The existing facility does not use modular buildings. The structure of the overall facility is masonry bearing wall type of construction, and concrete masonry units in the interior. The floor system is slab on grade on the first floor, and a combination of steel joist & cast concrete type construction on the intermediate floors. The roof is a rubber with ballast system over the 1968 building and is original, and the roof over the 1986 addition is asphalt built-up T & G roofing system and is also original. (Both are currently scheduled for replacement) The ventilation system of the building is inadequate to meet the needs of the users. The classrooms are generally undersized to meet the current standards established by the State of Ohio, although some do meet or almost meet the standards. A minimal type security system does exist in the school. The building does have a Honeywell automatic fire alarm system but does not have a fire suppression system. The overall building is not compliant with ADA accessibility requirements. The school is located on a 35 acre site adjacent to a residential area. The property and playgrounds are partially fenced for security. Access on to the site is unstricted. Site circulation is good. There is a dedicated space for school busses to load and unload on the site. Parking for staff, visitors and community events is adequate. A. Heating System Description: Recommendations: The existing system for 1968 original building are individual electric units, ventilators, cabinet unit heaters, convectors, etc. installed in 1968 and are in fair condition. The existing system for 1986 addition are two gas fired hot water boilers installed in 1985 and are in fair condition. The HVAC system does not provide required CFM as per OBBC mechanical code standards. The systems temperature controls are pneumatic and are in fair condition. The structure is not equipped with air conditioning. The site does not contain underground fuel storage tanks. 3 Needs Replacement Provide new overall heating system to meet OSFC standard including air conditioning. B. Roofing Description: Recommendations: The roof over the original 1968 building is asphalt built-up that was installed in 1968 and is in poor condition. There are reports of current leaking.
