MODULAR OFFSITE MANUFACTURE

Carbon Dynamic is a world leader in modular timber manufacture. At Carbon Dynamic we design and manufacture beautiful timber modular buildings with exceptional levels of insulation, airtightness and sustainability. We re dedicated to providing cost effective, low energy buildings using locallysourced and sustainable materials. The company began 6 years ago from a farm building in Ardross and has since manufactured over 40 timber modular buildings. Carbon Dynamic has expanded via a nissen hut, shipping containers and inflatable workshop and now occupies a 4000m2 factory in Invergordon. We now employ over 40 staff and focus on the design and manufacture of hotels, luxury lodges for leisure parks and affordable housing. We have a full compliment of in-house expertise to take projects forward and we use state of the art CAD software to produce 3D models and photographic renderings allowing clients to see exactly what the end product will look like. We also work hard to provide all of the information required for a seamless planning and building warrant process and onwards throughout manufacturing, delivery and assembly on site. Our goal is to provide everything you will ever need to achieve your build under the one roof. We strive to free ourselves from the complexity and intricacy of the traditional build process believing the simpler the process the less stressful and enjoyable it becomes. Matt Stevenson

These eight 1-bedroom apartments, each with its own independent access and balcony, were manufactured and fitted out in our factory in Invergordon. Each apartment took less than 3 weeks to complete and even the pitched roof was manufactured in the factory and then craned into place in a single day. Off-site manufacture has meant that the site works and foundations were constructed at the same time as the modules were being manufactured in the factory leading to a short overall programme. All the apartments were completed and ready for tenants to move into in December 2015. The comfort levels and thermal performance of these apartments are expected to be superb and will be rigorously monitored over the next few years by Edinburgh Napier University.

Introduction to the Fit House project: We are developing a housing solution that will enable people to maintain a sense of wellbeing throughout their life. The Fit House concept is a technology enabled smart house that promotes wellbeing and preventative health solutions up to and including end of life care. The concept supports residents to take charge of their own wellbeing. At the same time they can meet their health needs through a system of innovative technology and design. They will be able to both self-manage their support and have enhanced face to face social interaction. The Fit House is a house for life, not just an end of life solution. The technology enables young people to maintain a sense of wellbeing and morphs as the person responds to the physical and mental changes that life brings.

We use 2 layers of wood-fibre insulation over our CLT shell for incredible performance, creating a breathable build-up. Lightweight structures allow for support on pads which allow us to install our buildings quickly. Using CLT allows us to create our buildings quickly and insures their structural stability.

All projects start with a round-table disscussion with our experienced team. All designs are produced in 3D. We operate our Design For Manufacture and Assembly strategy using Building Information Modelling. Manufacturing takes place in our 4000m2 factory in Invergordon. Delivery is quick, exciting and stress free. Installation and completion on site takes only days. And that s it. Simple. Fast. And Efficient The benefits of off site manufacture - Effciency and speed of pre-fabrication: by manufacturing in a controlled factory environment the building process is highly effcient and, depending on the layout and specification, our buildings are between 85% and 95% complete when they leave the factory. -Superb finish quality: the finish of our buildings is second to none and surpasses that available in traditonal construction projects -Security for our clients: every building is manufactured in a bonded area of the factory -Rigorous quality control: quality can be monitored due to the controlled factory environement -Wastage is minimised: compared to site work, we can monitor our wastage and store and re-use off cut materials -Improved safety: staff are working in a more controlled and safe environment -Pre Testing: we test our buildings for airtightness and acoustics whilst still in the factory Electrical and plumbing tests are also carried out throughout the manufacturing process. Delivery and speed of erection: on average, buildings can be installed on site in just a few hours, making it an exciting and seamless process with minimal impact on neigbours.completion takes a matter of days. On a recent project tenants moved into their apartments just five working days after delivery.

Modular Building Construction At Carbon Dynamic we take a modular approach to our buildings. This allows us to prefabricate large sections off site in a controlled workshop environment, which not only speeds up construction time but also insures quality as the buildings can be regulated and are not subjected to the worst of Scotland s weather. When it does arrive on site it is possible to erect the building quickly and move in the same day. The modules are designed in such a way as to help you create your desired layout with many possibilities.

Kingsmills Garden Rooms, Inverness, 2015 Working with the client s engineers and architects, each of these 5 star lodges were manufactured and fully fitted out in our factory in less than 3 weeks. The 13 lodges (including one accessible unit) were delivered to site and installed in less than two days onto pre-prepared, low-impact foundations in the hotel s rear garden. Constructed entirely from Scottish timber and laid out in an exciting, sculptural curve each room has a unique view and a high level of privacy. Interior work The quality of our internal finish is unsurpassed. For a warm, natural feel we can use a visual-grade CLT wood finish. Or for a more traditional look fermacell boarding gives a crisp, modern appearance. We can also use off-theshelf or bespoke fittings, handmade by our crafts people. Quickly becoming the place to stay in Inverness, the Garden Lodges have extremely high occupancy rates and are often block-booked for weddings or other group events. With manufacture and site works able to take place concurrently the hotel could realise the letting potential much quicker than with a traditional on-site build and disruption was minimal; in fact, weddings continued to be celebrated in the garden throughout the project! Maxime Garcia - Project Engineer As one of our resident French men - Max is an astute engineer who initially came to us on a 3 month internship from Edinburgh Napier University. He received his technical diploma in his hometown of La Rochelle and worked as a timber frame manufacturer technician before moving to Scotland. David Rhind - Design Office Manager David is a chartered architect and the driving force behind design at Carbon Dynamic. Originally from Perth, he has 15 years experience designing homes with Interhabs, a Canadian energy-aware housing manufacturer. Romain Cavard - Procurement Manager Romain is key to building strong relationships with our suppliers, using his French charm he ensures we receive the natural materials we need to create our sustainable buildings. He studied for his HND in Production Management and Logistics in Lyon, before achieving a Marketing Diploma at Carcassonne University. Mike Findlater - Desgner After graduating from his Masters in Architecture in 2013 from the University of Dundee Mike went on to set up his own design studio where he works on a variety of architectural and product design projects. As a firm believer in thinking through making and learning Mike works closely with the factory team to better understand and appreciate the manufacturing process.
