2 Disclaimer The following can only be used as a guide and the installer should apply all Australian Standards and best practices when installing. This should include the relevant safety protocols required. It is vital that the installer collect and fully understand this data and not rely upon this guide as the sole means of direction. If there are any problems before or during the laying of a Boral Silkwood floor, stop and do not continue laying. Contact Boral Timber immediately on for further advice. Product description Boral Silkwood is a hardwood engineered flooring system that is fast and easy to install. It can be installed as a floating floor or alternatively can be glued directly to the subfloor. Floating floors are glued together by a tongue and groove connection and laid over a Boral Silkwood underlay or equivalent underlay. An expansion gap is left around the perimeter of the floor and is covered by a skirting board or moulding. Direct stick installation involves fully bonding Boral Silkwood flooring to an existing subfloor. Direct stick installations can help minimise expansion and contraction in locations that experience extended periods of high or low humidity. Boral Silkwood flooring does not require acclimatisation. The flooring should be brought to site when required for laying, after the area where the flooring is to be installed is at lock up stage, and after the completion of all wet trades. Suitable subfloors Boral Silkwood is designed for any subfloor that is structurally sound, level, clean and dry such as Concrete slab Sheet flooring such as plywood or particleboard Existing strip timber floors. Remember With the abundance of various different primers, levelling compounds, sealers and adhesives on the market, the following points should be considered and applied. Always follow the manufacturer s guide lines. Always use compatible products. Manufacturers often have systems they recommend that guarantee compatibility. Whilst Boral Silkwood is fast and efficient to install, professional installation is recommended. 2

3 Pre-start site inspection Many of the problems encountered with timber flooring can be related back to the critical area of site assessment. Before installing a timber floor, ensure the site conditions are suitable. The project must reach near completion before installation to avoid damaging the newly fitted timber floor from heavy trade traffic. Properties of timber Timber is hygroscopic that means that it is capable of easily absorbing and expelling moisture in response to local conditions. As timber absorbs moisture it expands and as it expels moisture it contracts. As such, factors such as relative humidity (atmospheric moisture), moisture ingress (subfloor or other), direct sunlight, air conditioning and lack of adequate ventilation can cause timber to expand or contract. Therefore, care must be taken to correctly assess the suitability of the site prior to the installation of timber flooring, as well as to maintain a suitable environment where the timber floor has been installed. Inspection of the site, the subfloor surface and preparation 1. Conduct a visual inspection for signs of moisture possibly resulting from pipe leaks, window seal leaks, bathroom/laundry overflow problems, ceilings leaks or rising damp. Any signs of moisture ingress must be remedied prior to installation. 2. The subfloor must be dry and free of contaminants including but not limited to oil, paint, grease, dust, metal shavings, saw dust. 3. The subfloor is to be fully scraped with a wide blade scraper to remove all cement render spoil, gyprock setting residues and mortar excess at the base of walls. 4. The subfloor must be tested for flatness. Deformations to the surface greater than 3mm over 3m are to be filled with a self levelling compound following manufacturers recommendations. Deviations in the subfloor greater than 3mm over 3m should be ground smooth to conform to the aforementioned specification for flatness. 5. Timber substrates such as particleboard, plywood or existing timber floors should be sanded to create a clean flat surface. Plywood or particleboard should be a minimum of 5 ply or 12mm. 6. A concrete subfloor should be moisture tested in accordance with AS to ensure the concrete subfloor has a moisture content (MC) of less than 5.5%. If MC is greater than 5.5%, a moisture seal must be applied as per the manufacturer s recommendations. 7. If the installation is to be a direct stick job, the selected adhesive should be applied to various areas on the subfloor prior to commencing installation, to confirm that suitable adhesion can be achieved. Installation Expansion gaps Expansion gaps and perimeter fixings should be planned before commencing the job. Expansion gaps are a requirement of timber flooring. Due to the hygroscopic nature of timber the flooring will expand and contract with changes in moisture content. The allowance of expansion gaps at the perimeter walls and around obstructions will allow the floor to move as required. If sufficient expansion gaps are not allowed for, buckling and deformation of the flooring can result. Boral Timber recommends a minimum expansion gap at all perimeter walls and obstructions of 14mm. In areas of high humidity and for floors exceeding 8m in width it may be necessary to increase the size of the expansion gaps, and/or include expansion joints within the flooring in order to increase the total expansion allowance for the floor. Expansion gaps can be readily increased by under cutting plasterboard walls or through the use of thicker skirtings or beading. The greater the expansion allowed while installing, the better. Expansion joints are best placed at doorways or in line with internal walls. Expansion joints help to break large floors into smaller sections thereby maximising total expansion gaps (refer Diagram 1). 3

4 Acoustic systems Diagram 1: Expansion joints likely locations for expansion There are many varied acoustic systems available on the market today. Boral Timber supplies a range of acoustic underlays that conform to our warranty and installation guidelines. Alternatively, Boral Timber can work closely with all parties during the specification process to ensure satisfactory performance is achieved whilst not jeopardising any warranty or installation guidelines. Moisture barrier All subfloors require a moisture barrier. Boral Silkwood underlay is supplied with a pre-attached moisture barrier. If using Boral RV4 underlay please call Boral Timber on for Boral RV4 installation guidelines. Installation floating floor method The installation of Boral Silkwood flooring must be carried out as per our installation and warranty guidelines. Failure to do so will void the warranty. It is also important to note that the most common cause of complaint with timber flooring installations is an uneven subfloor and damage or distortion due to the lack of adequate expansion gaps. Particular care must be taken in preparation and planning to address these issues prior to installation so that the timber flooring is allowed to perform as designed. Note: It is the installer s responsibility to check all material for faults or defects prior to installation. Material which is deemed to be faulty by a Boral representative will be replaced free of charge. Costs associated with the replacement of any faulty boards after they have been installed will not be accepted by Boral Timber. 1. Plan the direction of the first run of boards. The direction of the boards are often dictated by several factors and should be considered in the following rank of priority. Width of the room. It is best to run the length of the boards parallel with the longest length of the room (if rectangular in design) to allow for anticipated expansion at the width of the boards. Full length windows. A factor to consider is that sunlight reflecting across the width of the boards will highlight the joints. If possible, without compromising the point above, run the boards perpendicular to the light source. Note: The above can only best be used as a guide and the decision is best made on a job by job basis. 2. Conduct the necessary preparation to the substrate as described earlier. 3. Under-cut door frames if applicable at this point. 4. Unroll Boral Silkwood underlay (or equivalent underlay) onto the subfloor with the preattached moisture barrier facing down. Boral Silkwood underlay should butt together with the clear plastic moisture barrier providing a 150mm overlap. The seam should be sealed with the supplied double sided tape. (Adhesive is not required to fix this underlay to the prepared subfloor.) Install Boral Silkwood over the top of the underlay). If using Boral RV4 underlay please call Boral Timber on for Boral RV4 installation guidelines. 5. Plan the location and type of any trims to be installed, as some trims are easier to install prior to installing the flooring. 6. Set out the first run of floor boards using chalk/ string lines and measuring tools. Alternatively, lay the boards parallel to the longest wall in the room, leaving a minimum expansion gap of 14mm along all walls. Place 14mm blocks/ wedges along one end to maintain the gap while boards are being placed (see Diag. 2, Fig. 1). Be sure to remove wedges upon completion of the installation so that the floor is allowed to expand without restriction. 7. Start the first row of boards with the groove facing the starting wall. Take the second board and apply an unbroken bead of Boral Silkwood PVA adhesive to the topside of the groove (see Diag. 2, Fig. 2). Tap the boards together 4

5 using a Boral Silkwood tapping block and a hammer and continue along the starting run. (see Diag. 2, Fig. 3) 8. Measure and cut the last board of the first row, remembering to allow at least a 14mm expansion gap. Use the pull tool to tightly fit the last board of the row (see Diag. 2, Fig. 4 and 5). It is important to work from five opened boxes so that the full range of colours and features can be mixed within the floor. 9. Start new rows with a board at least 450mm shorter or longer than the strip used in the previous row. This will prevent end joints from clustering throughout the floor. 10. When adding the next row, apply an unbroken bead of Boral Silkwood PVA to the top side of the groove, along the length of the board and continue this along the length of the floor (see Diag. 2, Fig. 2). Tap the boards together using a Boral Silkwood tapping block and a hammer for a tight fit. 11. Measure and cut the last board to fit, allowing for at least a 14mm expansion joint along its whole length. A pull tool will be needed to fit the last board closest to the wall (see Diag. 2, Fig. 6). 12. Clean up any excess adhesive with a damp cloth while working. 6 Installation direct stick method 1. Conduct the necessary preparation to the substrate as described earlier. 2. Under-cut door frames if applicable at this point. 3. Apply a moisture barrier as per the manufacturer s instructions. The installation of Boral Silkwood flooring requires a continuous damp-proof membrane. In direct stick applications, this can be achieved using a waterproof vapour barrier membrane. Note: Care should be taken to confirm compatibility between the vapour barrier and selected adhesive. 4. Fit or apply a Boral Timber approved acoustic underlay if required as per the manufacturer s instructions. If using Boral RV4 underlay please call Boral Timber on for Boral RV4 installation guidelines. 5. Plan the location and type of any trims to be installed, as some trims are easier to install prior to installing the flooring. 6. Set out the first run of floor boards using chalk/ string lines and measuring tools. Alternatively, lay the boards parallel to the longest wall in the room, leaving a minimum expansion gap of 14mm along all walls. Place 14mm blocks/ wedges along one end to maintain the gap while boards are being placed. Be sure to remove wedges upon completion of the installation so that the floor is allowed to expand without restriction. 7. Using a polyurethane timber flooring adhesive, apply enough adhesive for the first run of flooring as per the manufacturer s instructions. In direct stick applications, adhesive must be applied with a notched trowel so that a full bond between the subfloor and the timber is achieved. Failure to do so will void the warranty and can result in a drummy sounding floor. Check the transfer of adhesive to the boards by inspecting the underside of boards during installation. In order for direct stick systems to perform at their optimum levels it is a requirement that at least 85% transfer of adhesive to board is achieved during installation. 8. Start the first row of boards with the groove facing the starting wall, remembering to allow at least a 14mm expansion gap. Measure and cut the last board of the first row, remembering to 6 allow at least a 14mm expansion gap. Use the pull tool to tightly fit the last board of the row. It is important to work from five opened boxes so that the full range of colours and features can be mixed within the floor. 9. Weight or fix first run in place. It is best to allow this first run to set before working against it to minimise any shifting during installation. 10. Start new rows with a board at least 450mm shorter or longer than the strip used in the previous row. This will prevent end joints from clustering throughout the floor. 11. Measure and cut the last board to fit, allowing for at least a 14mm expansion joint along its whole length. A pull tool will be needed to fit the last board closest to the wall. 12. Once laid the boards should be in constant, firm contact with the adhesive until cured. The application of appropriate weights, such as unopened boxes of flooring, will assist this process. 13. Excess adhesive should be removed quickly using the appropriate adhesive cleaner this may vary depending on the adhesive used. It is important to follow the manufacturer s instructions. Note: For further details regarding the direct stick method refer to adhesive manufacturer s instructions.

7 The finishing touches The expansion gap left between the wall and the Boral Silkwood floor boards will need to be covered. This can be covered with an appropriate skirting which should be nailed to the wall and not fixed to the floor. If a Boral Silkwood floor is installed with existing skirtings in place, use a fillet mould or scotia to cover the gap, fixed to the skirting and not the floor. Upon completion care should be taken to protect the timber flooring from damage during the final stages of construction. Installation of the timber flooring should be completed at the final stage of the project so as to minimise any damage. However, the use of protective sheeting such as MDF (medium density fibreboard) to cover high traffic areas is appropriate where required. Care should be taken when installing the protective sheeting that no loose grit or obstructions get trapped underneath, as these will damage the coating when stepped upon. Note: DO NOT cover the flooring with plastic sheeting of any kind, as this can cause the floor to sweat, leading to expansion of the flooring and possible damage to the coating. Post installation care and maintenance The surface of the floor should be kept as free as is practicable of grit and other abrasive material. It is recommended that dirt-trapping mats be used at all external doorways as they can significantly reduce the amount of stones, grit and sand entering the area. Sweep or vacuum the floor regularly to remove dirt and grit. Floors should be damp mopped (with a well wrung mop) to remove dust. The use of a ph neutral floor cleaner can help remove stubborn dirt. Felt protectors should always be fixed under furniture to prevent scratching. Monitor the climatic conditions. Boral Silkwood flooring is not warranted where site average relative humidity conditions fall outside 30-60% (Floating installation as per this guide) or 30% -70% (Direct Stick installation as per this guide). In cases of extreme climatic conditions it may become necessary to increase humidity using a humidifier, or decrease humidity using an air conditioner. This is especially relevant during periods of non-habitation when there is little or no air circulation within the property. This can lead to magnified levels of relative humidity and or temperature, causing the floor boards to expand and in some cases distort. If the residence is expected to be uninhabited for extended periods, care should be taken to control the climate with the use of air conditioning and/or humidity controls. Timber floors must be protected from direct sunlight with appropriate window treatments. Failure to do so may result in localised cupping and/or checking of the timber. Safe work practices Wood dust may cause irritation and repeated inhalation may damage health and increase the risk of nasal cancer. Machinery or power tools may generate sufficient noise to damage hearing. The following work practices should be employed when working with timber. Work areas must be clean. Sawing, sanding and routing equipment should be fitted with dust extractors. Dust levels should be below standards set by Safe Work Australia for wood dust. When machining timber, respiratory protection, gloves, clothing, hearing and eye protection should be worn. After handling timber, wash skin thoroughly with mild soap. Regularly launder clothing. Dispose of waste material responsibly. 7

8 BORAL SILKWOOD WARRANTY 1. The Properties of Timber Boral Silkwood engineered hardwood flooring ( the flooring ) is constructed from natural materials, namely timber. Timber is hygroscopic, which means it absorbs and expels moisture in response to climatic (temperature and humidity) and site conditions. Timber expands and contracts as moisture levels change and for this reason it is essential that the correct expansion allowance is used during installation. When conditions are extremely wet or dry (such as periods of drought, flooding or long periods of wet weather) and/or rapid changes in humidity occur, the flooring may cup, crown or display some surface checking. This is due to extreme expansion or contraction. These conditions are beyond our ability to control, and therefore Boral Timber stipulates that relative humidity where the flooring is installed must be maintained at a monthly average between 30%-60% (floating installation as per the Boral Silkwood installation guide) or 30%-70% (direct stick installation as per the Boral Silkwood installation guide). In order to achieve this, humidifiers/evaporative coolers may be required in very dry climates, and air conditioners may be required in very moist and humid areas. Failure to maintain relative humidity within these levels will void this warranty. Inexpensive relative humidity meters are readily available from electronics retailers, and should be used where there are concerns over the site s relative humidity levels. 2. Important Features of your Warranty 2.1 This warranty applies to flooring purchased for residential use only from authorised Boral Silkwood flooring distributors or retailers. Non residential use, such as commercial and retail sites, is not covered by this warranty. A commercial warranty may be available under certain conditions, please contact Boral Timber for further information on (Australian residents). 2.2 This warranty applies only to permanently habited buildings. Where a property is scheduled to be uninhabited for any reasonable length of time outside of normal occupancy conditions, 8 it is important to remember that measures may need to be taken to maintain the warrantable range of relative humidity between 30%-60% (floating installation as per the Boral Silkwood installation guide) or 30%-70% (direct stick installation as per the Boral Silkwood installation guide). 2.3 Floor boards with visible faults or vastly different appearance prior to installation should not be installed. The installer must inspect the flooring as it is installed, and set aside or cut out any defects found prior to installation. Once the flooring has been installed, the installer has deemed the flooring acceptable and Boral Timber (Allen Taylor and Co Ltd trading as Boral Timber) assumes no further responsibility for flooring with defects visible at the time of installation, which has subsequently been installed. 2.4 It is important that you follow the Boral Timber care and maintenance instructions to care properly for your floor, as a failure to do so in part or whole will void this warranty. Your care and maintenance instructions are distributed at the point of purchase. Further copies can be obtained on the website; or by calling (Australian residents). 2.5 Installation of a Boral Silkwood floor must be carried out in accordance with the Boral Silkwood Installation Guide by a suitably qualified person. Installation Guides are available at all Boral Silkwood distributors, or can be obtained by contacting Boral Timber on free call , or can be viewed on Boral s website timberflooring. If the flooring is installed on a Do-It-Yourself basis and you are not suitably qualified to install the flooring, limitations to this warranty apply, see Do-It-Yourself Exclusions of Warranty below. General Conditions and Exclusions of Warranty 3.1 Relative humidity levels of the area where the floor is installed must be maintained at a monthly average between 30%-60% (floating installation as per the Boral Silkwood installation guide) or 30%-70% (direct stick installation as per the Boral Silkwood installation guide). 3.2 All warranties are limited to the original purchaser, and for the flooring the subject of the

9 original installation only. This warranty cannot be transferred except in the case of purchase by a developer or builder of a new dwelling. A developer or builder may transfer this warranty to the new owner of the dwelling only and this must take effect within 6 months following completion of the building works. 3.3 This warranty shall not apply where the flooring is laid in areas prone to becoming wet such as laundry or bathroom areas. 3.4 Boral Silkwood flooring is a natural product and colour and texture will vary according to climatic and soil conditions, and the age of the timber. Furniture, scotias and trims, or flooring manufactured from the same timber species are likely not to match due to the natural variability of timber. No warranty is offered against these natural characteristics. 3.5 This warranty shall not apply in the event the flooring is exposed, for whatever reason, to the elements including, but not limited to, rain, sun and frost. 3.6 Boral Silkwood flooring is a natural product and the flooring will change colour as the timber ages and with exposure to sunlight. Such colour changes are normal and are not to be considered a defect. No warranty is offered against these natural characteristics. 3.7 Damage to Boral Silkwood flooring caused by heat or staining from any cause whatsoever is not covered by this warranty. The flooring should be protected from exposure to excessive heat caused by direct sunlight, gas or wood fires or stoves or similar. 3.8 Boral Silkwood flooring is a non-structural product and must be laid over an existing structural subfloor (for example a concrete slab, a structural plywood or particleboard subfloor, existing timber flooring or tiles). No warranty is offered in relation to any damage arising from a failure to install the flooring over a suitable subfloor. 3.9 Hollow sections, variation in sounds from tapping or walking on the floor, squeaking boards or separation of the planks due to the failure of glue applied during installation are not related to manufacture and are not covered by this warranty. We suggest you refer back to your installer s warranty Damage caused to the flooring during installation or unloading is not part of the manufacturing process and as such is not covered by this warranty Installation of the flooring is not covered by Boral Timber. Please ask your installer for an installation warranty Your flooring, when installed to Boral Timber guidelines, is designed to give you the best possible service life. Any changes to your floor structure, including alterations or removal and reinstallation of any part of the flooring after the original installation will void this warranty Any flooring bought at auction or as seconds will not be covered by any warranty. This material is sold as is All other warranties, whether implied or express and whether arising by statute or otherwise, are excluded to the extent permitted by law This warranty only applies to Boral Silkwood floors that have been installed with Boral Silkwood underlay, Boral RV4 underlay or an equivalent underlay year Domestic Use Surface Coating Warranty Allen Taylor and Company Limited T/A Boral Timber warrants, subject to the conditions and exclusions of warranty, that under normal domestic conditions and with proper maintenance the coating on the Boral Silkwood Australiana range will not wear through to expose the raw timber layer underneath within 25 years from the date of purchase. 5. Surface Coating Warranty Exclusions and Conditions 5.1 Grain variations, gum veins, mineral streaks and insect trails are just a few of the natural features that add to the inherent beauty of Boral Silkwood flooring. The presence of such features is not considered a defect, and is not covered under this warranty. 5.2 Scratches to the flooring or reduction in gloss appearance are not considered wear through and are not covered by this warranty. 5.3 Damage to the flooring surface caused by any reason, whether deliberate, reckless or accidental, including damage by sharp objects, dropped objects or point loads such as furniture feet, stiletto heels or pet claw marks, is excluded from this warranty. 9

10 5.4 This warranty applies to the original factory finish coating only and will no longer apply if the flooring is re-surfaced or re-coated. 5.5 Timber is a natural product which expands and contracts in relation to moisture content, as a result small cracks or checks may occur in some species under some conditions. The occurrence of such cracking and/or checking is not covered by this warranty. 5.6 This warranty extends only for wear areas which cover at least 10% of the surface area of the installed flooring, and will not extend to high traffic areas such as, but not limited to, entry ways, where suitable protection such as mats should be used. 5.7 The General Conditions and Exclusions of Warranty set out in paragraph 3 above also apply. 6. Natural Grade Domestic Use Surface Warranty 6.2 Due to the high level of natural and machining features present within our Natural Grade Boral Silkwood product, we will only warrant, subject to the conditions and exclusions of warranty, that the factory coating will not peel under normal domestic use for 25 years from the date of purchase. Coating imperfections such as, but not limited to, roller marks, small bubbles, and unfilled gum veins are a part of Natural Grade, and are therefore not considered defects. Please contact Boral Timber for grading rules. 6.3 The General Conditions and Exclusions of Warranty (refer paragraph 3 above) and Surface Coating (refer paragraph 4 above) and Structural Warranty Conditions and Exclusions also apply to Natural Grade flooring year Domestic Use Structural Warranty This warranty, subject to the conditions and exclusions of warranty, covers Boral Silkwood flooring products for delamination of any board within a residential floor as a result of a manufacturing fault, or other forms of structural deformity arising under normal domestic conditions, within 25 years from the date of purchase Domestic Use Structural Warranty Conditions and Exclusions 8.1 Exposure to excessive moisture caused in any way whatsoever, including but not limited to flooding, wet mopping, steam cleaning, spills, leaks, failure of seals or membranes, whether deliberate or accidental, will void this warranty. Excess moisture will cause the timber flooring to swell and expand, resulting in possible crowning and/or expansion over and above the required expansion gap. 8.2 Extended exposure to average daily humidity of above 60% (floating installation as per the Boral Silkwood installation guide) or 70% (direct stick installation as per the Boral Silkwood installation guide), whether deliberate or accidental, will void this warranty. 8.3 Exposure to continuous dry conditions, such as but not limited to average daily humidity less than 30% will require the use of room humidification. As timber dries out, small cracks or checks can occur, leading to cracks in the coating. In extreme cases distortion in the form of cupping and/or gaps may occur across the floor. Failure to keep the product in appropriate conditions will void the warranty. 8.4 If Boral Silkwood flooring is being installed above underfloor or subfloor heating, Boral Timber s installation guidelines for installation of the flooring above such an application must be adhered to strictly. Failure to do so will void this warranty. Please contact Boral Timber for installation guidelines on (Australian residents). 8.5 Gaps between floor boards caused by seasonal changes in temperature and humidity are not considered a defect, and are therefore not covered by this warranty. 8.6 Cracking or warping of the flooring as a result of direct unfiltered sunlight is not covered by this warranty. 8.7 Cracking or warping of the flooring arising from use of open fires, gas fires and wood or gas fired stoves is not covered by this warranty. 8.8 Damage caused to the flooring as a result of insect infestation is not covered by this warranty. 8.9 Damage caused to the flooring as a result of any structural failure of the sub-floor is not covered by this warranty In order to assist in any claims, documented moisture testing of the subfloor is recommended prior to installation. If in doubt please contact Boral Timber.

11 8.11 The General Conditions and Exclusions of Warranty also apply (refer paragraph 3 above). 9. Do-It-Yourself Exclusions of Warranty In the case of Do-It-Yourself installation, new floor boards will be supplied for the faulty area of flooring only. Reinstallation is not covered under this warranty in the case of Do-It-Yourself installations. 10. How to Make a Claim 10.1 All claims must be made in writing within 21 days from the defect in the flooring becoming apparent to the purchaser. A valid proof of purchase for the flooring, from an authorised Boral Silkwood flooring distributor or retailer must be provided with any warranty claim. This documentation should be submitted to the original place of purchase Only authorised Boral Timber managers can determine the validity of the claim. Installers, retailers, distributors or agents are not permitted to alter any aspect of this warranty. At the sole discretion of Boral Timber a valid warranty claim will be addressed via repair, re-finish or replacement of the affected area with the same or similar product of equal value. Boral Timber will inspect the floor within 30 days following receipt of a claim from a distributor or retailer Boral Timber reserves the right to remove boards for testing purposes. All claims must be confirmed in writing before any rectification works can take place In the case of repairs under warranty or commercial applications, extended warranty conditions may be provided. Please contact Boral Timber for further information. 11. Exclusion of Liability Boral Timber will not be liable for any loss or damage resulting from any purchase, or misuse of Boral Silkwood. Notwithstanding anything else contained in this warranty, Boral Timber will not in any circumstances be liable under or in connection with this warranty for any claim for consequential loss, loss of opportunity, revenue, profit or anticipated profit, accommodation costs, removal or storage of furniture or legal fees whether arising in contract, negligence or otherwise. 11
