Responsible to: Assistant Manager, Property Supervisor (Electrical), Assigned Electrician(s) 2. Supervisory Responsibility : None 3. Important internal relationships: Management Team Members, Elected Members, Board Members, Area Service and other Service Managers and staff within Wolverhampton Homes and Wolverhampton City Council. 4. Important external relationships: Trade Unions, Tenant Management Organisations, Tenant and Resident Associations, Wolverhampton College, Special Interest Group Members, Estate Management Boards, External Agents, Partners Contractors and Suppliers. Local Authorities and ALMO Associations. Primary Functions To gain experience, knowledge and skills to a recognised standard throughout the apprenticeship. To accompany designated qualified electricians to jobs, follow instructions and learn processes applicable to the trade. To attend the nominated college/provider to undertake and gain a relevant recognised qualification. To be responsible for ensuring that the individual portfolio is completed to the required standard.
To assist in carrying out testing and installation / repairs of electrical services to all Wolverhampton Homes housing stock and any other buildings within its area of responsibility. All work will be completed in accordance with the current edition of all British Standards, Technical Bulletins, Guidance Notes and Manufacturer s Instructions relevant to the work. Following appropriate training be competent in the use of computerised systems relevant to job role i.e. PDA effectively and efficiently. Main Activities 1. Section Management and Service Planning To assist in working effectively with Members and Tenants and implement the aims and objectives of Wolverhampton Homes Be aware of and understand the personal implications of Wolverhampton Homes Mission, Vision and Values. To liaise, with the Planning Team & Repairs/Void Management Team to ensure the best use of time and resources. 2. Operational Service Assist in undertaking a fast response service to all types of electrical repair and maintenance work associated to the electrical repair. Support the assigned electrician to complete the repair in one visit. To build an understanding of electrical installation / repairs in accordance with the current edition of the I.E.T Wiring Regulations, any relevant legislative requirements, Codes of Practice, and Wolverhampton Homes policies and procedures. Under supervision, to support the assigned electrician in testing and inspection of existing electrical installations, along with written reports / certification as required. To assist the assigned electrician to undertake electrical work to void properties including works associated to the electrical service or within identified skill sets to allow completion of void works within contractual time scales Through agreed training packages, build a knowledge to ensure that all work undertaken is of the highest quality and achieves as a minimum the recognised industry standard
Ensure rubbish is removed from site or suitable arrangements are made for its collection. Ensure that all communication equipment (PDA, mobile phone etc) supplied is used in accordance with both manufacturer's instructions and Wolverhampton Homes policies & procedures. To become familiar with Wolverhampton Homes maintenance recording systems. 3. Contracts Develop an awareness of contracts and service level agreements with internal and external organisations. 4. Financial Management Work towards reaching agreed levels of income, productivity and performance in line with Local and Key Performance Indicators to achieve optimum service levels. Through training, develop an understanding of working in the most cost effective manner available, making sure all variations and material costs are loaded accurately and the job is completed correctly. Undertake all duties in line with Wolverhampton Homes' aims of providing a Value for Money repairs service. Ensure all surplus materials are returned to supplier and waste is minimised. Report any defect on tools and plant or vehicles. 5. Staff Management To support the assigned electrician in carrying out their duties as required Attend and take a positive role in the regular performance reviews and Individual Appraisal meetings and training as required. Show a positive attitude to all training identified as necessary to the job role or to enhance personal development and service delivery. Show an attitude that embraces learning. Attend & participate in Team Meetings, Tool box Talks and one to one meetings. 6. Other duties
