I started studying civil & environmental engineering at Hanyang University and am in my second semester. I ve been in CM/CIC (Construction Management / Computer Integrated Construction), performing the project relating to BIM. Abstract BIM must be one of the hot issues now in construction industry. The academic circles and the business are not hesitant to introduce BIM in an attempt to make use of many advantages BIM has. Many public buildings were built incorporating BIM in whole or in part, and the new policy of the Office of Supply which encourages using BIM will help apply BIM to more projects. Apartment is one of the most common types of housing in Korea, which is also no exception in applying BIM. In fact, LH awarded the contract which partially incorporated BIM. Application of BIM however has been very insignificant in its effect and implication. Since the application was limited to the smallest part of the project, instead of a full-scale application, the intent of BIM which was designed to be applied from the planning stage till the final maintenance stage couldn t be working. This study was aimed at reviewing the reality of BIM which has been astray in application, thereby seeking the way to more effectively make use of BIM from the bid & contract stage. 3 Introduction In line with growing construction industry, it s important to place and manage the orders, considering overall process from planning to design, construction and maintenance and developing the measure to effectively manage the design information serving the fundamental is needed. Furthermore, a severe competition in international market, coupled with strengthened competitiveness of Chinese and Southeast Asian contractors and worsened domestic market environment, has led us to participating in high value-added construction sector which has long been dominated by advanced nations. As part of the solution to deal with such challenge, BIM, the hot potato in contemporary construction market is viewed as the alternative. BIM has been introduced to many projects in Europe since 2000 and in USA since 2005, resulting in innovative production system as well as cost & schedule reduction by up to 20~30%. The Office of supply enacted BIM-related guideline, putting BIM on center of the future construction industry. However given the current domestic contract system, it s difficult to comprehensively make use of the advantage of BIM, but it s very constrained and thus changing to current contract system is more than important. This study hence was intended to recommend the optimal construction contract system using BIM. 1. Analysis of tendency of the study on construction project contract and BIM 2. Recommendation for improving the problem with domestic BIM contract for apartment projects Theoretical review Evaluation of contract method Construction contract is categorized into the broad method and narrow method. The contract in narrow sense is defined as an organizational system which assigns particular obligations and rights to the people and organization and defines the relationship with various elements and also an organizational system adopted by the client for the purpose of design and construction management in construction project It means contract method determines the type of organization as well as the scope of responsibilities, obligations and assignment and diversified contract method leads to diversifying the distribution system of such services. When it comes to the contract method in a broad sense, it s not simply constrained to organizational configuration among the construction participants but it accommodates the bid type, contract method and post-contract management. Such contract method is defined in various ways by the researcher. Table 1 shows the examples. Table1. 4 Love, Skitmore and Ear I(1998) Organizational concept which grants specific obligations and authorities as well as defines the relationship among various elements of construction project Riverio(2001) The construction project management and development method and the construction process varies depending on contract type Anderson(2006) The system granting the role and responsibilities to the project participants Theoretical review of BIM BIM is kind of the set combining the process operation and the tool and it may be defined as Building the integrated tool which functions to create, manage and publish the information contained in all life cycle (design, construction and management), Information all information contained in LCC (life cycle cost) of the building and Modeling, all information contained in LCC Application of BIM for life cycle management of construction project is based on BIM, CPLM and IFC, BIM is 2D/3D Object-based model which shares and is compatible with all project information during the life cycle and CPLM is BIM-based construction process support environment which was developed by benchmarking PLM in manufacture industry, and IFC refers to international standard format for BIM data exchange. Analysis of RFP of BIM-applied domestic construction project RFP (Request for Proposal) of domestic projects, which include apartment but not limited to, using BIM was compiled and evaluated focusing on their characteristics. The evaluation was focused on LH s 2D-based guideline for design contest. Where, 2D refers to adding BIM partially to existing general construction process, instead of applying BIM to entire area of RFP. Among the projects for analysis were 2 design contests by LH (Paju Unjeong, Incheon Geomdan) and 3 private architectural design contests (Korea Power, Legal Research & Training Institute, Gyeongju Convention Center) Before analyzing the project individually, the problems commonly found from current BIM-applied design contest guideline were reviewed. First, current RFP, when comparing to 2D-based design contest guideline, is simply the addition or modification of the form of submittal. Second, BIM was not used as the tool for improving the design quality but BIM application rather constrained the design process or the submittals. Saying in conclusion, current BIM-applied contract system totally failed to make commitment to enhancing the process which is the ultimate goal of BIM. 633

Submission of area model data (qualitative review in commercial sense), building model (including architectural & structural members) data (design quality evaluation), façade model (comprising façade member and floor slab only) data (residential performance evaluation) and complex model (whole building façade and client-provided site model are integrated) data (design quality evaluation and visual review) - Lack of data necessary for environment friendliness analysis - Verification method needs to be developed - Accurate preparation/ verification guideline is needed Recommendation for improving the problem with domestic BIM contract for apartment projects The principle for improving BIM-applied domestic guideline of apartment design contest is as follows. First, the submittal shall be adjusted in a way of using BIM. For instance, change of 2d deliverables such as drawing and KOSIDIC and definition and use of BIM submittal is needed. Moreover, LOD standard and design standard which incorporates project requirements are required. Second, the guideline or the report indicating work process is needed. The relationship among the submittals shall be identified by such report or guideline and BIM model shall serve the platform for deliverables. The guideline for contract award which will be developed by incorporating the aforementioned will help LH develops the database more effectively as well as enhances the consistency among the submittals, 634

6 upgrading the efficiency a notch. A reliable visualization, quantitative verification and transparent construction business will be achievable when eliminating the distorted CG. Conclusion This study was aimed at reviewing the problems with the guideline for BIM contract at design contest stage. First, evaluation of the problems with existing BIM process was carried out by reviewing the cases of BIM-applied RFP, which shows the outline of application of BIM in domestic industry. Further study to identify the problem as well as to develop the improvement measure is expected to make commitment to introducing BIM more comprehensively. According to the Office of Supply, BIM shall be mandatorily applied to all government s construction projects valued \50 billion or more, beginning in 2013.Given the increasingly important role of BIM, more specific guideline in applying BIM is required. The study has been underway and the ultimate goal is to develop more practical BIM guideline through systematic analysis.
