Schneider Electric Energy Efficiency Theatre The Promise of Green: an Evolution Shan Bates, LEED AP Schneider Electric January 2011
What is a Green Building?
What is a Green Building? One that uses less water, optimizes energy efficiency, conserves natural resources, generates less waste, and provides healthier spaces for occupants -Indian Green Building Council A green building is an environmentally sustainable building, designed, constructed and operated to minimize the total environmental impacts. -Build Green Green building is the practice of creating structures and using processes that are environmentally responsible and resource-efficient throughout a building's life-cycle from siting to design, construction, operation, maintenance, renovation and deconstruction. -US Environmental Protection Agency Does a green building have to be certified as green or is about optimizing performance? 3
Many ways to look at Green Buildings, how will we choose to see? A structure A standard A goal A mandate A process A commitment A showcase A proof point An investment A differentiator A market trend A reason for EcoStruxure A customer requirement An innovation driver A market An opportunity A node on the Smart Grid A system of systems The building of the future A reason for our customers to partner with ONE Schneider A promise 4
A modern promise: Green Buildings Corporate Social Responsibility Lower energy costs Regulatory compliance Safe, secure working environment Powering better business outcomes Fast construction delivery Availability of power & data Adaptable throughout building lifecycle Occupant experience Freedom to restructure space 5
creating a sustainable future Lower energy use & CO2 emissions Corporate Social Responsibility Regulatory compliance Higher talent retention rates, employee loyalty Empowering economic & environmental sustainability Improved stock performance Fewer sick days, improved well-being Improved occupant experience Increased occupancy and tenant retention rates Increased building value & rental rates 6
Why do we need a green building promise? 7
The energy dilemma is here to stay The facts The need Energy demand By 2050 Electricity by 2030 Source: IEA 2007 vs CO 2 emissions to avoid dramatic climate changes by 2050 Source: IPCC 2007, figure (vs level) 8
Energy costs are not just rising, they are accelerating Energy prices are increasing because of Increased demand Declining energy availability Looming threat of energy legislation Energy Price, /kwh In the European Union, energy costs have increased 47% 1 since 2003 and are projected to grow 30% 2 in the next 5 years Year 1 Eurostat, Includes average of EU Electric Market Forecasting Conference, Dr Stephan Sharma 9
Regulation CO2 reduction below 1990 levels Energy Performance Certificates renewables are nearly net zero all new buildings 10
Making the business case 11
Payback improves as energy prices rise Energy price Payback years Euro/KWh Years Payback time has decreased 30% over 5 years due to increase in energy prices Example based on a commercial building project Eurostat 12
Energy upgrades are the best investment you can make Bars show ranges 1 The Investment Risk in Whole Buildings Energy-Efficiency Upgrade Projects. Published in proceedings of the ACEE 1998 Summer Study on Energy Efficiency in Buildings, 4: Washington, D.C.; American Council for an Energy Efficient Economy. 2 Risk is measured as coefficient of variation and ranges from 0 to 2.5 in this figure. 13
Energy efficient companies perform better 250% 200% 150% Difference Above Average Energy Efficiency Rating Below Average Energy Efficiency Rating Top Half Outperforms by 76% Stock performance of companies that use less energy than average 100% 50% 0% -50% May1997 Nov1997 May1998 Nov1998 May1999 Nov1999 May2000 Nov2000 May2001 Nov2001 May2002 Nov2002 May2003 Nov2003 May2004 Nov2004 May2005 Nov2005 Total Return Stock performance of companies that use more energy than average Innovest Strategic Value Advisors. Based on Environmental Ratings (May 1997 Nov. 2005) 14
How are we doing? 15
We must consider building life cycles 16

Evolution of Green Buildings Future Today Focus on efficiency and operational performance over time (LEED EB:O&M) Past Focus on environmental impact of construction (green design) Time 18
Evolution of standards: BREEAM In-Use Established in 2009, it is designed to: Reduce operational / running costs Reduce carbon and improve sustainability Enhance the value and marketability of property assets Give a transparent platform for negotiating building improvements with landlords and owners Demonstrate compliance with environmental legislation and standards, such as carbon labeling and ISO

Where does Schneider Electric fit? Our Vision: A world where we all can achieve more while using less of our common planet Our Mission: Help people make the most of their energy Green Buildings Team We catalyze ONE Schneider teams to deliver differentiated green buildings solutions and life cycle building services. 23

: The right ecosystem to support the convergence of 5 key domains Power Management IT Room Management promise: Guaranteed compatibility / synergy / capability between the 5 domains of expertise Energy monitoring everywhere, with up to 30% energy efficiency Process & Machine Management Security Management Building Management Enabled by the right connecting technologies: Seamless integration IP as a common highway Web services as a common language (SOA architectures) Making energy safe, reliable, efficient, productive and green 25
Evolution of Green Buildings Future Today Use of BIM and IPD smart and green come together to deliver bright green buildings Focus on efficiency and operational performance over time (LEED EB:O&M) Past Focus on environmental impact of construction (green design) Time 26
Buildings are connected to man-made and natural ecosystems Natural Habitats Transportation The Grid People Weather Conditions Neighborhoods 27
What is smart grid? Creates two-way communication between the grid and load (building) Allows two-way energy flow between the grid and load (building) Distributes energy intelligently across a region to manage the load better 28
Without smart buildings, there can t be a smart grid 29
Evolution of Green Buildings Future Carbon Neutral buildings, micro grids, eco-districts Today Net Zero Energy buildings Connect to Electrical Vehicles Use renewable energy Use of BIM and IPD smart and green come together to deliver bright green buildings Focus on efficiency and operational performance over time (LEED EB:O&M) Past Focus on environmental impact of construction (green design) Time 30

How do we deliver on the evolving promise of Green? people partnering a process innovating leading the transformation to a sustainable future technology 32
Make the most of your energy Shan Bates 33
How do we green a building? With labels and certificates? By complying with regulations? By measuring its financial benefits? By implementing energy efficiency solutions? By integrating into the smart grid?
