3 Exceeding existing standards through interdisciplinary cooperation. 03 Today s needs in the building sector. The real estate and construction industry is changing tremendously: The focus on the lowest possible planning and investment costs is increasingly shifting toward the lowest lifecycle and operating costs. Resource and energy efficiency are key words in this debate also reinforced by rapidly tightening energy efficiency laws. Sustainability certificates which cover resource and energy efficiency as well as environmental, sociocultural and economic aspects are becoming increasingly important for value stability and rental income which will remain attractive over the long term. Beyond that, the health and well-being of users, flexibility in building use throughout tenant change and future-compatible design which conveys corporate identity in the commercial sector are included in today s value determination. Intelligent combination of state-of-the-art technologies as success factors. The future competitiveness of real estate depends on investment in the latest available technologies. However, merely focusing on individual technologies in a building won t produce the desired result. Success requires an intelligent combination of the right solutions adapted to the intended use, local climate, culture and legislation. This in turn requires an interdisciplinary approach on the part of planners, engineers and product experts together with the future owners and users at an early planning stage. 7 07 Energy efficiency interesting from an economic point of view. On a global basis, buildings account for 40% of energy consumption and 30% of greenhouse gas emissions. This underscores the importance of energy efficiency in the context of buildings and economics. While planning and construction costs typically account for less than 20% of the building s lifecycle (30 50 years) costs, the operation costs add up to more than 75%, of which 30% is energy costs. Examples of the EcoCommercial Building program, such as a children s day care center near Cologne, Germany, show that a smart combination of currently available technologies permits savings of 90% of primary energy consumption compared to conventional standards. In many cases the additional required investments range from 5% to a maximum of 15% with amortization times of less than 10 years. Early-phase planning is essential. Building design and geometry, window-to-facade ratio, and window and roof orientation are key factors in planning. Further saving potentials can be realized through building envelope technologies, such as insulation, sealants and state-of-the-art mechanical systems. Advanced building technology also contributes significantly when optimizing the energy demand of a building. Renewable energy sources are considered to supply this optimized demand, and when it is supplied entirely with renewable energies, even zero emission buildings are possible.
