At Artis, corporate sustainability is a core value, and has been for many years. With the completion of our Sustainability Report for 2015, I can say with confidence that we are more committed to the accountability and transparency of our sustainability program than ever before. As one of Canada s most prominent landlords, we are responsible as an employer and as a member of the community, to set a high standard in sustainable practices and demonstrate the importance of environmental care and protection. At Artis, we create a culture that values and prioritizes corporate sustainability, and we consider it our mandate to invest in, develop and manage buildings in an environmentally prudent and resource efficient manner. To measure and maintain this standard of sustainability, we have adopted three globally recognized programs, each of which is described in our Preferred Environmental Programs: LEED, BOMA BEST, and Energy Star. We consider certification by one or more of these programs an integral part of our asset investment and management strategy. In this report we feature Max at Kierland, located in Scottsdale, Arizona, and 220 Portage Avenue, located in Winnipeg, Manitoba. These properties demonstrate an exceptional standard of environmental practices in their respective communities, and are outstanding examples of our commitment to corporate sustainability. At the ground level, our community involvement outlined on page 14 highlights numerous initiatives we have implemented in the workplace and in the community to demonstrate and reinforce our commitment to sustainable practices, including office recycling programs, office composting programs, electronics recycling program, school supplies recycling drive, electricity reducing office systems, green transportation initiatives, secure bicycle storage and electric vehicle charging stations. Corporate sustainability will continue to be a significant focus at Artis. I look forward to sharing our goals and progress throughout the year, as we are anticipating exceptional results from our corporate sustainability program in Artis Real Estate Investment Trust 3
4 MAX AT KIERLAND, SCOTTSDALE AZ 10% more efficient indoor plumbing than the national standard PROPERTY HIGHLIGHT: MAX AT KIERLAND 27.2MWh Max at Kierland, one of Artis Class A office buildings, is a shining example of environmental sustainability. In 2015, the property was awarded its second consecutive BOMA Outstanding Building of the Year Award for buildings in the size range of 250, ,999 square feet. Max at Kierland s exceptional energy efficiency and progressive sustainability practices have earned it a LEED Gold certification and an Energy Star rating of 98. Landscape: Management uses a landscape waste composting system, reduced gas-powered maintenance machinery and uses environmentally friendly cleaning products. More than 50% of the site area is dedicated to the natural restoration of native vegetation. Water Efficiency: Water consumption has been reduced by installing lowflow fixtures and self-generating auto flush valves in the restrooms, and drought resistant plants are grown with a low-flow irrigation system. in energy savings annually, equivalent to 15.4 metric tons of CO2 per year 76% janitorial cleaning products and materials are lowemitting & least toxic 513lbs of durable goods recycled Materials & Resources: Electrical demand has been reduced with the installation of Variable Frequency Drives on mechanical equipment, and management has committed to purchase 35% of the building s electrical power from renewable sources. 1 Max at Kierland is in the top of energy efficient buildings in North America. 4 Artis Real Estate Investment Trust Artis Real Estate Investment Trust % Corporate Sustainability

6 PREFERRED ENVIRONMENTAL PROGRAMS Through the creation and management of environmental programs and protection policies, Artis endeavors to minimize its environmental impact by reducing excess waste generation, and seeking to use energy efficient and environmentally friendly products in its buildings. As of December 31, 2015, Artis has 20 properties with a LEED designation, 22 properties with Energy Star rating and 51 properties with a Building Owners and Managers Association (BOMA) Building Environmental Standards (BEST) certification. LEED (Leadership in Energy & Environmental Design) Created by the professions of Architecture and Engineering, the goal of LEED is to establish a method of measuring and improving a building s environmental sustainability. LEED is an internationally recognized environmental program. It provides a means of verifying that a building is designed, built or operated in a way that improves energy savings, water efficiency, indoor environmental quality and CO2 emissions reduction. BOMA BEST (Building Owners and Managers Association Building Environmental Standards) BOMA BEST is an excellent tool that quantifies a building s baseline and continued performance. It assists the owner or manager in implementing suggested improvements, and offers ideas for preventative maintenance or upgrades. The program allows users to continually monitor a building s efficiency performance and assists in the implementation of operational improvements suggested in the program s BEST Practices and Recommendations. Energy Star Energy Star is a rating system which measures the utility consumption at a building, and compares the results to a database of similar buildings which use the same type of energy. The HVAC system has been recommissioned and plumbing fixtures have been replaced with eco driven (battery-free) units. The building s lighting system is governed by motion sensors that are tailored to the individual tenant s schedules and occupancy, ensuring that 220 Portage Avenue can truly go dark each night. In 2014, a 18 x 80 green roof was installed which uses natural rain water for irrigation, is planted with 90% indigenous plants ensuring drought tolerance, and acts as shelter to some of the aviary population of downtown Winnipeg while giving those in sight of the plantings a rather attractive roof to view. Later in 2014, a new base building design commenced with installation of new ceiling grid holding LED light fixtures equipped with daylight harvesting technology. The sensors in each fixture recognize natural sunlight and adjust the level of lighting to ensure a consistent lighting level in all areas. 220 Portage Avenue is the first LEED Platinum certified office building in Manitoba. The building has a dedicated property management team that ensures the tracking of all durable goods, furniture, electronics, and that appliances leaving the building are diverted from the landfill to secondary uses. 4 % 220 Portage Avenue is in the top of energy efficient buildings in North America. 10 Artis Real Estate Investment Trust Artis Real Estate Investment Trust Corporate Sustainability
