2 Epic Formula: How to get Planning Permission I have a confession to make... I have a confession to make: I love reading about how other architects and planning consultants planning applications get turned down.. This may sound a little strange at first but you ll understand what I mean. So, the council s websites now share their officer s decision notice which means I am lucky enough to read all the unpleasant stories. These stories are also available on newspapers You might think this is weird. Or strange. But I do it for one important reason: I m paranoid about my clients applications get refusal, too. Let me tell you why... I just look for mistakes other architects and planning consultants had made so I don t do the same. Learning from their mistakes to say the least Makes sense, right? Right. 3 Now, what was the BIGGEST mistake? In almost all cases, architects and planning consultants got refusal because they didn t comply with the national and local planning policies. And the reason why they couldn t meet the requirements of the planning policies is because they didn t have the right design. Poor design is the result of bad decision making. There isn t any excuse for it. Architects and planning consultants all have access to good information about how to build well-designed places. Too often they just don t do it. And this imposes costs on their clients. Councils aim to raise the standard of design quality in the built environment when determining planning applications, to ensure their borough is seen as a welcoming, successful and creative place. But in almost all cases, if the architects and planning consultants just had more understanding of good design, they could have prevented these problems (or had the time to fix them). Plus, when you know how to convince the planning officers, you don t really need to worry about these issues. Something magical happens when you combine architectural skills and planning knowledge with a desire to add value through good design. Someone who knows how to get planning permission would never create a project that lacks good design. Why? Because they know securing planning permission STARTS with understanding what planning officers want. And then they figure out how to present it to them. Now this doesn t mean you don t need to submit all the mandatory and supporting documents with your application. You do. But something magical happens when you combine architectural skills and planning knowledge with a desire to add value through good design. Page 3 / 7
4 Let s take a look at one of our projects.. We were appointed by a very successful and famous entrepreneur in Bexley, Kent to help them generate and produce particularly spacious and luxurious living conditions to sustain a large family. Our role here was to secure extension planning permission for this massive double storey addition to the house. They attempted to get planning permission countless amounts of time with their previous architect - which evidently resulted in refusal... Why? Well like I said earlier. It was the lack of design, aspiration and communication with the planning officer. We took the project on-board and continuously negotiated the design of the proposed extension through various strategies which are unique to us. We finally came to an agreement with the officer where the proposed extension was not only visibly pleasing but also complied with all the council s policies. Our consistent enthusiasm resulted in the anticipated planning permission granted along with a huge thanks from our client and heaps of chocolate boxes and champagne bottles! We had successfully created a strategy that works with all the councils. A strategy that helps us secure planning permission for almost all the planning applications we submit. A strategy that helps our clients not only get planning permission but also unlock the potential of their property, build cost effectively and bring their dream projects to life. Page 4 / 7
5 This beautiful double storey extension design not only helped our client secure planning permission for this extremely large extension but also double the size of their property, going from a standard 79sqm to a gigantic 172sqm.
