These Guidelines present the policy of regarding advertising and marketing activities for all associates and all offices. Please remember all advertising and marketing activities, whether they are listed on the following pages or not, require prior approval from your Manager.

POSTAGE 100 pieces per month, billed quarterly. 50-50 split on all postage in excess of 100 pieces. Overnight and Federal Express at agent s expense. BROCHURES Manager s approval required and upon approval will be paid at agent s split, Out-sourced property flyers/brochures, to include photography. PERSONAL MARKETING Manager s approval required and upon approval will be paid at agent s split, not to include postage. SIGNS Installed yard signs at Company expense. Name riders at agent s expense. Replacement Open House signs at agent s expense. HOA/CC&R s required signs at Company expense. Manager s approval required. (Signs not returned will be charged to agent.) Personalized signs (required in Carefree) at agent s expense. VIRTUAL TOURS All properties priced over $100,000 require Virtual Tour at $49.95 paid in advance by the Company and reimbursed by agent at closing, cancellation or expiration. INTERNET Personal web pages will be at agent s expense with Manager approval. REIMBURSEMENT NOTE: All invoices must be submitted for reimbursement no later than 90 days from date of invoice. Those submitted after 90 days will not be honored. Agent s split is defined as the agent s commission level as of the date of the invoice.

WHAT OUR MARKETING DEPARTMENT CAN DO FOR YOU! Russ Lyon Realty is proud to provide the unique service of an in-house, full-service, marketing department. The department has won several awards, both locally and nationally. It is through their extensive knowledge and experience that you can benefit from their guidance for effective marketing and advertising. The services of our marketing department are limited, but are provided at little or NO COST to you! Attached is a detailed list of services available to you. 1. PLACEMENT OF ADS: Reduced rates are obtained through negotiated contracts that allow agency discounts because of our inhouse marketing/advertising department. (35% to 45% savings on newspaper ads; 15% on magazine ads.) Quality control and adherence to agency law is insured by ads being written and placed by the department. This applies to display advertising only. Classified ads are placed through the branch offices. 2. WRITING COPY: Using their creative talent, the marketing department writes your copy to effectively represent you or your listing. This includes copy for any of the following: a. Print ads b. Brochures/flyers c. Agent Profiles d. Announcements 3. GRAPHIC DESIGN/PRODUCTION: In addition to the writing of copy, the marketing department will design and prepare camera-ready artwork for any of the above-mentioned items, assuring a professional visual image for you or your property. 4. PRINTING: The marketing department provides a savings of up to 35% through a volume discount with a local print shop. The printing of the following items is available: a. Four Color Photo Business Cards b. Brochures (up to 3 colors) c. Agent Profile Cards d. Announcements e. Special Direct Mail Cards: 5. PHOTOGRAPHY: Through their knowledge of photography, the marketing department can work with photographers to provide you with the very best visual image for your ads or brochures. Once the photos have been developed, the department will either make a selection or assist you in doing so, and then prepare the photos for your printed piece or ad.

6. SPECIAL SIGNS: Through staying informed on zoning ordinances, the marketing department can assist you in the placement and wording of your special sign requirements. They will prepare camera-ready artwork for the sign company, and make arrangements for the sign permits. 7. PUBLIC RELATIONS: By maintaining a good rapport with various media representatives and maintaining a current media list, the marketing department is available to write and appropriately distribute press releases on any newsworthy item. 8. INTERNET The Marketing Department has a full-time staff devoted to maintaining Russ Lyon Realty s Web site (russlyon.com) - all of your listings and your agent page are placed on the Internet. Questions regarding the Internet should be directed to your Internet office representative.
