The MOJ Story BIM 2 AIM and the Digital Lifecycle Cost Toolkit Andrew Green Director of Faithful+Gould 16 th November 2016, London
AIM of BIM Level 2 and beyond Efficiency agenda - key drivers: On 3 rd October 2016 all central government departments were mandated to be compliant to level 2 BIM which is fundamental about gathering and using project information data in a digital 3D environment in the right format 5D 6D whilst significantly reducing life cycle costs and carbon emissions!

MOJ Pilot BIM 2 AIM and DLCC Toolkit DATA TRANSFER BETWEEN PROJECTS and AIM at new plan of works focus on stage 6 and 7 in use 1 Robust basis to transfer project data into AIM 2 Generate the annualised asset maintenance plan and costings using the NRM maintain template 3 Generate the asset renewal plan or life cycle costs using the NRM renewal template 4 Define the building operation and maintenance information (as CIBSE building logbook)
Zoom into assets at a detailed level
Key Benefits Realised 1. Demystify and simplify how to do life cycle costing 2. Make project data transferable to use and reuse in asset information management systems and CAFM 3. Unlocking robust cost analysis and benchmarking to use in future projects 4. Feeding relevant operation and maintenance, renewal costs and asset data back into projects 5. Making better decisions at key stages and informing trade offs between options 6. Using the common data classification to enable 3D visualisation of project BIM to work with AIM data
3D BIM - linked to a Asset Information Model (AIM) and Life Cycle Cost (5D) and O&M + Carbon Data (6D) BIM asset information in the Common Data Environment linked to related documents (in NRM 3 data structure)

The How for BIM in FM is still an issue Training and readiness of the FM supply chain Knowledge and understanding of BIM for client specific purposes Agreed standardised processes and documents (eg PAS1192.3 BS8536-1) - Common language (NRM/SFG20/CIBSE/UNiclass) Integration with existing CAFM and BMS systems (CoBIE, IFC) Collaborative processes (open discussion, information exchange) Early involvement and EIR requirements to ensure project and FM requirements in terms of data received, is sufficient and in the right format to develop the AIM and do digital life cycle costing FM needs to be in a position to validate and receive asset data FM slow to take up should not be the weak link in the chain!
Is FM and Asset Management ready for BIM? Not yet we are still learning through implementation and pilots Breaking down the silos both internally and externally still work to do, but Government Soft Landings moves us to a better place Level 2 BIM still being understood by industry and clients some more advanced than others not fully collaborating Level 3 BIM more around the principles of whole life data /cost
