EXECUTIVE SUMMARY OF THE REPORT The proposed tourism development project of Santnagari will be established at Survey No. 1439, Near Dharoi Dam Village Mahor, District Sabarkantha, Gujarat. The proposed project will be constructed on the Govt. owned land, with a total built up area of approx 1,12,160 sq.mt of area. Gujarat has one of the most revered spiritual destinations in India. The temples of Ambaji, Somnath, Dwarka, Palitana, Girnar, and Dakor attract pilgrims from India and abroad. Religious tourist accounts for more than one third of the tourist foot falls in the State. The Santnagari Project was conceptualized as a mega interpretation center for the life and living of the great saints of India. Santnagari shall exhibit the teachings of the Saints across time, layers of history, religion and region, forming a project of international peace, harmony and enlightenment. The underlying vision of Santnagari is to create an opportunity and forum to expose people to the life and lessons of the great saints of India. Eventually this will act as a physical model of enlightenment as well as guide for basic ethics of life to Indians as well as foreigners. PROJECT COST Project cost of the proposed development project would be around Rs. 157.61 crores. REQUIREMENTS FOR THE PROJECT Land: Around 114.09 hectors (11,40,900 sq.mt.) barren land will be utilized for the proposed tourism development project. Water: During construction phase approx 100 KLD water will be utilized for the domestic purpose and for construction activities. This will be sourced from Dharoi dam near the project site. During Operational Phase water requirement is assumed on the basis of visitors to be visited the Santnagari i.e. Peak traffic season, Average traffic season and minimum traffic season so water requirement according to these seasons will be around 3,170 KLD, 536 KLD and 245 KLD respectively for Domestic purpose only, this will be sourced from Dharoi dam. Electrical Energy: During Operational Phase total power requirement will be 25MW (Multiple of 500 to 750 KVA in different location). Power supply shall be met from Uttar Gujarat Vij Company Limited (UGVCL). In case of power failure, and D. G. Set 3 MW, 250 KVA and 500 KVA will be provided. WASTE WATER GENERATION AND ITS TREATMENT: During construction phase 35 KLD waste water will be generated which will be treated in Proposed STP. During Operational Phase domestic waste water will be generated, which is assumed on the basis of persons/saints to be visited the Santnagari i.e. Peak traffic season, Average traffic season and minimum traffic season so waste water generation will be around 2,536 KLD, 429 KLD and 196 KLD which will be treated in STP and reused for gardening and flushing purpose. SOLID WASTE GENERATION AND ITS DISPOSAL METHOD Solid waste collection, segregation and disposal system will be developed and followed. GREEN BELT DEVELOPMENT Green Belt shall be developed as per the layout entire project will be environment friendly with maximum greenery through plantation.

INTRODUCTION OF THE PROJECT CHAPTER 1 1.1 IDENTIFICATION OF PROJECT AND PROJECT PROPONENT The proposed tourism development project will be established by Gujarat Pavitra Yatradham Vikas Board (GPYVB). They are the custodian of the religious tourism in the State. They undertake planning, maintenance & development related works. This Board was constituted in the year 1995. This Board was associated with Gujarat Tourism Corporation Ltd. initially and became independent from the year 1999. Proposed project will be having below mentioned facilities with capacities: A. He envisaged it as a world class museum depicting the lives and teaching of the famous saints of India. The project site has been identified at Mahor village in Sabarkantha District. The project is being implemented by the Gujarat Pavitra Yatra Dham Vikas Board. SANTNAGARI, SABARKANTHA, GUJARAT 1

1.3 NEED FOR THE PROJECT 1. To create awareness about our cultural heritage. 2. To propagate the message of the great saints of India, across geography, religion and time. 3. To develop a world class Spiritual Tourism Site in a format that is attractive to the younger generation as well as international visitors. Santnagari is expected to attract both tourists and researchers. 4. To create a center of pilgrimage to preserve, promote and tell the world about India's high tradition of 'Live and Let Live'. 5. To induce development and employment opportunities in the Sabarkantha are through this Mega Tourism Project. 1.4 EMPLOYMENT GENERATION Being a tourism development project it will create direct and indirect employment generation in large numbers. During construction phase around 100 personnel will be required. Santnagari is essentially a spiritual tourism project. During peak days it is expected to attract ~65,000 visitors while there will be ~1,625 residents/staff/overnight visitors in the facility. SANTNAGARI, SABARKANTHA, GUJARAT 2

PROJECT DESCRIPTION CHAPTER 2 2.1 TYPE OF PROJECT Gujarat has one of the most revered spiritual destinations in India. The temples of Ambaji, Somnath, Dwarka, Palitana, Girnar, and Dakor attract pilgrims from India and abroad. 2.3 SELECTION OF THE PROPOSED PROJECT SITE The proposed project is for the tourism development along with cultural heritage display and transferring culture to future generations. The proposed project site is suitable for a disturbance free environment for Saints to do meditations. Moreover, the selected site is between Ahmedabad and Ambaji/Abu Road for better road connectivity for pilgrimages. 2.4 SIZE OF OPERATION Total built up area will be approx 1,12,160 sq.mt., out of these 2 residential buildings, 473 special infrastructures and 2 common facilities will be developed. 2.5 RAW MATERIAL REQUIREMENTS Construction materials i.e. cement reinforced steel, sand, Coarse Aggregate, bricks etc. will be procured from the local market as per requirements. Trucks 2.6 AVAILABILITY OF WATER AND ITS SOURCE & POWER REQUIREMENT AND ITS SOURCE 2.6.1 WATER REQUIREMENT AND ITS SOURCE Dharoi dam will be the main source of water supply for construction and operation. During construction phase 100 KLD water will be required. Operational Phase water requirement is assumed on the basis of visitors to be visited the Santnagari i.e. Peak traffic season, Average traffic season and minimum traffic season. So water requirement according to these seasons will be around 3,170 KLD, 536 KLD and 245 KLD respectively for domestic purpose only. 2.6.2 POWER REQUIREMENT AND ITS SOURCE During Construction total power requirement will be 1000 KVA (Multiple of 50 to 70 KW in different location) and source will be Uttar Gujarat Vij Company Limited (UGVCL). In case of power failure 500 KVA, 50 KVA and 75 KVA D. G. Set will be provided. During Operational Phase total power requirement will be 25MW (Multiple of 500 to 750 KVA in different location). Power supply shall be met from Uttar Gujarat Vij Company Limited (UGVCL). In case of power failure, D. G. Set 3 MW, 250 KVA and 500 KVA of D. G. Set will be provided. 2.7 QUANTITY OF WASTES TO BE GENERATED AND THEIR DISPOSAL During construction phase 35 KLD waste water will be generated which will be treated in Proposed STP. SITE ANALYSIS CHAPTER 3 3.1 CONNECTIVITY Transportation facilities to access various markets are readily available. Both skilled and unskilled labours are easily available in the area. The proposed selected site is well connected with developed roads. Pilgrims and visitors who visit Ambaji or Abu road can visit the Santnagari. 3.1.1 Road Connectivity NH-76A is around 16 km in East direction from the proposed project site. 3.1.2 Rail The Area is well connected by Railway. From proposed project Taranga hill railway station is located at approximately 16 km in WSW direction. 3.1.3 Airport The nearest airport is Mehsana, which is at 64 km from the proposed site in SW direction. 3.1.4 Communication The site has telephone, internet and mobile connectivity. 3.2 LAND USE AND LAND OWNERSHIP The facilities to be built will be on the barren land earmarked for this project. 3.3 LAND USE PATTERN Land area for the proposed project is barren land and it is hilly area. The area location about 60 km northeast of Cambay basin and is covered by rocks and 2-5m thick layer of soil in the foothill part. Granite hard rocks are exposed near the surface. The Project area falls within the hilly portion and comprises of the southern extremity of the Aravalli range. Topographically, the study area is quite rugged with granitic hillocks and having elevation between 170 m to 350 m from mean sea level. Broadly, it s Western, northern and eastern portions are hilly, while the southern portion forms flat low ground 3.4 SOCIAL INFRASTRUCTURE The following are the infrastructure facilities available and distance from site is given in the following table: TABLE-4 DETAILS OF SOCIAL INFRASTRUCTURE SR. Temple 3.5 SOIL CLASSIFICATION The drainage of the project area is evidently controlled by the lithology and the structure of the rocks. The general slope of the ground is southwesterly and is indicated by the flow of the various streams (Sabarmati River) and streamlets practically all of which flow from northeast to southwest. The soil surrounding the project area is of a sandy loam variety of pink colour, formed by the decomposition and disintegration of the granitic rocks. The Sendra-Ambaji granite is exposed in the major portion of the project. In general the granite is grey to pink color coarse grained and porphyritic in nature and phenocrysts are mostly of microcline. These phenocrysts are almost anhedral in shape and range in size from a few cm to about 6 cm in length. In hand specimen, the rocks are characterized by large feldspar phenocrysts, anhedral quartz and patchy mafic minerals. SANTNAGARI, SABARKANTHA, GUJARAT 5

PLANNING BRIEF CHAPTER 4 4.1 PLANNING CONCEPT The proposed tourism development project will be established on the basis of Saints and required infrastructural facilities related to them. 4.2 POPULATION PROJECTION During construction period approximately 100 nos. of manpower will be required per day. Santnagari is essentially a spiritual tourism project. During peak days it is expected to attract ~65,000 visitors while there will be ~1,625 residents/staff/overnight visitors in the facility. 4.3 LAND USE PLANNING For the proposed project Green Belt area will be developed at boundaries and all around project site. Ahmedabad is one of the fastest growing cities in India with a population in 2010, nearly the double of that in 2001. For the proposed developmental project, road, electricity, water, manpower, transportation vehicles, construction equipment and machineries are primarily required. For the proposed project following infrastructures are planned: Cave construction, Stone carving, Inscription (Story telling), Divine element, Food court, toilets, rest room, public lounge, first aid, Fire station, Road, parking, substations, UGR, OHR, Gardens, Water tanks, etc. SANTNAGARI, SABARKANTHA, GUJARAT 6

Solid waste collection, segregation and disposal system will be developed and followed. Composting facility will be developed. SANTNAGARI, SABARKANTHA, GUJARAT 7

CHAPTER 6 REHABILITATION AND RESETTLEMENT (R & R) PLAN The proposed project will be developed on barren land. No acquisition is being done for the proposed project. There is no human population on the barren land, so there is no need of Rehabilitation & Resettlement plan. SANTNAGARI, SABARKANTHA, GUJARAT 8

PROJECT SCHEDULE & COST ESTIMATES CHAPTER 7 7.1 PROJECT SCHEDULE Implementation of Project within a pre-determined time frame is an important factor for the success of a project.
