Using LEED EB to Green Your Facilities James Baker, LEED AP Director of Facilities

introduction to Armstrong Armstrong World Industries, Inc., is a global leader in the design and manufacturing of floors, ceilings and cabinets. In 2006, Armstrong revenues totaled $3.4 billion, with sales to both commercial and residential markets. Based in Lancaster, Pennsylvania, Armstrong operates 44 plants in 12 countries and has approximately 15,200 employees worldwide.

Corporate Headquarters Review of Armstrong s LEED EB Process for 701

Corporate Headquarters Built in 1998 as a green building, Building 701 serves as the hub of Armstrong s corporate headquarters, housing the executive offices and several AFP and corporate groups. The 701 building was constructed when LEED certification was first beginning, and its design helped to create the final criteria for the first LEED version, LEED for New Construction.

why did we pursue EB? Commitment to our Leadership in the Building Industry Provide a "living example" of a sustainable building on our Corporate Campus Reduce our footprint on the local environment Serve as an education tool to our community and industry Creation and enforcement of sustainability policies and practices Establishes a goal/plan for Facilities Management's building operations to achieve for any future Campus work

gaining support to pursue EB? Education and awareness to management of the importance of the LEED rating system and USGBC within our Industry Enhanced our Overall Corporate Sustainability Initiative Driven by our Commercial Ceiling Business Unit to Corporate and all Divisions Provided a structured process for facility management to drive sustainability on our campus

Feasibility (Feb Mar 06) Team effort by Facilities, ABP Marketing Outside Consultant Re:Vision Architecture LEED Consultant Kick-off meeting to introduce rating system, assemble team, set goals, assign responsibilities, assess credit potential Preparation (Mar Jun 06) Register project, make schedule, initial weekly conference calls, administer scorecard, write policies & plans, make required upgrades Performance Period (Jun Sep 06) Track performance, keep logs, records, receipts Submission (Oct 06) Assemble documents and send to USGBC for review & follow-up Re-Submission (Jan 07)) Implementation Schedule Provide additional information on Acoustics Innovation credit to USGBC Received LEED EB Platinum Certification (May 07)

EB scorecard summary

down to a trickle Installation of low-flow aerators, dual flush valves in women s restrooms and waterless urinals in men s restrooms contributed to water saving of approx. 380,000 gal./yr. Identification of fresh water discharging to drain with the humidification process contributed to water savings of approx. 28,000 gal./month.

green cleaning Identification and specification of environmentally friendly paper cleaning products provided overall Campus savings of $4,400./yr. Additionally, all cleaning products used on Campus will promote a more productive interior environment for all building occupants free from odors, VOC s, etc..

SOP - recycling

it s nice to get some validation The LEED-EB recycling team has identified that our existing recycling program allows us to meet the USGBC recycling criteria which states that we are recycling all paper, cardboard, plastic and glass which constitutes at least 60% of our total building waste stream activity.

some more changes Move smokers stations away from the building Add a covered bicycle storage area Add preferred parking spaces for hybrid vehicles

And some innovation First building to receive an Innovation Credit for Acoustics through the combination of the best absorptive ceiling tiles; blocking with furniture panels; covering with sound masking. 18 costs of pursuing EB Total cost = $138,000 45% Professional fees 25% related to maintenance expenses (planned for 2007-Not in ROI estimate) 15% New upgrade in materials 10% Wind Energy credits 5% Service Labor Costs Estimated Return on Investment (ROI) = 3 years **(Team hours not included in total cost.)

important lessons Employ a LEED-EB Accredited Professional to guide you through the process. Establish an in-house LEED-EB team that owns the credits. Designate a LEED-EB owner to facilitate meetings and manage the process. Understand time commitment and resources required. Establish an estimate that defines materials and services required to complete the LEED-EB project task. Create a documentation outline to manage and store shared information. Assign a LEED-EB Admin. Asst. to manage documentation inventory. List Success Stories as they occur. Communicate with Executive Office/Owner/Boss to review progress and successes. Discuss ongoing processes/owners to continue measures for LEED-EB Recertification.
