General architectural description: This residence consists of: a main 1½-story side-gabled section; a lower, intersecting front-gabled section which forms the north end of the west elevation (façade); a large cross-gabled addition to the east (rear) elevation; a lower, gabled and shed-roofed extension to the addition s north elevation. The original front part of the house is supported by a low stone foundation, while the exterior walls throughout are clad with painted red horizontal wood siding with painted cream white 1 by 4 corner boards. A painted white 1x board with a wood water table separates the foundation from the horizontal siding. The roof is covered with grey asphalt composition shingles, and the eaves are boxed with painted cream white and green wood trim. A narrow gabled wall dormer, with a 1/1 double-hung sash window, overlooks the façade. A non-historic boxed chimney is located on the north-facing roof slope of the lower front-gabled section. A multi-light, glass-in-wood-frame front door, covered by a painted blue wood storm door, enters the south half of the façade from a 4-step wood porch. This porch features a wood plank floor, painted blue and white turned columns and a shed roof. Two large single-hung sash windows penetrate the façade wall. One is located just south of the front porch, while the other is centered in the west wall of the frontgabled section, north of the front porch. A fixed-pane diamond-shaped window penetrates the upper façade wall, above the porch roof. The original windows elsewhere are primarily 1/1 double-hung sash, with painted blue wood frames and painted cream white wood surrounds. A set of paired, 15-light, painted blue, glass-in-wood-frame doors enter the addition s west elevation where it extends south of the historic building. These doors lead into the house from an open shed-roofed porch with an open wood railing and with chamfered 4 by 4 wood posts. A painted blue glass-in-wood-frame door enters the addition s north elevation from a small gabled porch with chamfered 4 by 4 wood posts.
3 22. Architectural style/building type: Late 19th and Early 20th Century American Movements 23. Landscaping or special setting features: This well-maintained property is located at the southwest corner of High Street and Lincoln Place, near the east end of the Breckenridge Historic District. 24. Associated buildings, features, or objects: Garage A two-stall garage is located northeast of the house. This wood frame building has a concrete slab foundation and floor. Its lower exterior walls are clad with stained brown board-and-batten, while its upper exterior walls are clad with stained brown horizontal wood siding. Stained brown board-and-batten also appears in the upper gable ends. The garage is covered by a moderately-pitched front gable roof, with corrugated metal roofing material laid over 1x wood decking and 2x wood rafters. The rafter ends are covered by a fascia board and are exposed beneath the eaves. Two vertical wood plank garage doors on the north elevation open onto an asphalt driveway which extends to Lincoln Place. A stained brown wood-paneled door, with six upper sash lights, is located on the west elevation. Two 4-light windows penetrate the west elevation. A 4-light window is centered in the north elevation s upper gable end. A small gabled extension is located at the east end of the south elevation where there is another stained brown wood-paneled door with six upper sash lights. Privy A historic privy, which measures approximately 4 feet square, is located east of the residence. The privy has vertical wood plank exterior walls and a shed roof covered with corrugated metal. A vertical wood plank door is located on the east elevation. Shed A historic wood frame shed is located near the center of the east (rear) end of the property. This shed measures approximately 22 N-S by 6 E-W. Its exterior walls are clad with stained brown board-and-batten, and it is covered by a shed roof with corrugated metal roofing material laid over 1x wood decking. A vertical wood plank door, sidehinged with metal strap hinges, enters the west elevation. Barn A small historic wood frame barn is located near the rear southeast corner of the property. The barn measures approximately 10 N-S by 16 E-W. Its exterior walls are clad with vertical wood planks, with horizontal wood planks in the upper gable ends. It is covered by a moderately-pitched front-gable roof, with corrugated metal roofing material laid over 1x wood decking. A vertical wood plank door, side-hinged with metal strap hinges, enters the west elevation. An opening in the west elevation s upper gable end is shuttered with a vertical wood plank door, side-hinged with metal strap hinges.

Historical background: Born in Kentucky in 1878, Robert Claire Duncan moved to Breckenridge, Colorado, in He was employed for several years at the C. A. Finding Hardware, before opening his own mercantile establishment in He also leased the Puzzle mine in Illinois Gulch in His wife, Hattie Sisler, whom he married in 1895, was the daughter of John Sisler, a pioneer placer miner. The Duncans finished constructing this handsome residence in An October 4, 1902, newspaper article called the new house "a credit to High Street." Duncan was elected mayor of Breckenridge in Hattie Duncan sold the property to C. E. Condon in April of Condon was a medical doctor in practice with his uncle J. F. Condon. The house remained in that family's name until the 1960s when Breckenridge Lands owner Bill Rounds purchased the property. Other known owners are Barney and Kate Brewer, Jim Hitchcock, and Charles and Sally McCollum. 36. Sources of information: Summit County Assessor. Statement of significance: This property is historically significant for its association with Breckenridge s residential development dating from the time of its construction in the early 1890s. It is also architecturally significant for its gabled-l plan and Late Victorian era architectural characteristics. Despite alterations to the historic building, this property retains sufficient overall integrity to rate as a contributing resource within the Breckenridge Historic District. 43. Assessment of historic physical integrity related to significance: This property displays a somewhat less than ideal level of physical integrity, relative to the seven aspects of integrity as defined by the National Park Service and the Colorado Historical Society location, setting, design, materials, workmanship, feeling and association. The historic dwelling has been substantially enlarged. The addition, however, is to the rear and side of the historic building, and is compatible in terms of its materials, massing and design. The integrity of setting is enhanced by the presence of the historic barn, shed and privy.
