Course Brochure Strata Managing Agent s Licence CPP40516 Certificate IV in Strata Community Management The Australian College of Professionals conducts a full strata managing agent s licensing program for people to undertake an in-depth study of the entire strata management process. This is a practical-based course and provides course participants with opportunities to acquire and practice new skills in all areas relating to strata management. The courses listed here are based on the premise that you have not already completed the introductory Certificate of Registration module. You MUST complete the Certificate of Registration module first. The remaining four courses can be completed in any order. You may be assessed for Recognition of Prior Learning (RPL) or Recognition of Current Competence (RCC) for one or more modules. This means that you will not need to attend training for that module. Assessment is undertaken on an individual basis and determination of RPL or RCC is based on the evidence of your previous experience and learning. The successful completion of this full training program will mean that the person gains the award of a Certificate IV in Strata Community Management. Course 1 The Certificate of Registration module is required for all persons to work in the property industry. It also forms the basis for the licensing course. Please note that if you are completing all of the licensing courses at the same time, you may be assessed as only needing to the complete the first day of the Certificate module. This assessment is undertaken on an individual basis and is at the discretion of the College Principal. This would also mean a reduction in the cost for this module. The three Units of Competency for this training are: CPPDSM3016 CPPDSM3017 CPPDSM3019 Work in the property industry Work in the strata/community management sector Communicate with clients as part of agency operations 1

Course 2 The Trust Accounting / Insurance module (1 day) addresses the one Unit of Competency relating to trust accounting and organising insurance in the Strata industry. These are two of the Units required to gain a full strata manager s licence. The Units of Competency are: CPPDSM4084 CPPDSM4085 Course 3 CPPDSM3017 CPPCMN4008 CPPDSM4009 CPPDSM4028 Administer insurance for strata communities Handle strata community funds held on trust The Strata Management Agency Practices module (4 days) is aimed at providing strata managers with skills in managing a strata roll and assisting them in their day-to-day work. This course focuses on both the theoretical and practical aspects of positive two-way communication within the agency with colleagues and employers, and also with clients, focusing on owner s corporations, community associations, mediation and negotiation, and legal and compliance requirements. The Units of Competency studied in this module are: Work in the strata/community management sector Read plans, drawings and specifications for residential buildings Interpret legislation to complete work in the property industry Identify and analyse risks and opportunities in the property industry Course 4 The Financial Management (2 days) module focuses on both the theoretical and practical aspects of financial management. The relevant Units of Competency are: BSBFIA402 BSBRKG304 Course 5 Report on financial activity Maintain business records The Staff Management (2 days) module focuses on both the theoretical and practical aspects of performance management namely business planning, negotiation skills, conflict management and training and development within an organisation. For both in-class and distance education programs, calculators are provided for those students completing the Financial Management and/or the Trust Accounting module. Outcomes: At the conclusion of the training program and the successful completion of all assessment tasks, you will have achieved: Certificate of Registration (Property Law) 1. Undertake general strata and community management process with the assistance of a supervisor within a legislative framework 2. Prepare documentation for the strata and community management process. 3. Utilise communication skills with clients and colleagues to achieve agency objectives Strata Management Agency Practices This training focuses on practical skills in relation to working effectively and efficiently within a strata community title management agency. It covers the basic practice functions of an agency associated with the management of property and facilities on behalf of an owner s corporation, and functions associated with an association constituted for a scheme under the Community Land Development Act. At the conclusion of the training, participants will have an understanding of the formal and informal relationships, including statutory obligations and responsibilities involved in acting for a client in transactions concerning two or more parties including: Plan and supervise meeting to meet the stated objectives Describe procedures for different types of meetings, prepare documentation for meetings and record meeting minutes. Arrange property repairs and maintenance in accordance with agency, client and legal requirements. Understand factors that affect residential and commercial leasing and the legal rights of owners Demonstrate the processes involved in strata management as outlined in the Strata Schemes Management Act and associated legislation Understand building styles and construction types Ability to recognise common building defects Understand the home building legislation, work orders, repairs and maintenance and major works. Participate in development and establishment of facility contracts. Selecting and appointing contractors Completing strata community management agreements Trust Accounting / Insurance Understand the legal standards required for the keeping and maintenance of a strata trust accounts and administering the insurance process. Identify procedures for handling strata community funds. Processing funds and reporting discrepancies. Understanding insurance requirements for strata community complexes Understanding the process for arranging valuations for assets for insurance purposes. Assisting with the lodgment of insurance claims. Reviewing insurance arrangement. Financial Management 1. Undertake the establishment and maintenance of records of agency financial transactions: Establish and maintain financial records from consultation and analysis of financial plans. Prepare format for presentation and delivery of financial reports. Monitor financial transactions. 2. Undertake the establishment of risk management systems for all aspects of agency business, including: Analyse potential risk to agency and clients. Implement agency policies and procedures to minimise risk. Establish ongoing monitoring and reporting systems to minimise risk to agency, clients and properties. Staff Management Developing teams and individuals, including: Identifying learning and development needs within an organisation Preparation of learning plans Developing methods for the delivery of learning and identifying learning goals of individuals Monitoring workplace performance in relation to learning goals and objectives Utilising feeding from individuals and teams to identify and implement improvements in learning arrangements 3

Enrolment Process: To enrol into any of these courses (face to face or distance education) you will need to complete the online enrolment form by going to www.acop.edu. au and clicking on the Enrol Now button. Face to Face Courses Enrolment and payment must be received seven (7) days prior to course commencement. Distance Education Courses 1. On receipt of enrolment and payment, your learning materials will be posted to you. 2. Read the materials and complete the assessment(s). 3. Return the assessment(s) to our office. 4. Your assessment(s) will be marked and if successful your Certificate and Statement of Attainment will be dispatched within 7-10 business days. Expectations: In order to meet the requirements of the course(s), you will need to complete all of the following: Attend all sessions of the course (face-to-face courses). Complete all competency assessments. Complete all take-home assessment tasks and return within thirty (30) days after course completion or by the due date specified in your Distance Education Package letter (30 60 days depending on course) If these assessments are not returned by the due date, you will be marked as Not Yet Competent and may be required to attend the course again or be assessed for Recognition of Prior Learning. Both of these will incur additional fees. If you require an extension to your due date, please contact the College to discuss your extension needs. Important: In order to apply for a Strata Managers Licence through NSW Fair Trading, you must meet all of their criteria. These are: 1. You are over 18 years of age 2. You have the appropriate educational qualifications (this is what you get at the successful completion of this training program) 3. You are not a disqualified person NSW Fair Trading conducts a police check and they are looking for any conviction in the past ten (10) years. A conviction does not necessarily disqualify you it depends on what the conviction was for. If you have a past conviction, it would be advisable to discuss this with us prior to enrolling in the course. 4. You are a fit and proper person of good fame and character. Special Needs: If you have any special needs in relation to language, literacy or numeracy support, physical access, food and beverage or any other issue, please note this on your enrolment form and we will make every effort to meet your needs. Recognition of Prior Learning (RPL): If you believe that you have the skills, knowledge and competence in any of the module areas, then you can discuss this with an Assessor at the College who can provide you with an Evidence Guide that gives you the details of the types of evidence that you need to provide for the Units of Competency for which you intend to apply for RPL. Payment Face to Face Courses Payments for the full licensing program are made per module. Payment for each of the six modules of the program must be received no later than one week prior to the course date for each specific module. Payments can not be accepted on the day. Tax Invoices/Receipts for each specific module will be emailed to the address specified on your enrolment form. Distance Education Courses Payment for each module must be received prior to the issue of any course materials for that specific module. Tax Invoices/Receipts for each specific module will be emailed to the address specified. Payment can be made by cheque, money order credit card. We accept MasterCard, Visa and American Express payments. AMEX payments incur a 3% surcharge. Refund Policy please note: Face to Face Courses There are no refunds for cancellations less than 24 hours prior to commencement of the training. For cancellations less than fourteen (14) days prior to the training course, the College will transfer your enrolment to another date but no refund will apply. If you cancel the transferred course, no refund will apply. For cancellations more than fourteen (14) days prior to the training course, an administration fee of 20% of the course fee will apply. For course transfers less than 24 hours prior to the commencement of the training, an administration fee of 50% of the course fee will apply. ACOP reserves the right to cancel courses due to unforseen circumstances and/or if minimum course numbers are not reached. Students will be offered a full refund for any course fees paid for the cancelled course or have their course fee credited towards another ACOP course. Distance Education Courses A full refund will apply for cancellations made prior to course materials being issued. No refunds apply after course materials have been issued. 5

Unique Student Identifier (USI) If you are a student studying nationally-recognised training at a Registered Training Organisation like the Australian College of Professionals (ACOP) you are required to have a Unique Student Identifier from 1st January 2015. The USI will give you ongoing access to your records and results, so they are always available if you choose to enrol in further training or need to show a future employer. A USI: is made up of 10 numbers and letters, and gives you access to an account that contains your training records and results from 1st January 2015 onwards, and will help you provide evidence of your studies when you apply for a job or further study. Results from 2015 will be available in your USI account from 2016.
