Citizens National Bank Building 212 W. Main Street Gastonia NC 28052 Built in 1920, the subject property is located at 212 W. Main Street in downtown Gastonia, North Carolina. The building is presently owned by the City of Gastonia. Attached is the outline format of the intent for design and improvement to the building with a timetable of these events and related expenditures. Overview. It is the intent of CNB 1920 to purchase the property, retain the existing Arts on Main operations for at least three years and commence Architectural studies to improve the facilities based on the attached documents and schematic plans. The overall intent is as follows:!2
I. Year One. 1. Main Floor. Retain Arts on Main operations as presently established for the first year as the Architectural study and planning commence. The front main facade of Sections A, B, C will be cleaned and restored where necessary. Section D to the West side of the building will be evaluated and planned as a stand alone structure with a New Entrance from W. Main. 2. Basement. The Lower Level of the building (Basement) will be left as is for year one and used for storage. Mechanical systems (HVAC) will be evaluated and work started within year one for any necessary refurbishment and/or replacement. A complete cleaning and removal of materials will occur as well as new lighting where necessary for use as storage and the HVAC systems center. 3. Second Floor. Existing Arts on Main ( AOM ) Studio Spaces are to remain intact on the second floor for the first year. Areas outside the AOM Studios will be cleared of debris and unused systems. Temporary lighting for the inner parts of Sections C, D will be installed. Partitions and ceilings not to be retained will be removed to allow for new electric and HVAC system rework. 4. Third Floor. Demolition will begin on the Third Floor within year one. All interior partitions, dropped ceilings, HVAC and electric systems components not being refurbished will be removed and hauled off site in preparation for Development of Section A of this floor and the entry corridor. II. Years Two to Five 1. New HVAC Systems for all floors including Basement. Existing service duct and equipment partially for main floor and basement (if feasible). New Equipment for Floors two and three. 2. New Electric system distribution and service. Some equipment re-use if feasible. 3. New plumbing lines for water and waste. Bathrooms renovated with new fixtures. 4. Exterior facade cleaning and restoration for W. Main elevation. 5. Entry canopy at Main Bank Building. 6. New street entry with recessed alcove at Building D. 7. New Architectural lighting at full W. Main Elevation and Rear of Building 8. Patio area at rear of building with deck extension at metal Stair system. 9. New Street level entry at Building D 10. Refurbish elevators as needed and as feasible.!3
11. New Main elevator and stairway at the Main Bank Building entry based on structural feasibility and code. Elevator and main segments of the bank building and interior to be construction from engineered wood (timber) with architectural metal fittings, glass panels and stone. 12. Complete Renovation of Floor One Sections A, B, C, D. New Ceilings, Partitions, floor and lighting. Front and Rear entry vestibules to accommodate Master Plan for Retail use. 13. Complete Renovation of Floor Two for Artist Studios and Open Gallery as shown on schematic plan. New Gallery displays and partitions. New Architectural lighting for Gallery and Studios. Create Private Design Studio/Classroom. 14. Build two new Live-Work Artist Studios on third floor. Complete renovation and up-fit. Full kitchens in each unit with Master Bath suites. Build two large (12x16) vaulted skylight banks with timber and insulated glass frameworks at the location of the original main skylights. Build a new entry corridor from the existing main elevator to the Artist Units with a third timber/glass skylight bank. 15. Building D to receive a complete tenant up-fit with new flooring, ceiling, lighting, interior partitions, doors, hardware et. al. as well as the new street level vestibule entry. 16. Rear Patio with hardscape improvements and landscaping with new trees and planting.!4
17. Thermador Cooking School on Level Two of Buildings C&D or possibly all of Building D. The Cooking School is aligned/sponsored by/with Thermador and Bosch USA with Approximately 4800 SF with fully equipped kitchens and teaching facilities, interactive classrooms and a kitchen design center. The classrooms and showroom contain the full Thermador, Bosch and Gaggenau product lines on display as well as a boutique cooking accessories product store. The Cooking School will also contain a Wine Education Center with a certified Sommelier and staff who provide a full learning experience for wines of the world. A complete wine cellar and tasting room is integral to the design.!5
