1 Ref Consent Application Checklist 2 Date February 2018 Application Checklist # 2 for New and Altered Commercial Buildings including Dairy Sheds Please complete this user guide, your building consent application and compile all the necessary documentation. This user guide must accompany your application. Please submit your application either by ing it to building@waitaki.govt.nz or by dropping it in to one of our service centres our main council office at 20 Thames Street, Oamaru or 54 Tiverton Street, Palmerston. An appointment is not required. However, if you would like to discuss the completeness of your application, you may book an appointment with our vetting officer for a vetting pre-assessment. If you have technical questions, you may book an appointment with our duty building control officer. Your application will be vetted for completeness and compliance prior to being accepted. Your application may be returned if the application is not fully completed. Please use our form 2 guidance to assist with completing your application. If there is further information required after the application is accepted you will be contacted requesting this detail. A deposit is required at submission. Complete and technically correct building consent applications are processed FASTER than incorrect ones. Current lawfully established use Housing, Communal Residential, Communal, non-residential, commercial, industrial, out building, ancillary Year first constructed if unknown to the nearest decade or if new current year Has the application form been completed, signed and dated? Has the correct total value of building work been shown? Has the total floor area been shown? Is a current copy of the Certificate of Title provided? (where easements listed a full Certificate of Title is required) Project personnel completed Authorisation to act as Agent for Owner (for applications made on behalf of the owner) Yes N/A Page 1 of 9

Have you applied for a Resource Consent from Planning? Have you supplied a site plan showing the following: A location plan (typically 1:1000 or 1:2000) been provided if application is for a rural block. Locations of all buildings from the legal boundaries been shown. The distance measured from the extremities of the building (eaves) to the boundaries are shown. Do the plans include a site calculation? Do the plans include recession plane lines? Any easements, water courses or hazards been shown. If yes please indicate the total land area servicing the dairy farm ha Is the building work new or an extension to a commercial/industrial building? Have the location of foul drains been shown, including: Gully Traps Inspection openings Vents Connection to sewer Invert level of sewer connection Stormwater - downpipe locations and sizes, drain pipe size and fall, size of soak pit and cross section of soak pit design provided (or alternative method) Has the position of septic tank and effluent field been shown including future reserve field if required? Has the effluent disposal system been designed and the evaluation and calculations provided? Has the potable water supply been shown? Have any backflow prevention devices been shown? Has the existing and proposed floor layout been shown? Have all external and internal dimensions been shown? Pile Foundation Are the subfloor bracing calculations included? Have the location of all ordinary, bracing and anchor piles been shown? Have the bearer to pile fixings been shown? Page 2 of 9

Reference to window head, sill and jamb details? Reference to roof and wall flashing details? Have all flashing details been included? Window head, sill, jamb details Has the position of structural beams been shown? Has the cross reference to construction details been shown? Has the cross reference to cross section been shown? Has a truss layout plan and certificate been provided? Have all ridges, valleys, hips and position of down pipes been shown. Details of internal/external gutters Details of where roof intersects with walls Post and beam fixing details Have the proposed cladding materials been shown? Details of water proofing in wet areas such as bathrooms, showers, etc Has a wall bracing calculation sheet and bracing plan been provided? Has an Engineer s Producer Statement been provided for structural elements outside the scope of NZS 3604:1999? Have the Engineer s structural drawings been provided? Have the design calculations been provided pr a design features summary? Has a Structural Engineers report been supplied for any filled ground or ground that does not have a bearing capacity of 100kpa? Is there consistency of information between all documentation? (e.g. engineers design details do not conflict with other design details) Has an Earthquake report assessment been done? Has a fire report assessment been completed Page 3 of 9

Type/thickness of glass? Heating Has the type of heating been included in the plans/specifications? If solid fuel, gas or diesel, has the position of the appliance and fuel source been shown on the floor plans? Has a full copy of the manufacturers specification and installation instructions been provided? Use of Building Please provide details of the building s use and the maximum number of people which will be in the building at any one time. [E.g. warehouse with 4 internal offices 20 people max.] Is a Certificate of Public Use required? If the public will continue to have access to a building where alterations are taking place this may be a requirement. Please discuss this matter with the Building Control Officer.
