1 Page 1 of 8 PLYMOUTH CREEK HOME OWNERS c/o Omega Management, Inc th Avenue North #108 Plymouth, MN MAINTENANCE SERVICE POLICY In general, the common facilities which are available for use by all of the owners and residents are maintained by the Association at common expense. The individual owner is responsible for maintaining the property within the exterior walls of their townhome. However, some maintenance needs are not clearly defined or are left to the discretion of the Board. In the interest of clarity and fairness, the following maintenance/cost allocation guidelines have been adopted by your Board of Directors. Grounds: 1. Landscape, Lawn, Trees, Shrubs and Flowerbeds Repair and replace. 2. Retaining Walls Repair and replace. 3. Private Streets and Driveways Repair, resurface and replace. Plow after snowfalls of 1½ inches. Sand after freezing rain. 4. Sidewalks and Steps Repair and replace. Shovel after snowfalls of 1 ½ inches. Sand after freezing rain. 5. Walking Paths None - maintained by City of Plymouth. 6. Private Street Lights Repair and replace, change bulbs, provide electricity. Install additional landscaping plants and features only after obtaining Association. Maintain flowerbeds planted by an owner, or return to original condition. Remove snow from driveways for snowfalls of 1½ inches or less, and underneath and around parked vehicles. Remove snow from walks and steps for snowfalls of 1½ inches or less.
2 Page 2 of 8 7. Underground Sanitary Sewer, Water, Electric and Gas Lines Repair and replace if serve more than one unit. 8. Storm Sewers Repair and replace. 9. Irrigation Repair and replace. 10. Mailboxes None, other than to remove snow from walkway; mailboxes are owned by the United States Postal Service. Building Exteriors: 1. Foundation Footings, Concrete Block, Wall Framing, Sheathing, and Insulation. Repair and replace if serve only one Unit, but are located outside of the Dwelling foundation. Maintain, repair and replace from the Dwelling foundation in. Contact United States Postal Service for assistance with lock or key problems, and other maintenance concerns. This is a part of the Dwelling which is maintained by the individual owner. 2. Drain Tile Repair and replace drain tile, sump pump and related discharge system. 3. Entry, Deck, Patio and Garage Light Fixtures Repair and replace fixtures installed by Association. Clean, change bulbs, maintain wiring and switches. Repair and replace owner-installed fixtures. 4. Patios Repair and replace. Shovel snow, clean as desired. 5. Front Porches and Steps Paint/stain, repair and replace entire porch assembly, including footings, posts and concrete slab. 6. Roof Shingles, Underlayments, Flashings, Decking, Gutters and Downspouts 7. Roof Trusses, Attic Insulation Repair and replace. Clean gutters as needed. Remove snow and ice only if Association determines that ice dam is causing interior leak. Repair and replace porch roofs. Shovel snow, clean as desired. Install gutters and downspouts only after obtaining written approval from the Association. This is considered to be a part of the Dwelling to be maintained by the owner.
3 Page 3 of 8 8. Skylights, Tubular Skylights Repair and replace (except porch skylights). Repair and replace porch skylights. 9. Powered Roof Vents Maintain roof flashing. Repair and replace. 10. TV Antennas, Satellite Dishes 11. Brick, Siding, Soffits, Fascia, and Trim Paint, caulk, tuckpoint, repair and replace. 12. Privacy walls at ground Repair and replace. level. 13. Entry Doors, Sidelights Paint, varnish and caulk exterior surfaces. Repair and replace door, frames and trim. Replace broken glass, screens. Install only after obtaining Association. Install in accordance with Association guidelines. Remove equipment, including cabling, when that is necessitated by Association maintenance activity, and reinstall/readjust. Maintain weatherstripping, door handles, locks, and other hardware. Paint, stain and varnish interior surfaces and related trim. 14. Storm and Screen Doors 15. Windows, Sliding Doors Repair and replace (except glass and screens). Replace glass and screens. Paint and caulk exterior surfaces. Paint, stain and varnish interior surfaces and related trim. Repair and replace glass, screens, frames, sashes and interior and exterior trim, including brickmold. Maintain all hardware, including locks, tracks, rollers, operators, hinges and weatherstripping. 16. Shutters Repair and replace. Install only after obtaining Association.
4 Page 4 of Garage Doors Paint and caulk exterior surfaces. Repair and replace door panels and exterior trim, such as brickmold. 18. Decks, Balconies Paint, repair and replace, including footings, posts, support beams, joists, floorboards, railings and stairs. Repair and replace weatherstripping, locks and all operating hardware, including tracks, rollers, hinges, springs, and operator. With Board approval, homowner may paint, repair and replace their own decks and balconies. Shovel snow, clean as desired. 19. Deck Awnings Install only after obtaining Association. Repair, maintain, and replace. 20. Screened or Enclosed Porches Paint, repair and replace the Repair and replace skylights various exterior surfaces to and roofs. same extent as described herein for similar surfaces of building, such as siding, soffits and fascia. Repair and replace all pipes, wiring, valves, disconnects and related devices serving the Common Elements or more than one Unit. Maintain condenser unit, pad (including leveling) and all wiring, piping, disconnects and related equipment. Maintain duct work from fixture to external vent housing. Clean external vent housing. Homeowner responsibility if serves only their Dwelling.
5 Page 5 of Faucets Repair and replace exterior faucets and related piping and valves. Winterize to avoid freeze up. 25. Signs, Address Numerals Maintain address and street signs. No permanent signs or numerals are allowed other than those provided by the Association. 26. Doorbells Repair and replace.
6 Page 6 of 8 Building Interiors: 1. Foundation Footings, Concrete Block, Wall Framing, Sheathing, and Insulation. These are a part of the Dwelling which is maintained by the individual owner. 2. Drain Tile Repair and replace drain tile, sump pump and related discharge system. 3. Concrete or Wood Sub- Flooring, Joists, Finished Flooring 4. Wallboard, Paint, Ceiling Texture, Wallcovering, Other Decorating Finishes This is a part of the Dwelling interior which is maintained by the owner. All wallboard and decorating is part of the Dwelling interior and is the owner's responsibility. 5. Garage Floor, Apron All garage floors and aprons are part of the Dwelling to be maintained by the owner. 6. Utilities within the Dwelling (electric, gas, sewer and water, inside perimeter walls, foundation) 7. Fireplace and Chimney Paint, repair and replace exterior wall surfaces, roof flashings and flue vent covers. 8. Furnace, Heating Ducts, Hot Water Heater, Appliances 9. Plumbing and Electrical Fixtures, Switches, Outlets, etc. All pipes and wiring serving only that Dwelling are a part of the Dwelling maintained by the owner. Inspect and clean fireplace and flue to maintain a safe condition. Repair and replace fireplace and flue. Install only after obtaining Association. These are a part of the Dwelling interior and are the owner's responsibility. These are a part of the Dwelling maintained by the owner. Maintain in good condition so that damage is not caused to neighboring Dwellings.

8 Page 8 of 8 Miscellaneous: 1. Refuse Collection Contract for once-a-week pickup of household trash and recyclables. Upon request, make special arrangements for large or unusual quantities of items such as carpet, appliances and furniture. 2. Pest Control Perform exterior pest eradication when Association deems necessary. 3. Pets Repair of pet damage to lawns and shrubs, if not performed by homeowner in a timely manner. 4. Insurance Insure the full replacement cost value of the real property. Investigate and settle insurance claims. Repairs to Dwellings - pay deductible amount under Master policy as assigned by the Association. Place trash and recyclables outside on the day of pickup. Return empty containers inside on the same day as pickup. All eradication, except as performed by Association. Immediate cleanup of feces from grounds. Carry homeowners insurance (Form HO-6) to cover personal property and liability and potential Master policy deductible. Contact management company to report a loss. Any exterior or structural modification made without prior written approval of the Board of Directors will be subject to removal by the Association. Damage to the Common Elements or any Dwelling as a result of the acts or omissions of a Unit Owner is the responsibility of the person causing the damage, or whose agents, guests, or invitees caused the damage. In special circumstances, the Board of Directors reserves the right to assess solely to the benefited Owner(s) the cost of maintaining the Common Elements or the Dwelling as provided in the Declaration, Article VII, Section 1. This is provided as a convenient, simplified means of communicating some important information to you. It neither affirmatively nor negatively amends or alters the provisions of the Association's Declaration or Bylaws or applicable Minnesota Statutes. In the event of any conflict among the provisions of this Policy and those documents mentioned, the documents shall control. Effective April 1, 2004.
