Executive Summary This report is the result of an energy audit performed by Crafton Tull Sparks on May 18 th 2010. Currently, the total for all yearly utility bills for this facility is $4,672.99. The electric bill is the largest at $2,799.45, the natural gas bill is next at $1,319.61 and the water bill is the lowest at $553.93. The estimated total yearly savings for all potential improvements is $1,968.55 or 42 percent of the current total of yearly utility bills. The total simple payback is 5.3 years. Four of the potential improvements have less than three year paybacks if implemented by themselves. Cap Attic Fan, Insulate Attic, Upgrade Thermostats and Lighting Upgrade together would save $1,275.07 per year or 27 percent of the current total of yearly utility bills. The simple payback for these four potential improvements is 1.1 years. Introduction A Certified Energy Manager from Crafton Tull Sparks conducted an energy audit for the YWCA on 1503 S. Denver in Tulsa, Oklahoma. This report recommends potential improvements along with the estimated cost and energy savings from the potential improvements. This report has been kept intentionally brief and non-technical. The information represented in this report is believed to be correct. However, since Crafton Tull Sparks has no control of design and implementation details or use of the building and its components, Crafton Tull Sparks cannot be responsible for any results or lack of results from building changes undertaken following the potential improvements in this report. 1. Situation Report. Summary of Property The YWCA on 1503 S. Denver is a 2,200 square foot facility located in Tulsa, Oklahoma. The facility is office space that is dedicated to eliminating racism, empowering women and promoting peace, justice, freedom and dignity for all. Occupancy of the building is predominantly office space that is used primarily for women s counseling, a kitchenette, a large conference room, and with a unattached carriage house that is used for physical fitness taught by personal trainers. Current Energy and Utility Use The YWCA 1503 S. Denver facility uses electricity for its lighting, air conditioning and powering plug loads such as computers. Electricity is also used to heat the first floor and used to generate domestic hot water for the carriage house. The facility uses natural gas as the energy source for heating of the 2nd floor, carriage house and domestic water heating for the main building. The attached energy and water use tables illustrate the cost and consumption of electricity, natural gas and water for the facility over the past year. Charges reflected are inclusive of any customer fees, and administrative fees assessed to the account. All cost saving calculations are based on an average electric cost of $0.0678 per kwh and an average natural gas cost of $6.983 per dekatherm. YWCA 1503 S. Denver Energy Audit 3
2. Potential Improvements. 1. Cap Attic Fan: Cap the existing 3-foot by 3-foot attic fan louver in the ceiling of the 2 nd floor of the main building. This fan is no longer used and the louver has been abandoned in place. a. Cost of improvement - $150 b. Average annual savings of $67.36. c. Payback of 2.2 years. 2. Insulate Attic: Blow in fiberglass or cellulose insulation (either one to be formaldehyde free and fire treated) to a level of R-19 (amount and level dependant on manufacturer), additional insulation, in the attic on top of the existing cellulose insulation estimated to be R-11. a. Cost of improvement - $600 b. Average annual savings of $656.09. c. Payback of 0.9 years. 3. Upgrade Thermostats: Replace the two existing manual thermostats with new 7-day programmable thermostats. One thermostat is located on the 1 st floor of the main building. The other thermostat is located in the carriage house. a. Cost of improvement - $200 b. Average annual savings of $415.81. c. Payback of 0.5 years. 4. HVAC Upgrade: Upgrade the heating and air conditioning systems in the 2 nd floor of the main building and in the carriage house. New units to have 95% condensing furnaces and 16 SEER condensing units. a. Cost of improvement - $7,500. b. Average annual savings of $972.61. c. Payback of 7.7 years. 5. Lighting Upgrade: Upgrade Lighting systems (6 fixtures), in conference room and in SE office, from incandescent fixtures at 1,120 watts to (4 fixtures) 2-bulb, T-8 light fixtures at 264 watts with reflectors. a. Cost of improvement $400.00 b. Average annual savings of $135.81. c. Payback of 2.9 years. 6. Replace Doors: Replace double doors in 2 nd floor NE office. Replace single door in 2 nd floor SE kitchenette. Replace double doors in 1 st floor NW conference room. Replace single door in 1 st floor SE office. a. Cost of improvement $1,800.00 b.
