Sand after freezing rain. 2 Concrete Steps, Front Stoops, and Sidewalks Serving Unit; Railings on Front Steps MAINTENANCE SERVICE POLICY In general, the common facilities and grounds, which are available for use by all of the owners and residents, are maintained by the Association at common expense, as are certain portions of the townhome exteriors. The individual owner is responsible for maintaining the interior of their townhome, as well as certain portions of the townhome exteriors. However, some maintenance needs and costs are not clearly defined or are left to the discretion of the Board of Directors. In the interest of clarity and fairness, the following maintenance/cost guidelines have been adopted by your Board of Directors: Shovel sidewalks, steps, and stoop (between steps and door only) after snowfalls of 1 inch or more. Paint railing, repair, resurface and replace. Damage caused by owner or occupant, i.e., mechanical or petroleum products. If desired, remove snow from drives for less than 1 inch of snowfall. Any ice accumulation on drives caused by drainage. Snow removal underneath and around parked vehicles. Shovel for snowfalls of less than 1 inch. Sand after freezing rain or ice accumulations caused by drainage. 3 Concrete Patio Shovel snow, clean as desired. Repair, resurface and replace after receiving architectural approval from

Page 2 of 8 4 Utilities (sewer and water, gas, electric) Repair and replace all pipes, wiring, valves, disconnects and related devices serving more than one Unit. Restoration of driveway, sidewalk, lawn and landscaping related to the repair or replacement work. Sidewalks are provided by City of Plymouth and they are responsible for snow removal, repair and replacement. 14 Public Streets City of Plymouth. 15 Swimming Pool Area Maintain, repair, and replace Comply with the all items in the pool area. Maintain locks, rollers and weatherstripping. 14 Overhead Garage Doors Paint, repair and replace garage door panels, exterior frames and trim, as needed due to normal wear and tear. Replace hardware when completing full replacement of overhead garage door. All walls are a part of the Unit interior and are maintained by the Unit owner. 6 Garage Floor All garage floors and aprons are part of the Unit to be maintained by the Unit owner. 7 Utilities (electric, gas, sewer and water, inside perimeter walls, foundation) 8 Furnace, Heating Ducts, Hot Water Heater, Appliances Maintain only if serving more than one Unit. All pipes and wiring serving only that Unit are a part of the Unit maintained by the owner. These are a part of the Unit interior and are the owner's responsibility. 9 Gas Fireplace These are a part of the Unit interior and are the owner's responsibility.
