Job Summary: Summarize the primary objective of the job. Manages the operations of a multi-family portfolio of approximately 2,000 units, in multiple states, for a variety of owned and fee managed assets and is responsible for maintaining strong client relations throughout his/her portfolio. Supervises site and corporate employees including: Executive Property Managers, Senior Property Managers and Regional Maintenance Coordinators. Acts as a member of the company's Leadership Committee which assists the Executive Committee in providing strategic direction to and oversight of the management company's activities. Primary Responsibilities: List up to 5 primary responsibilities, in order of importance, for which the employee is directly accountable and are critical to the successful performance of the job. Each responsibility should start with an action verb Provides leadership in advancing the organization s mission and strategy and in achieving the annual goals and objectives of both the company and properties in the RVP s portfolio. Delivers exceptional results in line with Winn standards and advances the culture of operational excellence. Manages interdepartmental relationships to effectively utilize and leverage resources. Maintains positive working relationships with owners, lenders, investors and government agencies. Directs and/or participates in various committees to develop and recommend solutions and/or programs to address company and industry issues. Implements and follows all company policies and procedures. Participates in industry associations, professionally representing the company, and acts in accordance with the highest ethical standards. Achieves the profit objectives for the region's portfolio of assets. Participates in negotiation of management contracts and other agreements on behalf of the company. Consults SVP or company legal counsel as needed. Approves annual budgets for the region's properties and presents to the DVP or SVP for approval. Ensures portfolio operates within company and agency guidelines for rent collection, budgeting, reforecasting, etc. Provides direction, supervision, and guidance to the Executive Property Managers, Senior Property Managers, Regional Maintenance Managers, Property Managers, and administrative staff. Acts as an interface to bridge regional and home office operations. Actively recruits, hires, trains and develops personnel to meet regional staffing requirements. Uses company directives in the hiring, promotion, termination and transfer of site personnel. Provides leadership to team members of the region consistent with the company s guiding principles, vision and culture of safety. Recommends compensation plans for region employees that are consistent with company guidelines. Ensures properties provide safe and secure environments. Provides timely submission of required reporting as prescribed by company, owner, lender and governing agency policies. Ensures site visits and periodic inspections are conducted in accordance with the company s guidelines. Works with senior management and senior maintenance staff on capital improvements, maintenance, maintenance staffing and budget issues in accordance with company policies and procedures. Employs the Winn Purchasing Policy for the approval of specifications and capital expenditures, ensures the competitive bid process is followed, and the work completed meets or exceeds expectations.
