1 Course Brochure Business Agent s Licence CPP40507 Certificate IV in Property Services (Business Broking) The Australian College of Professionals conducts a full business agent s licensing program for people to undertake an in-depth study of the entire business broking process. This is a practical-based course and provides course participants with opportunities to acquire and practice new skills in all areas relating to business broking. The courses listed here are based on the premise that you have not already completed the introductory Certificate of Registration module. You MUST complete the Certificate of Registration module first. The remaining four courses can be completed in any order. You may be assessed for Recognition of Prior Learning (RPL) or Recognition of Current Competence (RCC) for one or more modules. This means that you will not need to attend training for that module. Assessment is undertaken on an individual basis and determination of RPL or RCC is based on the evidence of your previous experience and learning. ACOP s courses are developed and delivered by current industry professionals and solicitors. This means that students are able to benefit from the analysis of real cases and scenarios and receive the most up to date knowledge of legislation and industry best practices. Course 1 The Certificate of Registration module is required for all persons to work in the property industry. It also forms the basis for the licensing course. Please note that if you are completing all of the licensing courses at the same time, you may be assessed as only needing to the complete the first day of the Certificate course. This assessment is undertaken on an individual basis and is at the discretion of the College Principal. This would also mean a reduction in the cost for this module. The three Units of Competency for this training are: CPPDSM4008A CPPDSM4079A CPPDSM3019B Identify legal and ethical requirements of property sales to complete agency work Work in the business broking sector Communicate with clients as part of agency operations 1
2 Course 2 The Trust Accounting course addresses the one Unit of Competency relating to trust accounting, which is one of the twenty four Units required to gain a full real estate licence. The Unit of Competency is: CPPDSM4006A Course 3 The Business Sales module (2 days) focuses on both theoretical and practical aspects and will offer you the compliance and educational content to become a Business Broker. This course also focuses on the practical application of skills to enhance your business opportunities. This course also delves into the communication process to teach you effective ways to communicate with your clients. The relevant Units of Competency are: CPPDSM4008A CPPDSM4029A CPPDSM4053A CPPDSM4060A CPPDSM4061A CPPDSM4069A CPPDSM4079A Course 4 Identify legal and ethical requirements of property sales to complete agency work Appraise business List business for sale Negotiate sale and manage sale to completion or settlement Obtain prospects for listing Promote and market listed business Work in the business broking sector Financial Management module (2 Days) focuses on both the theoretical and practical aspects of financial management. The relevant Units of Competency are: BSBSMB406A Establish and manage agency trust accounts Manage small business finances Course 5 Staff Management module (2 days) focuses on both the theoretical and practical aspects of performance management namely business planning, negotiation skills, conflict management and training and development within an organisation. The relevant Units of Competency are: BSBCUS401A CPPDSM4015B BSBLED401A Times Dates Co-ordinate implementation of customer service strategies Minimise agency and consumer risk Develop teams and individuals 9.00am to 5.00pm each day (face to face courses) Morning and afternoon tea is provided Please see Course Calendar as session availability varies by location Venues Sydney Parramatta Resources: Students will require access to the internet in order to undertake additional research for the completion of this qualification. For both in-class and distance education programs, calculators are provided for those students completing the Financial Management and/or the Trust Accounting module. 3 Outcomes: At the conclusion of the training course and the successful completion of all assessment tasks, you will have achieved: Certificate of Registration (Property Law) 1. Undertake general process with the assistance of a supervisor within a legislative framework 2. Prepare documentation for sales process 3. Utilise communication skills with clients and colleagues to achieve agency objectives Trust Accounting 1. Understand the legal standards required for the keeping and maintenance of a property trust account. 2. Understand basic bookkeeping and financial management in order to clarify the distinction between audits of accounts kept for normal agency business practices and audits for trust account management purposes. 3. Establish trust account record-keeping systems, including account transactions. 4. Secure cash disbursements. 5. Maintain records of trust account transactions. Business Broking Sales 1. Appraise business including: Research market and appraise business 2. List business for sale including: Establishing client and agency requirements Establish the business status and complete the listing 3. Promote and market listed business including: Developing a business profile, prepare marketing material and implement marketing options Review and report on marketing activities 4. Negotiate and execute sales including: Provide information to clients Manage negotiation Complete sale 5. Have an understanding of the formal and informal relationships involved in acting for an agency client in transactions concerning two or more parties including: Take and act on instructions, maintain a diary system and delegation of responsibility where appropriate Maintain quality transactions and resolve outstanding matters Maintain agency and client records 6. Have an understanding of the importance of frontline management and the importance of supporting the development of a learning organisation including: Creation of learning opportunities Facilitating and promotion learning Monitoring and improving learning effectiveness Financial Management Undertake the establishment and maintenance of records of agency financial transactions: Establish and maintain financial records from consultation and analysis of financial plans Prepare format for presentation and delivery of financial reports. Monitor financial transactions. Staff Management 1. Co-ordinate implementation of customer service strategies, including: Establishing needs and expectations of clients Negotiating with clients involved in property transactions to reach a desired outcome Managing potential and real disputes with all parties involved 2. Undertake the establishment of risk management systems for all aspects of agency business, including: Analyse potential risk to agency and clients Implement agency policies and procedures to minimise risk. Establish ongoing monitoring and reporting systems to minimise risk to agency, clients and properties. 3
4 Enrolment Process: To enrol into any of these courses (face to face or distance education) you will need to complete the online enrolment by going to and clicking on the Enrol Now button. Face to Face Courses Enrolment and payment must be received seven (7) days prior to course commencement Distance Education Courses 1. On receipt of enrolment and payment, your learning materials will be posted to you. 2. Read the materials and complete the assessment(s). 3. Return the assessment(s) to our office. 4. Our assessment(s) will be marked. Once all successfully completed, your Academic Testamur will be dispatched within 7-10 business days. Online Courses 1. On receipt of your enrolment and payment, you will be issued with a login and password 2. Read the materials and complete the assessment(s) 3. Return the assessment(s) to our office 4. Your assessment(s) will be marked and if sucessful your Certificate and statement of Attainment will be dispatched within 7-10 business days. Expectations: In order to meet the requirements of the course(s), you will need to complete all of the following: Attend all sessions of the course (face-to-face courses). Complete all competency assessments. Complete all take-home assessment tasks and return within thirty (30) days after course completion or by the due date specified in your enrolment confirmation (30 60 days depending on course) If these assessments are not returned by the due date, you will be marked as Not Yet Competent and may be required to attend the course again or be assessed for Recognition of Prior Learning. Both of these will incur additional fees. If you require an extension to your due date, please contact the College to discuss your extension needs. Important: In order to apply for a Business Agents Licence through NSW Fair Trading, you must meet all of their criteria. These are: 1. You are over 18 years of age 2. You have the appropriate educational qualifications (this is what you get at the successful completion of this training program 3. You are not a disqualified person NSW Fair Trading conducts a police check and they are looking for any conviction in the past ten (10) years. A conviction does not necessarily disqualify you it depends on what the conviction was for. If you have a past conviction, it would be advisable to discuss this with us prior to enrolling in the course. 4. You are a fit and proper person of good fame and character. Special Needs: If you have any special needs in relation to language, literacy or numeracy support, physical access, food and beverage or any other issue, please note this on your enrolment form and we will make every effort to meet your needs. Recognition of Prior Learning (RPL): If you believe that you have the skills, knowledge and competence in any of the module areas, then you can discuss this with an Assessor at the College who can provide you with an Evidence Guide that gives you the details of the types of evidence that you need to provide for the Units of Competency for which you intend to apply for RPL. 4

Distance Education/ Online $595 Dist: $400 Online: $350 $895 Dist: $750 Online: $700 What is included: The total costs cover (as applicable): RPL $200 $300 $1500 $850 $300 $600 $450 $300 $600 $450 $300 All days of training and phone/ support The provision of all learning materials Conducting assessments for each participant Morning and afternoon tea Marking of competency assessments Issuing of Academic Testamur and Certificate Please note that these fees do not include the licence/registration application fees payable to NSW Fair Trading or any other external/ government fees payable. Payment Payment can be made by cheque, money order, credit card or direct deposit. We accept MasterCard, Visa and American Express payments. AMEX payments incur a 3% surcharge. Face to Face Courses Payments for the full licensing program are made per module. Payment for each of the six modules of the program must be received no later than one week prior to the course date for each specific module. Payments can not be accepted on the day. Tax Invoices/Receipts for each specific module will be ed to the address specified on your enrolment form. Distance Education/ Online Courses Payment for each module must be received prior to the issue of any course materials/ logins and passwords for that specific module. Refund Policy please note: Face to Face Courses There are no refunds for cancellations less than 24 hours prior to commencement of the training. For cancellations less than fourteen (14) days prior to the training course, the College will transfer your enrolment to another date but no refund will apply. If you cancel the transferred course, no refund will apply. For cancellations more than fourteen (14) days prior to the training course, an administration fee of 20% of the course fee will apply. For course transfers less than 24 hours prior to the commencement of the training, an administration fee of 50% of the course fee will apply. ACOP reserves the right to cancel courses due to unforseen circumstances and/or if minimum course numbers are not reached. Students will be offered a full refund for any course fees paid for the cancelled course or have their course fee credited towards another ACOP course. Distance Education/ Online Courses A full refund will apply for cancellations made prior to course materials/ logins and passwords being issued. No refunds apply after course materials/ logins and passwords have been issued. 5
6 Unique Student Identifier (USI) If you are a student studying nationally-recognised training at a Registered Training Organisation like the Australian College of Professionals (ACOP) you are required to have a Unique Student Identifier from 1st January The USI will give you ongoing access to your records and results, so they are always available if you choose to enrol in further training or need to show a future employer. A USI: is made up of 10 numbers and letters, and gives you access to an account that contains your training records and results from 1st January 2015 onwards, and will help you provide evidence of your studies when you apply for a job or further study.
