5 RED APPLE, ROTTERDAM, NETHERLANDS Fruit of innovation Dazzling architecture, breathtaking views, sleek apartments flooded with sunlight. Rotterdam s Red Apple is unique urban waterfront living. 5

6 The skyscraper is a striking landmark with its brightred facade lines and dramatic cantilever. Housing work lofts, shops, cafés, restaurants and apartments with floor-to-ceiling windows, it offers the ultimate in convenience and luxury in the heart of the bustling city. The building and lifestyle concept is a collaboration between KCAP Architects and Dutch designer Jan des Bouvrie. Close cooperation during planning and construction In order to specify the optimal equipment for this demanding multi-use building, KONE was very pro-active already during the planning phase, says Gerard van Dijk, Sales Manager in Major Project Business at KONE Netherlands. During the construction phase, the innovative KONE JumpLift construction-time elevators were used to ensure a smooth flow of people and material. The machinery of this unique elevator solution is moved upwards in the elevator shaft as more floors are completed; and provides a faster, safer and more cost-efficient means of transportation for construction workers than traditional exterior hoists. Elegant passenger elevators and a smart parking solution In addition to supplying six elegant machine room-less KONE MonoSpace elevators in the two tower blocks and basements, KONE delivered a tailored solution that takes the hassle out of parking. In collaboration with leading Dutch parking experts Schmit Parkeersystemen B.V., KONE developed four KONE MonoSpace vehicle elevators equipped with an innovative digitized find parking space feature. Residents simply call the elevator using a handheld device. The parking system generates a call signal to the elevator, which automatically takes the resident to the floor with the most parking spaces available. You certainly don t see this every day: an elevator that doubles as a parking valet. According to Van Dijk, each resident was initially going to have a fixed parking space. After we suggested that open parking would be better for optimizing capacity, the customer decided to go that route. All elevators in the building are equipped with KONE EcoDisc hoisting technology, conforming to KONE s high standards of space and energy efficiency. KONE was also awarded the maintenance contract for the complex. 6

8 THIERSCHSTRASSE 29, MUNICH, GERMANY A much needed elevator Have you ever walked under an elevator? Well, that s what the residents of Thierschstraße 29 in downtown Munich do every day. Constructed over one hundred years ago, Thierschstraße 29 was in need of some improvements, including adding an elevator. For the building owner, the elevator was business critical. The older residents of the building needed easier access to their floors. In addition, as part of the renovation, new luxury apartments were put in on the top floor. These would have been unsellable without an elevator in place. A tight fit The location and design of the building threw up a challenge, recalls Matthias Stilkerich, project manager of elevator installations at KONE. Staircases of old buildings are not designed for elevators. The best solution is often a good compromise. As in this case, the elevator ended up in the courtyard. The space for the shaft was a mere 1.4 meters wide, and the ground floor entrance to the stairs had to remain as is, unblocked by any new structure. This meant that the shaft needed to be on stilts, steel beams that put the lowest level of the elevator at the second floor landing. Maximum space and innovative installation The elevator needed to have the largest dimensions possible, without any space-constraining equipment. For the given maximum width of the frame, KONE was able to offer the widest car as part of a standard solution using the KONE MaxiSpace elevator. KONE MaxiSpace elevators have no counterweight, so the space below the shaft can be used without restrictions. The technology was a perfect fit; the fitting, on the other hand, was quite tricky. The steel and glass frame for the elevator could not sit flush against the building. Instead, it stands a full meter away from the outer wall of the staircase. Special bridges were designed to connect the elevator landings to the building. Because of the lack of space in the courtyard as well as out front, the elevator shaft frame was lifted into place over the building. All elevator parts were carried into the courtyard by hand. Residents both old and new are able to enjoy a comfortable ride up to their apartments. KONE will maintain the elevator and is also continuing cooperation with architect, Markus Wyremblewsky, working together to offer similar elevator solutions for other residential buildings. 8

10 183 WELLINGTON STREET, TORONTO, CANADA Smooth co-existence One can only imagine how complex the construction of a skyscraper can be. Add in a five star hotel, a spa, luxury residences and the 183 Wellington Street building has all the elements for one very challenging project. The impressive composition of glass and limestone widens upwards, rising to 53 floors. The building, situated on the shores of Lake Ontario in downtown Toronto, promises to be one of the key landmarks on Toronto s attractive waterfront skyline. For the past two years, KONE has been working alongside EllisDon, one of the largest building contractors in Canada, to ensure quick, smooth and safe movement throughout the multi-functional building. Most solutions are tailor made. Well-designed People Flow To ensure easy People Flow, there are several elevator groups and landings. Residents have their own exclusive lobby and elevators. Some landings offer semi-private and private elevators with direct access to residence suites. There are 19 elevators altogether; of which 15 are customized KONE MiniSpace elevators and 4 are service elevators. The KONE MiniSpace is a space-saving concept where the compact machine room is only an extension of the elevator shaft. The solution is based on the energyefficient KONE EcoDisc hoisting machine technology. KONE also provided the customer with the KONE eoptimum web-based reporting system and our field mobility program that make the operation and maintenance of the building more efficient, highlights Sherif Fayek, KONE Canada s senior vice president of Business Development. These are examples where we can add direct value to our customers operations regardless of whether they are a multi-million contracting corporation or a smaller facility management firm. Working jointly towards the same goal With so many functions, EllisDon sees transfer of information crucial for such a project to succeed. Fayek says successful communication requires not only daily conversations but the right processes and tools. KONE even solved a few logistical problems by offering expertise in elevators for construction-time use. Collaboration from the get-go enabled us to get the best possible outcome. We have a dedicated team that is devoted to adding value to the partnership, says Fayek. 13 ALDAR HEADQUARTERS, ABU DHABI, UNITED ARAB EMIRATES A jewel is born The new ALDAR headquarters cuts a majestic figure in Abu Dhabi s waterfront skyline, adding sparkle to the landscape. 13

15 This Middle East icon combines futuristic grace with elegance. The spherical-shaped design is also a structure grounded in strong environmental principles, as witnessed by the use of recyclable glass, steel and concrete, and the incorporation of prefabricated elements. People Flow analysis as starting point KONE was selected to design and deliver the elevator solutions for this unique office building and worked closely with the customer during all phases of the project. During the pre-tendering phase, we conducted several People Flow studies to find the best solution to suit the building s functionality, explains project manager Ramachandran Narayanan, from KONE Middle East. In addition to 3 KONE MonoSpace elevators for the car park and a circular hydraulic lift, KONE delivered 14 KONE MiniSpace elevators equipped with the innovative KONE Polaris Destination Control System. Improving building intelligence With KONE Polaris, building occupants enter their destination onto a touch-screen keypad before entering the elevator. Polaris is integrated into the turnstile access control system, adding to the security of the entire building. When the traffic spikes, Polaris switches to an optimal routine to accommodate the passenger load. The system measures the patterns and gets smarter over time by learning the traffic flows of the building. ALDAR is looking to use the facility for its head office and rent the remaining facilities. Even during peak traffic hours, cabin comfort is not compromised, making it attractive for renting, says Narayanan. Now that the building is complete and equipment is running, collaboration has taken on a new form. KONE is providing maintenance for all the solutions; and looking forward to carrying on the same high level of satisfaction as during the construction phase. 16 PACIFIC PLACE, HONG KONG The fairest one of all Even the finest buildings need a little facelift to keep up with the times. So did Hong Kong s pre-eminent landmark, Pacific Place. Several new grand malls dotted the cityscape of Hong Kong. Swire Properties Ltd. felt the time was ripe to renovate the Pacific Place shopping mall. What was needed was a wow factor to remind shoppers that Pacific Place is still the city s premier destination. A style built on classical elegance was refreshed to reflect contemporary luxury. The mall is part of a multi-function complex spreading over 6.5 acres. It is home to office space, luxury apartments, three five-star hotels and car park facilities. Luxurious custom design To improve efficiency and visibility between the shopping floors, car park floors and the surrounding areas along Pacific Place Drive, KONE provided the mall with five new transparent bubble elevators and one shuttle elevator. Almost all parts, except the major elevator components, are tailor made, including the elevator door, car cage, glass wall panels, lift button, indicator and all claddings. Britain s leading architect, Thomas Heatherwick, known for emphasizing art in architecture, supervised the selection of design elements. 16

17 The elevator cabin is visually appealing, says Simon Cheung, KONE s senior project manager, in describing the intricate details. Most metallic parts are clad with aluminum, painted in white or bronze sheet. The new elevators add to the distinct element of luxury and complement the building s design, notes Cheung. The first thing you notice when entering is the curved design and large energy-saving LED indicator panels. The second is the speed: the elevators travel at 2.5 meters per second. Working around shopping Given the mall remained open during the entire process, all work needed to be completed as fast as possible and with minimum inconvenience for the shoppers. Before commencement of the installation work, KONE held a bi-weekly workshop to review the design work and coordinate the installation sequence. KONE s MonoSpace solution helped Swire Properties to minimize the building work, which reduced the construction time and costs. With KONE MonoSpace, there was no need to construct a machine room for the new shuttle elevator and no need to modify the existing machine room for the three bubble elevators in the mall spine. 18 MARINA BAY SANDS, SINGAPORE Rising to the challenge 18

19 The Marina Bay Sands integrated resort in Singapore is adding a new dimension to the concept of skyscraper. With it s three cascading towers crowned by a connecting Sands Skypark, the multi-use resort is already defining the city skyline. Set to open from late April 2010, the complex offers an extraordinary experience for leisure and business travelers from all over the world. Unique architecture, flexible elevator solutions The 55-story towers are inclined in the lower sections, which presented a hurdle to the accommodation of the elevator shafts. There are 146 elevators serving both the hotels and podium, and 10 escalators throughout the hotels. For KONE, the Marina Bay Sands project is a showcase of both flexibility and exactness. The elevators range from luxurious high-end solutions to sturdy freight elevators, says Pekka Kemppainen, KONE executive vice president and area director for the Asia-Pacific region. As the roof architecture prevented the use of standard elevator machine rooms, KONE resolved the problem by using machine room-less technology. The elevators are powered by the KONE EcoDisc hoisting machine, the leading eco-efficient technology on the market. Innovative construction-time solutions, world-class project management As a huge amount of workers need to move around smoothly in such a massive building project, the KONE JumpLift construction-time elevator rose to the challenge. When new floors are added to the building, the elevator machine room is moved upwards in the hoistway, making it possible to transport workers and building equipment to the next levels. When the building structure is finished, the construction-time elevator is quickly transformed into the permanent elevator by installing the final machinery, signalization, interior materials and landing doors. KONE JumpLift transports workers efficiently to the workface, which otherwise becomes increasingly time consuming the higher the towers go, comments Dale Chadwick, Marina Bay Sands executive director for building services. Our construction schedules were aggressive, and this solution was both safe and flexible. Ensuring quality across such an innovative project presented an opportunity. According to Vincent Teng, KONE s director for the hotels section of this project, KONE implemented a defined process which included handover and check points plus a quality assurance plan with clear roles for all project teams involved. Each of the six sections of the complex has its own architect and design teams and keeping track of the work has, therefore, been demanding, says Teng s colleague, Peter Eagling, KONE s director for the convention and exhibition center and retail area. 21 OASIS OF THE SEAS A floating palace All aboard. Sometimes the passenger experience on board is more memorable than the destination. 21

22 Gone are the days when building cities was a landbased affair. When Royal Caribbean International launched Oasis of the Seas, the world s largest floating hotel was introduced. The ship packs the entertainment punch of a bustling metropolis and includes attractions such as a water park, an iceskating rink, a full-blown Broadway theater, and a real park with 12,000 plants. Flowing cooperation This is probably the most testing context for elevators, with heavy traffic in all directions 24 hours a day, says Robert Segercrantz, director for KONE Marine. Smooth logistics on the 16-deck ship are a prerequisite, with elevators the key to everything. Guests can t be put out by waiting long at any point. KONE Marine is highly experienced in providing solutions for cruise ships, as KONE is a market leader in the cruise ship segment. We have never thought about any other option than working with KONE, says Harri Kulovaara, executive vice president at Royal Caribbean Cruises Ltd. Oasis of the Seas is a technical masterpiece a result of tremendous collaboration between wonderful minds. Design, of course, is a major aspect in a project like this. All solutions have to fit the overall look and feel of the ship. KONE delivered a total of 41 elevators to the ship. Equipment is hoisted by the economically and ecologically advanced KONE EcoDisc technology, using both space and energy efficient KONE MiniSpace and KONE MonoSpace solutions. Elevator modes are synchronized with the guest communication system so that disembarking instructions, for example, are automatically displayed on the elevators LCD screens. KONE also provided special-access elevators for guests with reduced mobility. Furthermore, two escalators were incorporated rare equipment on ships. These help to 22

23 speed up the flow of people, especially at the critical times of boarding and disembarkation. Plug-in installation methods and customized maintenance Elevators were pre-assembled inside the pre-manufactured shafts at the KONE factory, then brought in as modules to the shipyard, lifted into position and welded to place. KONE s innovative plug-in solution enabled an early completion of the elevators; several of the elevators served the ship as logistics elevators already during the construction phase. To ensure that the equipment runs smoothly during every cruise out at sea, KONE also provides each ship s crew with a tailored maintenance training program. 24 BEIJING-SHANGHAI EXPRESS RAILWAY, CHINA Traveling at bullet speed What s the smoothest way to move 200,000 people a day across China? The new Beijing-Shanghai Express Railway is a masterpiece in seamless People Flow. The high speed passenger train is part of a four-trillion yuan stimulus package launched by the government and is the largest building project to date in recent Chinese history. When completed, the train will run 1,318 kilometers, linking the Bohai Bay to the Yangtze River Delta, two of the most populous and prosperous regions of the country. Flying on steel wheels Reaching speeds of 350 kilometers an hour, the bullet train will cut travel time from the capital, Beijing, to the eastern financial hub, Shanghai, from nine hours to five. During peak hours, there will be a train every five minutes, offering a convenient alternative to air travel. For a passenger, a journey doesn t stop when the train does. Smooth movement of people inside railway stations is a key part of the rapid transit package. To guarantee an optimal flow of people, the China Ministry of Railways selected KONE to supply 342 escalators and their maintenance for all railway stations along the express route. 24

25 21 projects in one While the railway is one mega-project, each of the ultramodern 21 stations poses its own unique challenges for KONE. These include customer-specified escalator truss inclinations and other tailored solutions. The challenge was to provide a consistent solution ensuring uniform performance at every destination. This way, passengers enjoy the same stress-free experience of uninterrupted transfer, no matter where they arrive. Each station has its own priorities, schedule and organization. But we succeeded with the project thanks to a full chain of cooperation, says Henry Jiang, director of Major Projects for KONE China. KONE s outstanding reputation for reliability was a major aspect in winning the contract. On a scale like this, even a minor malfunction in the equipment can cause serious disruption and frustration. So KONE offered its comprehensive KONE Modular Based Maintenance solution, including a 24/7 rapid-response team on hand to address potential service problems and guarantee high performance of all equipment throughout its life-cycle. 26 LOS ANGELES INTERNATIONAL AIRPORT, UNITED STATES Faster to the gate Passenger-friendly transfer between each terminal? At Los Angeles International Airport (LAX), it s now possible. Over 59 million passengers flowed through LAX in 2009, making it the seventh busiest airport in the world. KONE products and solutions designed for heavyduty operation are giving new life to the airport. For the passengers, the contemporary equipment gives the airport a revitalized appearance. Most importantly, it helps the passengers get to and from the gates faster and easier. Newer and safer KONE replaced existing worn-out escalators with new transit-rated equipment and undertook the modernization of 16 terminal elevators deemed as critical units. The airport had not seen a major modernization of its vertical transportation since 1984, when the main international terminal was built for the Olympics. The KONE team also standardized all control equipment for both the elevators and escalators for improved performance. Making the airport easier to navigate is key in the modernization efforts. 26

Smoother flow In order to merge the KONE escalators into the existing structures with minimal structural modifications, the KONE team designed the new units so that construction work was minor. The elevator equipment was also tailored to meet the customer s needs. A dedicated project management team was working on site to effectively administer the project. The KONE staff is highly trusted in airport installation, adds Martinez, which is important given that these projects have unique security issues that operate in parallel with ensuring passenger convenience. LAX officials are confident that the modernization of the airport will help the city maintain its image as an exciting destination to visit. The customer is pleased with KONE s proactive approach in choosing upgrades that are cost effective and provide the least impact possible, in terms of construction delays, debris and logistical issues, comments Martinez. 27

28 DEBENHAMS, UNITED KINGDOM & IRELAND One-stop shop Incorporating renewals and modernizations with relatively little business disruption is a challenge for any retailer. For at the end of the day, any downtime is lost business. Leading UK retailer Debenhams started looking for a provider that could take on complete responsibility for installation, maintenance and refurbishment of all escalators and elevators in its UK and Ireland retail stores. KONE won over the retailer by offering a comprehensive portfolio of solutions that help to ensure an uninterrupted flow of people in the stores. A dedicated account executive approach also factored into securing the contract. The complete package As Debenhams strives to be a one-stop shop for its customers, so too does KONE for Debenhams. A key element of the new contract was establishing a National Account Manager at KONE who serves as a single point of contact. With these sorts of accounts, you really get to know what the customer needs, says Anthony Brogan, KONE national account manager for Debenhams. Such close cooperation brings many advantages. If, for example, their development team needs assistance with elevator planning, load estimates can get to KONE developers for analysis straight away. The success of this relationship is evident in the numbers. Year by year, KONE has reduced the total number of breakdowns; and service calls have been decreased by 25 percent. Sustainability as a cornerstone of cooperation KONE is working together with Debenhams on a number of initiatives to help them meet greener and more sustainable targets. A major program underway is to upgrade escalators with the KONE EcoStart soft-start solution. EcoStart can reduce energy consumption of escalators by up to 40 percent. With hundreds of escalators in total, potential savings can be significant. KONE is also looking into changing escalator lighting to LED lights, which consume less energy and have a longer life. But it s more than just energy savings. Replacement projects at the Southampton and Plymouth stores also take into consideration structural and health concerns. The original escalator installations are part of the building structures and therefore require extra steel work to support the frame work of the buildings. There is also asbestos on site, which must be removed. As the stores are still open for business, all teams involved must work closely to ensure the health and safety of Debenhams staff and customers. 28

The Hospital Universitario Central de Asturias in the northern Spanish city of Oviedo has constructed a cutting-edge facility to provide the highest possible standard of care to a wide population throughout the area. 30

Hospitals house a variety of functions including laboratories, emergency rooms, in-patient care facilities and operating rooms, as well as facilities for food service and housekeeping. KONE contributed a detailed traffic calculation to help the customer find the best transportation solutions for the building. In this case, the wisest solution was to separate personnel and visitor flow, says Jose Ignacio Olabuenaga, project manager for KONE Spain. With dedicated elevators, visitors and outpatients never travel through functional areas or encounter severely ill patients. Dedicated service elevators also ensure that food, maintenance, deliveries and waste outflow are kept separate from patient routes. Quality, energy efficiency and 24/7 maintenance KONE provided a variety of solutions tailored for the hospital s special needs, including powerful freight elevators equipped to carry loads up to 3,500 kg, superfast passenger elevators, and the KONE E-Link system for centralized monitoring of the equipment. KONE s industry-leading standards of quality were a key factor in winning the contract, but eco-efficiency was another important argument for the hospital board. All chosen solutions are designed to save space and energy consumption. KONE will also handle maintenance and a KONE service technician will be stationed at the hospital 24/7 to ensure uninterrupted service and avert any disruptions. 31

33 EYE OF THE WIND, VANCOUVER, CANADA An amazing ride Just outside Vancouver, Canada, perched atop Grouse Mountain stands the Eye of the Wind, the first wind turbine tower with a public elevator and observation pod. 33

34 Grouse Mountain Resort had a dream to be able to take visitors to a location 1,231 meters above the city for a stunning 360-degree view of the bustling harbor and magnificent mountains. They also had a mission: to make the resort more sustainable. Today, the revolutionary wind turbine produces up to 25 percent of the resort s energy. Stability all around in challenging conditions KONE has been an important part of the puzzle in putting together our wind turbine project, says Julia Kossowski, project manager at Grouse Mountain Resort. The elevator ride is amazing. Once in the view pod, you can literally feel the movement of the giant turbine blades. KONE used its experience from the marine sector where elevators face similar conditions to overcome these challenges. Vancouver lies in an active fault region, so there were special seismic requirements to meet. The unique solution combines KONE s machine room-less elevator technology with a seismic installation and an emergency brake release system. Installation part by part With parts and teams coming from around the world, coordination and communication at the site were critical. Some parts came up the logging road on the back of the mountain, a one hour-long drive; while others were flown in by helicopter. Winter access was only possible by snowmobile or snow cat trail groomer. The tower arrived in sections, which meant the elevator had to be installed after the tower was erected. Four meters wide at the base and just over two meters at the top, there was very little space inside the tower: about one-third of the space of a normal elevator shaft. Engineers had their hands full keeping the rails and special brackets aligned as the tower swayed in the wind. The completion of this extraordinary project was a result of seamless collaboration between the wind turbine builder Leitwind, the facility owner at Grouse Mountain, and KONE units in both Europe and North America, as well as the enthusiastic performance of the local KONE installation team, led by Scott Richardson, adds John Hemgård, coordinator of this project at KONE Marine & Major Projects.
