5 SITUATION ANALYSIS Reducing energy costs with an asset management system Measure well, manage better Situated in Iowa s capital, the Des Moines Metropolitan Wastewater Reclamation Authority (WRA) recycles wastewater from a growing population of over 500,000 people located across the greater Des Moines area. In recent years, nearly 50% of the city s monthly power costs were attributed to the WRA s energy consumption. With a monthly electricity bill of over $100,000, WRA knew that it had to manage and reduce this expense. Bill Miller, risk and reliability manager at the WRA, knew he had a massive challenge on his hands. The energy consumption had a significant negative economic and environmental impact. It was clear that the WRA needed to operate more efficiently and maintain its assets in a way that supported peak performance. We adopted the saying that you can t manage what you can t measure, and began identifying what we needed to quantify in order to provide an accurate picture of how each component in the environment was performing, he says. For the necessary visibility and control, Miller created a three-tier architecture: a top-tier to provide intelligent analytics, visualization, and management capabilities; a middle-tier data repository to store all the information gathered from assets; and a base layer to collect real-time data from individual assets. 6 INNOVATION STRATEGY Spotting lesser performers with analytic capabilities A tough challenge successfully met Solutions from the vendors Rockwell and Hach WIMS provided the lower two tiers. Infor executed the top tier, implementing Infor EAM Enterprise around a set of maintenance best-practice policies to provide a solid foundation for running each WRA facility. Infor EAM Asset Sustainability and Infor EAM Advanced Reporting modules provided an enhanced set of tightly integrated capabilities. The comprehensive history from Infor EAM Enterprise for each unit creates a detailed analysis of the root cause of sub-optimal performance. Infor EAM Enterprise s asset sustainability feature provides the WRA with powerful energy management analytics, so it can easily identify lesser performers and formulate a strategy to improve them. A multi-dimensional approach Infor EAM Enterprise provides a plant-level perspective of the performance of each of WRA s units to ensure that at any given point in time, the combination of assets helps the whole facility run optimally. Because utility rates vary depending on peak demand times, the WRA uses Infor EAM Enterprise to control flow rates and avoid spikes that would expose the organization to higher electricity rates. After doing my due diligence, I had absolutely no hesitation selecting solutions from Infor to provide all of the top-tier components. Miller says, Just on energy costs alone, we ve been able to reduce our original payment by over $250,000 a year and we re seeing monthly bills now drop to as low as $65,000 versus the previous average of over $100,000. Infor EAM Enterprise has helped WRA meet an important imperative. WRA has reduced its carbon footprint significantly with Infor EAM Enterprise, and it has become one of the first organizations in the country to achieve PAS 55 Certification, an international standard that focuses on the optimal management of physical assets. 8 RESULTS Realizing dramatic savings through smart performance Maintenance productivity quadrupled Infor EAM Enterprise captures the problem, cause, and resolution of all issues at the work-order level. As a result, maintenance productivity has quadrupled. In addition, WRA used Infor EAM Enterprise s bar-coding module to identify every asset across the mile-long plant and in storerooms, enabling a drop in inventory levels from $1 million to about $200,000. Infor EAM Enterprise provides the necessary usage and turnover reports to allow me to take $800,000 of parts off the shelves and return them to suppliers, says Miller.
