The Project: Inpatient comprehensive medical rehabilitation center PROJECT TYPE: Renovation LOCATION: Western Tennessee CONSIDERATIONS: - The renovation is constrained by an old building - The program is dependent upon the existing physical configuration. - Employ a lean conceptual design process Affinity Features Used: AFFINITY PROGRAMMING AFFINITY RELATIONSHIPS (BUBBLE) DIAGRAM IMPORT BACKGROUND IMAGE The Challenge Array Architects recent renovation project for an inpatient medical rehabilitation center required a software tool that enabled the Project Team to create a conceptual design using the program and existing floor plate. To preserve their lean workflow and increase value to the client, they also required an efficient process that ensured the project data would be useful throughout development. In addition, the conceptual design method would have to be easy for clients and individuals without a design background to understand. This would allow the team to make changes in real-time & use the tool as a communication aid during a live client session. To address each of these concerns, the Array project team selected Trelligence Affinity software. The Process Array Architects introduced a new way of using the Affinity Relationships Diagram to create a conceptual design for this renovation project. Their process demonstrates the flexibility of Affinity s tool set and is useful for any project that is dependent upon the physical configuration of an existing space. Affinity Programming & Bubble Diagram Preparation In preparation for the live conceptual design meeting, Array began by setting up the space types, names, and sizes in the Program. No additional steps were necessary to create the bubble diagram, as Affinity automatically generates the bubbles based on the Program data. The bubbles appear - with the correct size - in the Relationships Diagram view.

2 Affinity helps Project Team gain early Client sign-off on Program & Conceptual Design Image Import To restack spaces on top of the existing layout, the Project Team imported a scaled image of the floor plate into the Affinity Relationships Diagram view. With the image loaded, the team could drag the bubbles around to create multiple design configurations over the floor plate. Affinity scenarios enable quick comparison and storage of multiple design options. Client Meeting Throughout the meeting, the Project Team was able to quickly respond to the Client s feedback by making changes to the proposed layout in the Relationships Diagram view. The Client was able to easily visualize the impact of each change and prioritize their goals accordingly. The 2-hour meeting concluded with sign-off on the Program and the Conceptual Design. The Results By using the Affinity Programming and Relationships Diagram functions, along with the background image of the existing floor plate, Array s project team was able to accomplish in 2 hours what would ordinarily require two or more meetings with several revisions. The visual nature of the process helped to tie the program requirements to the conceptual design in a tangible way. The Next Step Array Architects plans to use Affinity to track and manage data in Revit. 3 Customer Success Story Strategic Implementation of BIM HDR uses Trelligence Affinity + Autodesk Revit to integrate program data with BIM Design on medical project. HDR Sentara Leigh Project We used Affinity to avoid data-drops that are prevalent in typical BIM workflows. The Affinity for Revit plug-in enabled us to integrate the program data with the Revit model, which communicated the project requirements efficiently and accurately to our design team. - Bill Allen Digital Design Coordinator HDR, Omaha Office The Project: Sentara Leigh - Bed Tower Replacement - $110 M - 2 Patient towers, 5 stories + penthouse - 315,840 square feet - 227,000 square feet of program area - 1,300+ rooms The BIM Challenge Building Information Modeling (BIM) is a powerful, integrated process when strategically implemented. However, in the architecture industry, workflows are often fragmented & fail to realize the full potential of BIM. Architects commonly use different methods of managing program data that do not allow for transfer, reuse, or accessibility from BIM tools. This segmented process can create inefficiencies and present control & accuracy issues. - Renovate spaces & add lobby - 6 Model Managers - 9 Models: Site, Parking Garage, Structure, Shell, Fit-Up, Mechanical, Electrical, Plumbing, Equip & CW Goal: Program Data Exchange HDR utilized a BIM Execution Plan to address common BIM challenges. The plan outlined & prioritized project goals, identified BIM uses, and selected software to facilitate the process. Program data exchange was one of the high priority goals for the Sentara Leigh project; the program information needed to be managed, reported on, and easily communicated to the designers working in Autodesk Revit Architecture. However, much of the data was collected in spreadsheets that were not transferable to Revit software and lacked sufficient reporting capabilities. Sentara Leigh program in Affinity Solution HDR used Trelligence Affinity software in the Sentara Leigh project to help consolidate multiple tasks (e.g. programming & reporting) and integrate with Revit for a lean process. Affinity is able to easily handle large projects with complex data, deliver realtime reports, and integrate bi-directionally with Revit Architecture, making it a natural solution to the programming & interoperability challenges outlined in HDR s BIM Execution Plan.

4 Achieve a lean work process by extending BIM to programming & pre-design with Affinity. Intelligent Programming HDR imported existing program data from CSV files into Affinity software, which organized the 227,000 square feet of program area and 1,300 rooms into departments and sub-departments in the Affinity Program. Unlike a simple spreadsheet, Affinity is able to track, manage, and report on program data & requirements automatically. By moving the program into Affinity, HDR was able to quickly run reports on the program data and add details (e.g. assign properties, requirements, equipment, and furnishings) as needed to create a more intelligent and detailed program. In the following Revit integration step, HDR could select which data should be pushed into Revit, and which should be left in Affinity as a reference, which allows the designers to maintain a lighter Revit file. Program & Design Integration The Affinity for Revit plug-in enabled HDR to integrate the program information with the design model in Revit Architecture and build a room schedule. Affinity s interoperability with Revit resolved the issue of data-drops between programmers and designers. The ability to access project data & requirements from directly within Revit eliminated the need for multiple work environments and helped to streamline the process. With a large and complex project it can be difficult and very time consuming to manually compare the design against the original program requirements - especially since the design continues to grow and change. With the help of Affinity, Designers were able to quickly scan for alerts and identify & resolve discrepancies as they arose, which prevented re-work in later stages of the process and helped to ensure that the design met the project requirements. Results HDR saved 47 hours of work and over $4,000 in costs on the Sentara Leigh project as a direct result of using Affinity to push the program data into Revit. In addition, HDR successfully consolidated the program information, elimi- nated throw-away models, enabled quick & easy reporting options, and provided designers with the ability to automatically test design validation. Automation of traditionally manual & error-prone tasks was key to achieving a lean process in the pre-design phase of this project. Future Plans for Affinity The Sentara Leigh project called for a subset of Affinity tools (i.e. program import from CSV, program updates in Affinity, Revit integration, design validation, and reporting) to accomplish specific goals. HDR anticipates even greater efficiency and cost savings on future projects as usage expands to include Affinity conceptual & schematic design tools. In order to ensure continuity and consistency of data management throughout development and refinement of the project, the HFR Design team needed to combine the room and project documentation, located in Excel worksheets and Word documents, with the data collection process, so they could be managed in one step. Solution Existing Design The Project & Challenge HFR Design was retained as the Medical Facility Planner to employ a concept for improving workflow, capacity, and operational improvements through the implementation of a new high performance emergency department model pioneered by emergenuity, a strategic partner of the planning/programming team. The existing ED (early design) had been retrofitted in the late 90 s with a fast track area that was sub-optimal in process alignment and organizational efficiency. The Client was interested in exploring opportunities to improve & manage a steadily increasing patient capacity with an improved care delivery model. The solution had to allow for operations to be maintained through a logical, practical, and workable phasing solution. Trelligence Affinity was selected as the right technology for assessment of existing space, inventory & program development, and creation of multiple alternate planning scenarios. The robust software enabled HFR Design to work efficiently throughout the process, Re-Designed Sections Color-coded involving the users in a seamless and integrated manner. The ability to capture space metrics data and costs, and integrate with a cost-estimating database was invaluable in accomplishing the client s goal of submitting the Capital Expense Request for the upcoming fiscal year. With Affinity, HFR Design was able to build the existing program from an on-site validated facility management database plan, which the Owner provided as a benchmark for comparative analysis with the new program. Using Affinity bi-directional integration with Sketch- Up, the project team loaded the functional plan (created in Affinity) into SketchUp in order to create a 3D concept model that clearly illustrated work flow, sight lines, and relationship features of the plan. This was especially useful as HFR Design explored open systems adaptable planning concepts with Herman Miller Healthcare, another strategic partner. Results HFR Design reports that their use of Trelligence Affinity software improved their work product delivery to the Client by 30% as a result of the software s ability to leverage the data base through multiple schemes. The HFR Design team says the overreaching value to the client was the use of customized deliverables for presentation, and the efficiency with which they were able to facilitate the iterative process. 7 AFFINITY CUSTOMER CASE STUDY INFRASTRUCTURE DEVELOPMENT Trelligence Affinity allowed us to test three conceptual designs for the 4th Street Transit Center in the matter of a few days. PB provides strategic consulting, planning, engineering, and program and construction management services to the public and private sector and is one of the world's leading transportation engineering firms. The Challenge When the Regional Transportation Commission (RTC) of Washoe County, Nevada needed a new transit facility, they asked PB for conceptual designs and estimates for funding and planning purposes. Due to questions about the final site and tight deadlines, they also needed to quickly evaluate multiple design scenarios.
