The recommended measures were made with this in mind. Replacing all of these systems at once, coupled with the submtereing and lighting imprivements, allowed for a HDC NYCEEC Energy Retrofit Loan Program 3

Audit recommendations, implemented scope of work, and reasons for selecting specific energy and water efficiency measures: HVAC: Removal of a 60kW internal combustion co-generation engine that used natural gas as its fuel. An evaluation of the site s utility costs revealed that spending had increased since the system s installation in 2003 (it was purchased under an unfavorable power purchase agreement structure). After its removal, gas usage declined significantly (50%); electricity baseload increased, although overall electricity usage decrease. Installation of two new, condensing DHW heaters. Installation of constant airflow regulators (CARs), cleaning and sealing of ventilation ducts for significant efficiency improvement in heating system. Installation of outdoor temperature reset controller with nighttime setback Insulation of boiler room piping Lighting: Replacement of common area T12 fixtures with magnetic ballasts for T8 fixtures with electronic ballasts featuring occupancy sensors HDC NYCEEC Energy Retrofit Loan Program 5

Replacement of in-unit incandescent lighting with CFLs Envelope and Air infiltration: Weatherstripping of apartment windows and mechanical room doors Water: Installation of low flow showerheads and aerators Operations: Training of building staff on proper and efficient use of new and existing energy systems at the building Conformance to originally proposed schedule and budget: On schedule Please select which of the following best describes the nature of the efficiency work: Standalone energy and/or water efficiency upgrade Energy and/or water efficiency improvements as part of comprehensive capital work Pre-Retrofit Savings Projection vs. Actual Savings Metric Projected (Pre-retrofit) Actual (Post-retrofit) Total building $ 56293 $ 84860 savings $/unit 328 $/unit 496 % reduction 16 % reduction 25 Electric savings $ 24191 $ 36606 $/unit 141 $/unit 214 % reduction 9 % reduction 14 Fuel savings $ 32102 $ 48253 $/unit 187 $/unit 282 % reduction 38 % reduction 66 Project Results Retrofit cost: $ 455000 Retrofit cost: $2660/unit Simple payback calculation: 5 Years Please list any incentives and/or subsidies received: Weatherization Assitance Program, $ $455,000 HDC NYCEEC Energy Retrofit Loan Program 6
