11 concrete base construction oncrete base Preparing your concrete base It is essential that this job is done correctly, a concrete slab, dead level and square. It should be 6 /150mm longer and wider than the overall size of the garage. Made up of 4 /100mm of consolidated hardcore. 4 /100mm concrete on top of well prepared ground. A B 3ft Set the first corner of the shuttering at 90 degrees. Check by marking 3ft along one edge and 4ft along the 4ft other edge. Measure across the two marks. This should 5ft measure 5ft. If under, move one edge out; if over move to exact dimension. Set the rest of the shuttering to the correct dimension, check diagonals A and B which should be equal. It is important the base is level as well as square. We would recommend that you allow a toe of concrete approximately 9 /225mm wide around the base edge. This will stop the hardcore leaking out after the shuttering is removed. Make sure when tamping the concrete you get it as smooth as possible, no humps or hollows. Smooth trowell the perimeter edge. Ground level Hardcore A badly laid base will only lead to problems when it comes to erecting the building. An out of square base can lead to the garage running off the edge. A base sloping in its length, with a slight fall, will give staggered joints and an uneven line. A severe slope could mean non-erection. A slope across the width could create problems for fitting doors, again if too severe, a non-erection. Humps and bumps will create staggered joints and an uneven roof. Areas looked at are planning, suitable access and location of the base. An L&M site survey also detects the presence of interference from other sources i.e. neighbours trees and boundaries. Stage 1. Inspect access point. How accessible is the site for construction of the concrete building, i.e. Lorry access. Stage 2. Inspect the site. Visual inspection of the proposed site and suitability for a concrete base is determined. Identifying any potential problems that may effect the erection of a concrete building. At this point you discuss placing an order or think about the information you have been given and make an informed choice later

12 delivery L&M elivery information Taking delivery of your new garage or shed Delivery is free of charge in most areas provided there is easy vehicular access to your garage base. If our lorry cannot get within 30 yards of your base a charge will be made to transport your garage from our lorry using a smaller vehicle. FREE delivery Conditions apply. Ask for details Delivery of your building will usually be on the same day your building is erected. L&M Sturdy Garages use a 7 ton flat bed lorry to deliver your building. If you suspect a problem with the size of the lorry, eg weight, height or width restrictions please inform us so we can plan and make alternative arments if possible. In the unlikely event that we cannot erect the building at the time of delivery it will be either off loaded on site or returned to our production plant and a further re-visit charge made before we erect. Your questions answered Do I need planning permission? Under new regulations that come into effect on 1 October 2008, outbuildings are considered to be permitted development, not needing permission, but are subject to limits and conditions. We always advise talking to the local council authority to clarify you requirements as some authorities differ. Can I lay my own base? Yes you can lay your own base, alternatively we can ar for it to be laid for you. It is essential that the base laying is done correctly as a badly laid base will only lead to problems when it comes to erecting the building. Will you still erect the garage if the base is not level? Unfortunately this depends on the base and how bad the levels are. If the levels are unworkable then you will have to re-level the base. This means we will have to return at a later date to erect the garage which will incur a cost of Can I use an existing base? We recommend a site survey to establish viability of the old base, which must be level. This will also highlight any problems concerning the size, strength and condition of the base. Do you dismantle old garages & sheds? Yes we can ar for your old building to be dismantled and removed from the site. Some old buildings have asbestos in the roof sheets these can only be removed under license. We can ar for this to be dealt with promptly, efficiently. Look at our website for details on asbestos. When will I get my garage? We generally deliver and erect on the same day. This makes the whole process simple and less disruptive for our customers. Arments for delivery and erection are organized on a 3 to 4 week timetable but if a customer wants to fast track his order this can be accommodated. How long will it take to erect my garage? This depends on the size of the garage but in the majority of cases between 4 to 8 hours. What is a fillet? This is a mixture of 4 parts sand to 1 part cement placed on the inside of the garage at the base of the panels 2 inches up the panel and 2 inches out. This is used to weatherproof the junction between two areas. What is an infill? If the garage you purchase has a smaller up and over garage door than width of the garage it will require an infill. An infill consists of concrete panels place to fill the gap on one side or the other of the up and over door. How do I prevent damp coming up through the floor? When you are casting the base put in a damp proof membrane. 100g plastic sheeting is normally recommended. If you re not sure ask a local builder for advice. Payment When you place your order we ask you to send a deposit of 10%. This secures the price for your garages. balance of your payment will be required on the day of delivery and erection of the garage.
