Te Arotahi Matua - What is the primary focus of this role The purpose of this position is to provide project management support across a broad range of development projects in accordance with the company s medium and long term strategies. Ngā Kawenga Takohanga - Key Accountabilities Project Management Act in the best interests of the project and the company at all times Foster and maintain relationships with all stakeholders, consultants, contractors and partners Support Senior Project Managers & Development Managers in feasibilities and project planning including:- - Due diligence - Development of programmes - Assist with budgets - Input into risk and contingencies - Assist with the development of procurement strategies Manage and plan developments to minimise the extent to which it may cause or contribute to any nuisance, interruption or disturbance Proactively manage works to ensure they are undertaken in accordance with the companies Health & Safety policies and procedures Work alongside Development Managers to assist with the procurement & management of project consultant teams Work with Development Managers to set and monitor programme deadlines for the various design phases Manage consultants either directly or via external resource through design phases including review and certification of payment Manage the design process to the agreed programme including hold points, design review milestones and document control Monitor design against agreed scope and budget and communicate/report on movements/departures to the Development Managers Chair and minute design group meetings as required Implement value management reviews when required Manage the procurement of contractors in conjunction with the Development Managers development strategy including:- - Preparation of tender documents - Manage tender process - Evaluating tenders and closing out contract tags and departures - Provide recommendation to Development Manager and/or Senior Management - Compiling and executing final contracts Manage contractors either directly or via external resource through delivery phases Manage the delivery and construction in line with the agreed Development Managers strategy:- - Manage and Administer the Construction Contracts - Provide all necessary directions to the Contractor, monitor progress and performance, and initiate any corrective action required to maintain satisfactory progress and performance - Promptly resolve any disputes arising in respect of construction - Arrange for the provision of all required completion documentations, guarantees, warranties and as-built drawings etc. Plan, programme and manage completion phases, including; Titles, Practical Completion Certificate, Code Compliance Certificate, Commissioning and Remediation The Project Manager shall assist the Development Managers in respect of the Project Control Group by providing the following support:- - Attend PCG meetings as required, minute meetings and report on all matters requested - Report back to consultants on any approval or rejection made by the PCG to any submission, approval or recommendation Provide and present status reports; PCG, Board Reporting, Monthly reports etc. as required Support the Development Manager by providing prompt and clear communication
