High stress levels in columns that require immediate review 3
Cursory calculations indicate that the working stresses of the Ground Floor columns are at a level that requires immediate review. Detailed Engineering Assessment required. Cantilevers and Toilet Buildup(250mm max) 4 MCAC
Insufficient documents and discrepancies between drawings & site observations. 5
C1 Type column 250X300 mm, 6 bars C3 Type column 300X375 mm, 10 bars C3 Type column Diameter around 625 mm, 12 bars There are five types of column as per provided column schedule but we found only three types of column which size and re-bar number was not matched. Building engineer required to survey the structure and produce as built drawing. Roof layout doesn t match with architectural dawning's. Insufficient and lack of detailing in drawings. 6
7 Falling Hazard.
Handrail missing around stair cases, it may create falling hazard in case of emergency. 8
Non engineered roof at generator shed and stair was observed 9
Apparently non engineered structure at staircase roof and generator roof shed. Building engineer requires to check the stability against uplift force according to BNBC-2006. 10
Intension to vertical and horizontal extension. 11
As columns and slabs were extended at roof it may also indicated of future extension. Since columns are highly stressed no future extension to be commenced without any Detail Engineering Assessment. Extended columns were found cracked at roof. Building engineer required to investigate the crack of column and implement proper remediation before any kind of future extension. 12
Water proofing not present at roof and rebar corrosion observed at the roof 13
Exposed rebar has observed on extended slab which is suspected to corrosion. No corrosion resisting coating on rebar has found. 14 No water proofing layer and proper drainage system has been observed on roof.

Maintain live loading below 2 kpa in all floor levels. Factory Engineer to review design, loads and column stresses in all columns at Ground Floor and First Floor Levels. Verify in-situ concrete strength by taking a minimum of 4 No. cores from columns at both Ground Floor and First Floor levels. Verify reinforcement quantities and sizes for all columns. A Detail Engineering Assessment of Main Factory Building to be commenced, see attached Scope. Produce and actively manage a loading plan for all floor plates within the Factory Building giving consideration to floor capacity and column capacity. 18 18 Detail Engineering Assessment This Schedule develops a minimum level of information, Analysis and testing expected as part of a Detail Engineering Assessment. The Building(s) have been visually assessed and it is deemed necessary that a detailed engineering assessment be carried out by a competent Engineering Team employed by the factory Owner. This Request should be read in conjunction with the ACCORD DEA guideline, ACCORD standard for Assessment of Structural Integrity of Existing RMG Factory Buildings in Bangladesh (Tripartite Document), the latest version of these document should be referenced. These document also gives guidance on required competency of Engineering Team. We expect that the following will be carried out: 1. Development of Full Engineering As-Built Drawings showing Structure, loading, elements, dimensions, levels, foundations and framing on Plan, Section and Elevation drawings. 2. The Engineering team are to carry out supporting calculations with a model based design check to assess the safety and serviceability of the building against loading as set out in BNBC-2006, Lower rate provisions can be applied in accordance with the ACCORD DEA guideline, ACCORD standard following international engineering practice, justification for these lower rate provisions must be made. 3. A geotechnical Report describing ground conditions and commenting on foundation systems used/proposed. 4. A report on Engineering tests carried out to justify material strengths and reinforcement content in all key elements studied see ACCORD DEA guideline & ACCORD standard more details. 5. Detailed load plans shall be prepared for each level showing current and potential future loading with all key equipment items shown with associated loads. 6. The Engineering team will prepare an assessment report that covers the following: As-Built drawings including Plans at each level calling up and dimensioning all structural components Cross sectional drawings showing structural beams, slabs, floor to floor heights, roof build-ups and Basic design information of the structure Highlight any variation between As-built compared to the designed structure Results of testing for strength and materials Results of geotechnical assessment and testing/investigation Details of loading, inputs and results of computer modelling Commentary on adequacy/inadequacy of elements of the structure Schedule of any required retrofitting required for safety or performance of Structure Any proposals for Retrofitting to follow guidance developed in the ACCORD DEA guideline & ACCORD standard (http://bangladeshaccord.org/factories/resource-centre/).

Carry out Engineering Assessment for the sheds and steel roof to verify the stability against uplift force under lateral loading as per BNBC. Carry out remedial works where required. For both durability and serviceability, rust proof paint or any appropriate method is recommended. Waterproofing on the roof slab is to be applied. Moreover the roof slab drainage system should be improved. In case of any extension, A Detail Engineering Assessment (DEA) of Factory to be commenced according to BNBC-2006.
