2 1.00 Description of Construction 1.01 The Project The Project, known as The Ashton, Lane cove, consists of a frameless glass balustrade and powder coated aluminium handrail in accordance with the Specification Design and Installation Team Title Name Contact Project Manager Siddhesh Kochikar Installer Pon Design Engineer UNEX Systems Extent of Works The design, fabrication and installation of an aluminium framed glass balustrade to balconies and courtyards and stainless steel balustrade with infill glass to stair void, as defined on the As-Built drawings and in accordance with the Specifications Description of Construction Aluminium Framed Balustrade 100mm deep powder coated aluminium extruded base channel is chemset into structural slab using M10 stainless steel grade 316 chemsets. 12mm clear toughened glass is grouted in the channel and gaskets used on both inside and outside. 3 2.00 Scope of Works 2.01 General The Scope of works consist frameless glass balustrade to balconies as defined on the As-Built drawings and in accordance with the Specifications Description of Systems 100mm deep powder coated aluminium extruded base channel is chemset into structural slab using M10 stainless steel grade 316 chemsets. 12mm clear toughened glass is grouted in the channel and gaskets used on both inside and outside. Finally a powder coated aluminium handrail is installed on top of the glass and is fixed to the two ends of the wall Design and Testing Glass balustrades used on the project and have been designed in accordance with relevant Australian standards and the project specification and are certified by UNEX. This frameless balustrade system are proprietary design of UNEX Systems, our system supplier Fabrication All of balustrades and handrails were factory fabricated to site measured dimensions and delivered to site for installation. Glass was pre-determined and delivered to site for installation Installation All installation was carried out by Glass Metal Design Pty Ltd. 4 General Maintenance Procedures The As Built design drawings must be referred to prior to any maintenance or replacement operations. Any materials that may require replacement due to damage or deterioration shall be verified by reference to Glassmetaldesign Pty Ltd as primary warrantor. Any materials to be used to replace damaged components must be referred to Glassmetaldesign Pty Ltd, as primary warrantor, as acceptable for the intended purpose Inspections Visual inspections of all areas, especially those not subject to rainfall, should be carried out on a regular basis (refer to Section 8- Maintenance Schedule) and at not more than 6-monthly periods. Special attention should be paid to the flexible glazing gaskets and to the weep holes in each frame head section Cleaning Procedures CAUTION Cleaning of extrusions should be carried out in shade at moderate temperatures using grit-free sponges or rags. Heat may accelerate chemical reactions and may evaporate the water from a solution causing streaking or staining of the coating. Stronger solvents or solvents containing cleaners may have a detrimental or softening effect on the coated surface. To prevent damage to the finish these types of solvents or emulsion cleaners should be spot-tested on a small unobtrusive area prior to general use. Abrasive, aggressive acid or alkali cleaners, paint removers or strong organic solvents such as MEK, MIBK Triclene or thinners should not be used, nor should cleaners be mixed. a. Powdercoated Extrusions Lightly soiled areas should be washed with warm water and mild detergent followed by a rinse with clean fresh water. On heavily soiled areas it may be necessary to use kerosene, turpentine, white spirit, a mild oil-based abrasive car cleaner or a mild soap-based abrasive bath cleaner. In all cases the area should be thoroughly rinsed with clean fresh water immediately and dried with a clean soft cloth. Note that the use of any abrasive compound will diminish the gloss level on extrusions. Glassmetaldesign Pty Ltd Operations & Maintenance Manual

5 b. Glass Glass should be cleaned with a soft, clean grit-free cloth and a mild non-abrasive, non-alkaline cleaning solution and should be rinsed immediately with clean, fresh water. Excess water should be removed form glass surfaces using a squeegee Maintenance Glass, and powder coated aluminium extrusions should be washed down as part of an overall building maintenance programme at not more than 6- monthly intervals. Within this period, the frequency of washing should be determined by the desired appearance of the building and by the local environment, since areas not subject to rainfall or subject to industrial fallout must be cleaned more regularly than others in cleaner environments. Flexible materials such as gaskets and weatherseals should be treated with a lubricating solution such as Dow Corning Emulsion No.8. on a 6-monthly basis On Site Repairs Replacement of Glass In the event of glass breakage, damaged panes can be removed from by removing the rolled in glazing gasket and the glazing bead from the sill or transom. The glass can then be removed and replaced. The glazing beads are then refixed and the rolled in glazing gasket reinserted. Repairs to Powdercoated Aluminium Extrusions and Pressings Mechanical damage to a powder coated extrusion can be repaired on site. Small scratches should be lightly rubbed back with fine wet and dry paper, cleaned down to remove any dust and lightly sprayed over with the paint spray compound supplied. Small dents may be filled with motor body filler, rubbed back in accordance with the supplier's instructions, and the area painted over. This must be carried out by a specialist spray painter as there will be definite colour differences between the original and the new surfaces.
