Gilbane, Trade Contractor and Owner agree on any subdivision of the facility for partial occupancy, where required. 2. CM and Trade Contractor agree on what is required to be turned over to allow the beneficial use of the spaces/equipment in each identified area. Mechanical space and equipment. Access routes for Owner and Trade Contractor. Safety considerations for occupants. Safety considerations for Trade Contractor personnel in occupied areas. Security control for Trade Contractor and Owner personnel. Maintenance and operation responsibilities. 3. Trade Contractor completes the physical construction. Trade Contractor final examines work for conformance to requirements. Trade Contractor correct errors and omissions found. 4. Gilbane maintains the Rolling Completion List (RCL) of items requiring action for conformance to requirements. Trade Contractor completes RCL items. RCL signed off by Trade Contractor and Gilbane. 5. Owner and A/E inspect work and items found added to RCL. 6. Trade Contractor notifies Gilbane in writing that work is complete and ready for final inspection. Trade Contractor includes a list of outstanding RCL items with explanation of
Page 2 of 4 why each is not complete. Trade Contractor includes completion schedule for each item. 7. Gilbane concurs with the Trade Contractor's notice or: Gilbane notifies the Trade Contractor of disagreement with status. Gilbane notifies the Trade Contractor of RCL items remaining that are not acceptable for the Final RCL. Trade Contractor remedies the objections and requests final inspection again. 8. Gilbane requests Final RCL inspection to Owner including: Description of the work, equipment, systems, interiors or the like to be inspected. Location description by building, floor, room. Any limiting information required to clarify scope the scope of the inspection. Any outstanding RCL items with explanation and schedule for completion. 9. Gilbane, Owner, Trade Contractor and A/E when available make Final RCL inspection of work. Include review of all components and system operation. Identify RCL items to complete prior to interim turnover. Gilbane issue official Final RCL. Include if not complete. 1. Incomplete RCL items. 2. Identification tagging and labeling. 3. Material certifications. 4. Standard test reports and/or test acceptance documents. 5. Specific report of all unique tests required by the design documents. 6. Executed motor check out sheets. 7. Signed off RCL and A/E errors and omission logs.

As-built drawings, including marked prints of Architects contract documents and approved shop drawings or as required. 11. Control documentation and diagrams. 12. Operation and maintenance manuals. 13. Warranties Start dates and duration. Manufacturer, vendor, subcontractor, trade contractor name, telephone number and contact person. List of any spare parts/attic stock turned over to Owner. For systems subject to validation, all original backup documentation created in the construction and installation process. 10. Gilbane fills out Certificate of Substantial Completion (CSC) Assign an identification number Get Owner and A/E concurrence with date of substantial completion. List all warranty start dates different from the Substantial Completion date. Include completion schedule of Final RCL items. Project Manager execute. 11. Gilbane fills out Interim Turnover Notice (ITN) Assign same number as CSC Include any Red Tag's required for equpment being turned over. Project Manager execute. Submit to Owner with backup documentation. 12. Owner reviews, approves and returns to Gilbane. 13. Gilbane notify Trade Contractor ('s):

Send copy of official Final RCL. 14. Trade Contractor ('s) confirms schedule of completion of Final RCL items. Trade Contractor ('s) submits request for reduction in retainage. Value of Final RCL items withheld from line items for future payment. Trade Contractor completes items as scheduled. Final RCL signed off by Trade Contractor, Gilbane and Owner 15. Gilbane approves value of Final RCL items. Twice value withheld in line items for payment. Forward the retainage reduction to Owner for approval. Requisition for Final RCL items approved after Gilbane approval of completion.

All requirements of Article 9.10 have been met and any required documentation is attached. It shall remain the Trade Contractor s responsibility to perform any warranty work during the warranty period. The issuance of this Final Acceptance Letter shall be deemed to be Owner s acknowledgement of satisfactory completion of the portion of the Work described above and shall authorize the release of Final Payment in accordance with Article 9.10 of the General Conditions of the Contract for Construction.
