DESIGN CONSIDERATIONS Residential Requirements: 1. License: Contractors must be licensed by the City of Shelton. Additionally, if the contract amount is $10,000.00 or more, they must be licensed with the State of Connecticut. 2. Permit: Permit is required for additions and accessory structures. 3. Accessory Structures: This includes but is not limited to; detached garages; carports; storage building; green houses; and gazebos. 3
DEMOLITION PERMIT REQUIREMENTS 1. Health Clearance from Fairfield County Health Department. 2. Water Works Board Clearance 3. $200 Bond with City of Shelton Fin. Dept. for all residential type demolitions. 4. Demolition permit (Residential: $25, Accessory buildings: $5) issued to licensed contractor or to the owner from the Inspections Department. 5. Demolition completed within 90 calendar days from the date of the permit. 4

OBJECTIVE: Specific Goal: 1. Remodel and repair the housing unit located at 73 Basking Brook Lane, Shelton, CT 06484. 2. Remodel and repair must combine all the amenities of a modern house but keep in style with the original house. General Goal: 1. Make the house more energy efficient by focusing on implementing green practices, a huge step towards environmental responsibility. 10
SCOPE: The Contractor shall provide all materials, labor and equipment necessary to clean, repair and provide a complete and usable home ready to occupy in accordance with the minimum standards as set forth in this scope of work. 1. Kitchens: Functional cooking; family living spaces. 2. Remodels & New Construction: Single and second story additions 3. Bathrooms: Custom master bathroom suite; oversize soaking tub; separate showers; multiple shower heads; unique vessel sinks. 4. Specialty Items & Custom Cabinets: Custom home theater; fireplace; unique wine cellar; finishing touches and custom designs. 11

GREEN THINKING: REUSE OF STRUCTURES & MATERIAL Reuse of buildings and construction material can have a major beneficial impact on lowering construction costs and enhancing sustainability of our built environment. Windows, floor coverings, partition walls, mechanical systems, and plumbing can be replaced and insulation added while maintaining the original concrete frame and exterior walls. 14
