area up to the ridge. or at the stopping point designated in the "scope of work picture" or in the above quantities section. This will be done without cutting the existing moisture barrier behind the stucco system, as described above under "Stucco Removal and Replacement". From the stucco wall and out onto the roof, the shingles will be removed in staggered widths ranging from 3' to 5' wide, from the eave area up to the ridge, or at the stopping point designated in the "scope of work picture" or in the above quantities section. After the shingles are removed, the existing roof underlayment will be carefully moved out of the way, but left in tact so that it can tie back into the new ice and watershield underlayment that is going to be installed. A 36" wide strip of ice and water shield underlayment will be installed across the newly exposed roof sheathing and up the wall sheathing, 31" of the ice and watershield is installed over the roof sheathing and the other 5" of it goes up on the vertical wall. The ice and watershield is installed parallel to the wall, from the eave area up to the ridge, so there are no seams in it. The existing roof underlayment will be reinstalled over the new ice and watershield underlayment. New roof shingles and metal step shingles will be installed where the old ones were removed to do this work. The existing stucco systems moisture barrier that was skillfully preserved as mentioned above in "Stucco Removal and Replacement", will be placed over the new metal step shingles and new ice and watershield, so that water that runs down the stucco system moisture will drain to the exterior of the roof. The stucco system will be reinstalled to terminate a /2" above the roof, this allows the moisture barrier behind the stucco system to drain to the exterior of the roof, it keeps the stucco system from being in contact with water running off of the roof, and lets the water run off the roof without being inhibited by the stucco. NOTE- the new shingles may not match the existing shingles due to age, availability, or dye lot differences. Eave to Stucco Wall Connection: (see the yellow circle in the pictures above for the location of this work) NOTE- Where the roof eave meets the wall, the framer usually places the 2x fascia board tightly against the wall's plywood sheathing. The roof is usually installed next, placing the roof's drip edge tightly against the wall's plywood sheathing. Then the metal fascia and soffit trim is installed. Usually this is all done before the stucco system is installed. When the stucco contractor installs the moisture barrier it's installed around the fascia, soffit and drip edge, this prevents the moisture barrier from being installed behind the eave, leaving an opening where water gets in behind the stucco systems moisture barrier. Sometimes just a few ounces of water that gets in each time it rains or the snow melts, and may never cause a leak into the home. The wall sheathing absorbs this water and the moisture resistant properties of the stucco system prevent the water from drying out, which causes the wall to rot out. This is usually evident by the staining and cracking that starts right at the eave to wall connection and continues down the wall. Just installing a diverter flashing will not eliminate water from getting behind the stucco system and into the wood framing of the home. To prevent water from getting in the moisture barrier needs to be extended behind the fascia, soffit and drip edge. REPAIR METHOD- Where the roof eave meets a stucco wall, the soffit, and metal fascia trim will be removed, the roofing will be removed as described below under "roof to wall connections", then the 2x fascia board will be cut back from the wall sheathing 1, this creates a gap so that the stucco systems moisture barrier can be extended behind the eave. The stucco around the eave will also be chipped back so that the newly installed moisture can tie into the existing stucco systems moisture barrier. Soffit and Fascia Removal and Re-installation at Eave to Wall Connections: (see the yellow circle in the above picture) In order to do the work as described above under eave to wall connections, a section of soffit and fascia will be removed. This exposes the 2x fascia board, so that it can be cut back an allow the moisture barrier to be extended behind the 2x fascia board. This allows the moisture barrier to be installed and meet the Building Code Requirements of a 2" horizontal lap, and 6" vertical lap of the moisture barrier to the other parts of the homes exterior. This creates a moisture barrier that is continuous from the roof to the stucco system without joints thats letter water into the wood framing off the home. After the stucco system is extended behind the eave, and the stucco work is done, the soffit and fascia will be reinstalled. Diverter or Kickout Flashing Installation: (see the blue arrow in the picture above for the location of this work) NOTE- Just installing a diverter flashing will not eliminate water from getting behind the stucco system and into the wood framing of the home. Where the roof eave meets the wall, a galvanized metal diverter flashing will be installed. The diverter guides water into the gutter. A diverter is made from cutting a joint in a commonly used roofing metal step shingle, then bending it into the shape of a diverter. Most contractors leave this cut untreated, which allows water to get behind the roofing and into walls 2x framing, in our diverter flashings, this joint will be welded. Cold Joint Reinforcement: (see the blue lines in the picture above for the location of this work) At all areas where stucco is removed and a new stucco system is installed a joint is created, to keep this joint from cracking through the new stucco systems color coat the joint has to be reinforced. A Fiberglass Mesh will be placed over the joint, onto the new and existing stucco systems, then a thin skim coat material will be applied over the mesh tying the two systems together.
9 Stucco Tie In: (see the blue lines in the picture above for the location of this work) When only some walls of the stucco system are replaced care has to be taken to correctly tie back into the existing stucco system. At the corner where the new stucco system will meet the existing stucco system, 6" of the existing lath (building papers and stucco netting) will be left and 4" of the existing stucco. The 6" of lath and stucco netting allows for the proper laps so the new lath can tie into the existing lath. The 4" of stucco will provide sufficient area for the cold joint to be reinforced. Custom stucco color match: A 4"x4" section of the stucco will be removed and taken to be scanned by a computer and then custom matched by a technician. The color will not be an exact match but will be so close that if the entire section of wall area is done this slight variance will not be noticed. If just a part of the wall area is done there will be a noticeable variance in the stucco color match. The section of stucco that was removed will be patched in as described below under stucco patch. Skimming and re-coating: (see the area between the green lines, in the picture above, for the location of this work) After proper repairs are made, this work can be conceal by applying a cementitious skim coat over the existing stucco system and the stucco patches that were done around the repairs. and new acrylic stucco finish over the entire wall area effected by the work. This is usually recommend since just patching over the area where the work was done looks like a patch, the small quarts rocks in the stucco finish that create the texture don't feather onto the existing system, also color variances also will show up in a patch that won't show up when the entire wall is skimmed and recoated. Sometimes the work can be concealed with a decorative stucco band, for example, if the work being done requires only 4-5 of stucco to be removed above a roof or brick wains coat, a stucco band, similar to those place around window and doors as a decorative trim, can be used to cover the patched area and the cold joint. If this is possible, it will be recommend and an option will be given in another proposal. If the work is more obtrusive its best to skim the entire wall flat by applying a thin cementicous coat over the entire effected wall. Skimming the entire wall is necessary so that when the new stucco finish is applied and floated for texture the texture will be rilled evenly. The skim coat also bonds to the existing stucco finish much better than just applying new stucco finish over existing stucco finish, this bond ensure the stucco is not going to fall of the wall after a few of Utah's freeze thaw cycles. By applying new stucco finish to the entire wall, it hides any color variance from the wall that is skimmed and recoated from walls on the building that may not be done. Each stucco color is custom matched but there will be variations from the existing stucco Stucco Crack Reinforcement: (see the purple areas in the picture above for the location of this work) At cracks in the existing exterior some measures have to be taken to prevent them from telegraphing the new exterior finish. There is no stucco or paint that will span a crack, for very long, due to movement from the freeze thaw climate. To prevent the crack from telegraphing through the new finish the crack will be reinforced by placing a fiberglass mesh over the crack with a stucco base coat. The mesh will be placed at least 3 past each side of the crack and will be embedded in the basecoat. Miscellaneous Items: (see the green arrows in the picture above for the location of this work) Miscellaneous items include, lights, downspouts, exterior outlets, and other items that will need to come off the wall in order to do the stucco work, this items will be reinstalled after the completion of the stucco work. Scaffolding: To access the work area scaffolding will be set from the ground to the work area. Hand rails will be installed around the perimeter of all levels of the scaffolding. The scaffolding is required to be tied off to the home when the height of the scaffolding is more than 6 times the width of the scaffolding. Where the scaffolding legs meet the surface, blocks will be set and the scaffolding will be fastened to the blocks. The maximum length of each section of the scaffolding is 10', the width varies from 3 or 5 feet, depending on the type of scaffolding frame used. Landscape Protection: From the house out past the scaffolding a couple of feet, burlap, tarps, or plastic, will be placed over the ground. Over decks, roofs, and concrete, tarps and/or plastic will be used. Over grass or flower beds, burlap ground cover will be used so that the plants and grass will not burned, and can be watered. All bushes and trees that are in the scaffolding or work area, will be tied up to protect the limbs from being broken. Stucco Patches: (see the red arrows, in the picture above, for the location of this work) The existing hole will be filled with a cementitious base coat, the joint from the patch to the existing stucco system will be reinforced with fiberglass mesh and a cementitious basecoat, then a color similar to the existing color will be applied. Patched stucco will look like a patch due to difference in color and texture, also the joint reinforcement makes the patch slightly thicker than the existing stucco system. TIME AND MATERIAL, CHANGE ORDER, OR UNFORESEEABLE CONDITIONS:
10 On about half of the homes that we work on we find some rotted sheathing beind the exterior. If there is dryrot behind the exterior it is usually exposed by the removal of the exterior cladding during isolated repairs, or by a full exterior cladding removal and replacment procedures. Any rotted sheathing or 2x framing that is found, needs to be replaced since this provides the backing for the new exterior cladding fasteners. Determining the cost of this work is difficult to estimate accurately,prior to the removal of the exterior. If dryrot is found the homeowner or contractor will be notified, the exterior cladding will be removed back to good sheathing and 2x framing. After the damage is exposed, a change order, or an esimated amount of hours for repair, will be given to the homeowner or contractor, prior to the additional work being done. The homeowner or contractor is free to use a different contrator to do the additionl work if it can be done in a timely manner without impeding the work included in this proposal. Since RAM often engages in other types of work where there is concealed damage or unforeseeable conditions, these same principles apply to any additional work that is found while doing work that given in this proposal. A labor rate of $48.50 per man hour, will be used to determine the cost of the change order or will be charge per hour for the total hours that it takes to do the work, when an estimated amount of time is given to complete the uncovered work. EXCLUSIONS: Building permits, if required, shall be provided by others. It is important that stucco materials remain at or above 32' F during the curing process. The necessary placement of tarps and the heating of walls if needed is not included. Replacements or repair of incidentally damaged landscaping is not included. Its possible that when the home was built electrical wires were not place in the middle of the stud, if this is the case our lathing staples could penetrate these wires and cause a short. RAM Builders can find and fix the short but if its occurs because the electrical wire was improperly placed during original construction, RAM is not liable for the cost to locate and fix the short. Considerable force will need to by used to remove the existing stucco system this may cause items on the interior walls to be vibrated off and cracks or nail pops in the dry wall, RAM Builders is not liable for items vibrated off the walls, cracks or nail pops in the drywall. To complete the work some components of the exterior will have to be removed, if it appears that it may rain or snow plastic will be place over exposed walls, however this may not keep all the water out and damages to the interior of the home due to the removal of the stucco, rain gutters, down spouts, etc... is not the responsibility of RAM Builders. The repairs described in this proposal are base on a very limited visual observation of the home. There are many exterior components of a home that can cause leaking and water damage. This 'Localized Repair' proposal is addressing obvious defects with the exterior. It is possible that leaking and damage will continue to occur after our repairs if other deficiencies are not discovered and addressed. 'Full Tear Off' of the existing exterior, the retrofit of all exterior components, and the installation of a new stucco system would have to be done to insure a water tight and problem free home. An extensive intrusive inspection or water test of the exterior cladding and all components can be done by us on a time and material basis or others to determine if localized repairs are sufficient. If it is determined that 'Localized Repairs' can effectively solve the problem, they can be performed based on the inspection report. LIMITED WARRANTY: The work that is performed under this contract is warranted for three years following substantial completion of the proposed work and is limited to faulty workmanship as it relates to our application of new products and materials. If areas that are repaired leak in the future, we will do necessary testing to determine the source of the problem. If it is determined that the leak occurs above or adjacent to our repairs and the area was not previously repaired by us, necessary repairs can be made at an additional cost. If our workmanship was done incorrectly, we will repair the areas at our own expense. This guarantee will only be in effect only after RAM Builders, Inc. has received full payment for all work listed above. This warranty does not apply, and RAM Builders, Inc. makes no guarantee or warranty, and disclaims all liability where any failure results from structural movement or defects, or from underlying faulty original construction, design, or failed original existing windows, misuse of the structure, accident, fire or other casualty or other physical damage.
