10 Corporate Headquarters Built in 1998 as a green building, Building 701 serves as the hub for Armstrong's Corporate Headquarters, housing the executive offices and several AFP and Corporate groups. The 701 Building was constructed when LEED certification was first beginning, and its design helped to created the final criteria for the first LEED version, LEED for New Construction. 10

24 LEED Certification On August 26, 2014, PSECU received their official LEED GOLD certification from the U.S. Green Building Council. (Leadership in Energy and Environmental Design) 24

26 LEED Certification Features include: Premium Parking spaces for Fuel Efficient and High Occupancy Vehicles. 37% optimization in energy performance through the use of occupancy sensors, daylight harvesting and the CHP plant. 30% water use reduction through low flow water fixtures and faucets. Construction waste management as 75% of construction debris was recycled. Storage and collection of recyclables within building. Smoke Free Campus. Use of low emitting materials for adhesives, sealants, paints, etc. Advanced system commissioning of the building Energy Systems. 26

27 LEED Certification Biggest Success Adjustable height workstations for all cubicles and office desks- use minimal power (LEED certified) and are an extremely successful employee benefit. Roof Garden employees love this area for breaks/lunch Water use reduction our baseline calculation was 30% reduction. Actual is around 44% based on low flow sinks, showers, toilets, etc. CHP plant that allows PSECU to generate their own power. 27

28 Why CHP (combined heat and power) 28

29 How does CHP work? Starts with the installation of four natural gas powered Micro-Turbines. Those four turbines create up to 800 KW of power. Heat Exhaust from the Micro-Turbines is captured and used as an energy source. Heat Exhaust is either piped to an absorption chiller that provides a chilled water source in the summer or to a heat exchanger that provides a hot water source in the winter. 29

30 How does CHP work? Can power close to 100% of building (during fall/winter months and off peak hours) and 60-70% of building (during peak times in the summer). Our data center is powered 100% of the time by the co-generation system. We also have back-up generator that can support the entire building. Data Center is the priority for the co-generation system. We have budgeted for a 5 turbine for

31 Projected Savings NOTE: Since the turbines have only been in operation since April, 2014, we do not have a full year of data. However, we anticipate the following to occur: 6.6 million KW per year generated by co-generation. (instead of grid) Savings of $741,236 based on the value of the electricity PSECU would have purchased from the grid. Net savings of about $447,000 per year for a payback of approximately 5.6 years. 74% efficiency rating based on the overall combustion efficiency, heat and electric generation. We have entered into an Interconnection Agreement with PPL that will allow us to sell access power back to the grid. 31
